			<content:encoded><![CDATA[<p>The five largest transactions so far in 2010 for non-residential properties in Los Angeles County happened via government auction.</p>
<p>The property at 9900 Wilshire Avenue in Beverly Hills sold at auction for $150,000,000, <a href="http://www.propertyshark.com/mason/Reports2/showsection.html?propkey=15155971#ca/integrated_title_history" target="_blank">property records</a> show. The owners, CPC Group, were in default on a $365.5 million loan, the <a href="http://articles.latimes.com/2010/feb/18/business/la-fi-beverlyhills-auction19-2010feb19" target="_blank" onclick="javascript:pageTracker._trackPageview ('/outbound/articles.latimes.com');">LA Times reports</a>. They had apparently planned to develop the 457,073 square feet parking lot into condominiums and a hotel, the same source reports.</p>
<p>The second most expensive commercial property to be sold in 2010 to date is a warehouse at <a href="http://www.propertyshark.com/mason/Reports2/showsection.html?propkey=15870166" target="_blank">6101 Variel Avenue</a>. The property was scheduled for auction on February 23rd and sold for $23,135,017, property records show. This warehouse is currently listed for lease/sale by <a href="http://www.go2delphi.com/property.php?id=683" target="_blank" onclick="javascript:pageTracker._trackPageview ('/outbound/www.go2delphi.com');">Delphi Business Properties Inc</a>.</p>

<p>The third most expensive commercial property to be sold in Los Angeles County in 2010 is <a href="http://www.propertyshark.com/mason/california/Reports2/showsection.html?propkey=17006379" target="_blank">507 Wilshire Boulevard</a> in Santa Monica. This landmarked mixed-use property sold at auction for $19,450,000.  The distressed owner seems to have defaulted on a $21,785,000 construction loan taken in 2006, property records show.</p>
<p>A deal involving two retail properties in Santa Monica, located at <a href="http://www.propertyshark.com/mason/Reports2/showsection.html?propkey=17005719" target="_blank">624 Broadway</a> and <a href="http://www.propertyshark.com/mason/Reports2/showsection.html?propkey=17005733" target="_blank">1502 7th Street</a> sold at auction for $16,350,000 on March 3rd.</p>
<p>The fifth largest transaction was for the newly built Palihouse Vine hotel located at <a href="http://www.propertyshark.com/mason/Reports2/showsection.html?propkey=16443251" target="_blank">1717 Vine Street</a>. According to <a href="http://la.curbed.com/archives/2010/02/the_palihouse_developer_by_palisades.php" target="_blank" onclick="javascript:pageTracker._trackPageview ('/outbound/la.curbed.com');">LA Curbed</a>, Palihouse Vine automatically fell into the possession of CIM Group, which had bought the construction loan in 2009, after no one bid on the property at auction.</p>

We are seeing a nice &#8216;head and  shoulders&#8221; chart forming on LA foreclosures. (SEE chart below). Los Angeles County, had one in every 338 homes scheduled for trustee  sale(0.30%) during the period.</p>

			<content:encoded><![CDATA[<p>We recently released the January Foreclosure report for NYC, Los Angeles, Miami, and Seattle, and here are the findings:</p>
<ul>
<li>New <a href="http://www.propertyshark.com/mason/Foreclosures/california/" title="Los Angeles Foreclosures">Los Angeles foreclosures</a> down 49% from December 2008 and down 33% from January 2008: New foreclosures in Los Angeles recorded a significant decrease in January 2009 (2,605), down 49% compared to December 2008 (5,104) and down 33% compared to January 2008 (3,881).</li>
<li>New <a href="http://www.propertyshark.com/mason/Foreclosures/index.html?lcl=fl_miamidade&amp;region=miami&amp;product=Foreclosure_Auction&amp;#region=miami&amp;product=Foreclosure_Auction&amp;zip_codes=" title="Miami Foreclosures">Miami foreclosures</a> up 58% from December 2008, reaching a two-year peak in January 2009: The number of new foreclosures reached a two-year peak in Miami in January 2009, with the current number (1,188) 49% higher than one year ago (795). Compared to the previous month (750), the number of new foreclosures increased by 58%.</li>
<li><a href="http://www.propertyshark.com/mason/Foreclosures/new_york/" title="New York City Foreclosures">New York City foreclosures</a> up 64% from December 2008 and up 5% from January 2008: New foreclosures in New York City (all five boroughs) increased 64% from December 2008 (170) and were up 5% from January 2008 (266).</li>
<li>New <a href="http://www.propertyshark.com/mason/Foreclosures/index.html?lcl=seattle&amp;region=Seattle&amp;product=Trustee's_Sales&amp;" title="Seattle Foreclosures">Seattle foreclosures</a> (104) spiked 300% from December 2008: There were 104 new foreclosures in Seattle in January 2009. The current number was up 300% from December 2008, but was down 42% compared to January 2008.</li>
