Q4 2011 Manhattan Apartment Sales Map

The fourth quarter of 2011 has ended, so our interactive apartment sales map is ready to show which parts of Manhattan had the highest density of sales and where the priciest sales were.

To better visualize it, on the map, the number of sales by building is depicted by the size of the circle while the color indicates the price per square foot. You can click on the dots to see more details about sold units in the buildings you’re interested in.

Q3 2011 Manhattan Apartment Sales Map

The third quarter of the year has now ended so it’s time to see what happened on the Manhattan residential market over the past three months. We’ve created an interactive map, as usual, displaying closed apartment sales in Q3 2011.

On the map, the size of the circle indicates the number of sales in the building and the color indicates the price per square foot. By clicking on a building parcel you will be able to see a mini pop-up report displaying details about sold units in that building.

It’s the time again for our quarterly sales map displaying closed apartment sales in Manhattan in Q2 2011. As you may already know the map is interactive.

By clicking on a building parcel on the map you will be able to see a mini pop-up report displaying details about sold units in that building. The size of the circle indicates the number of sales in the building and the color indicates the price per square foot.

An early look at Manhattan Apartment Sales in 2010

While all sales are not yet recorded for January, so far we have identified that there were 619 recorded Manhattan apartment sales in the first month of 2010, up 5% from January 2009, but down 58% from January 2007. January 2007 (1,467 sales) had the highest number of sales of any January in the last 5 years. Due to a lag in the public record filings of deeds, the current stats do not contain all closed transactions for January 2010. We will update you when we feel 99% of January sales have been recorded.

Based on the recorded sales thus far, the median sale price dropped 15% from $882,500 in January 2009 to $750,000 in January 2010. Despite the drop, the current median listing price for a Manhattan apartment lies at $990,000, 32% higher than the median closed sale price in January 2010.
