122 East 95th Street
In second place comes the townhouse at 122 East 95th Street in Manhattan, that belonged to artist Al Hirschfeld according to Curbed. Paul and Denise Lachman bought the 4,160 sqft house for $5.31M, twenty days after it hit the market.

222 East 62nd Street
The third property is a two-family home located at 222 East 62nd Street on the Upper East Side. It was listed for sale at $5.6M and it had spent around 5 months on the market. The selling price was 4.95M, a 12% discount from the asking price.

Sales of Multi-Million Homes in Zip Code 11223 (Gravesend)

The most exciting fact about the sale was not necessarily the $7.1 million that the buyer paid for the property, but rather the price per square foot – $2,574. This is a new record for a New York City single family home outside of Manhattan. The previous record was held by a nearby property in Gravesend, located at 2021 East 5th Street, which was bought in September 2009  for $5 million and $2,481 per square foot. The buyers of both properties  have intriguingly similar names: Josef Chehebar and Joseph Chehebar, who are presumably members of the Chehebar family who reportedly own the apparel retail chain Rainbow USA Inc.

This is top dollar even by Manhattan levels, with only two single family homes sold this year for a higher price per square foot -  132 East 62nd Street ($2,729) and 92nd Charles Street ($2,684).

Gravesend has historically been among the most expensive Brooklyn neighborhoods. Within one block of 2009 East 3rd Street, are the two most expensive single family homes sold in Brooklyn: 450 Avenue South and 2111 East 2nd Street. Both properties sold for over $10 million. A half mile radius search on 2009 East 3rd Street reveals 31 single family homes sold for over $1 million in the past 36 months.
