First time foreclosures reach 2-year low in New York City in Q3 2011

“While foreclosure numbers are down, we do not think that this indicates an improving housing market. We believe the drop is due to increased legal pressure on the banks by the state and federal governments. As we enter a new recession, we expect homeowners to continue to have trouble making payments on mortgages that continue to far exceed the value of the underlying houses”, said Matthew Haines, Founder of PropetyShark.

There were 207 new scheduled foreclosure auctions in NYC in Q3 2011. The current number is down 33% compared to the previous quarter and down 69% compared to Q3 2010. Both Brooklyn and Manhattan recorded a 45% decrease over Q2 2011, Queens foreclosures were down 28%, Bronx down 26%, while Staten Island foreclosures remained level. Co-op foreclosures continued to comprise over 50% of the total number of first time foreclosures in NYC, however they recorded a 52% drop over Q2 2011.

Number of First Time Foreclosures in Brooklyn Down from October Peak

Among the five boroughs, Brooklyn and Staten Island were the only two that registered an increase in the number of new scheduled foreclosures in November 2010. There were 26 properties scheduled for foreclosure auction for the first time in Brooklyn, up 30% from the same month in 2009, but down 50% from October 2010.

Brooklyn zip code 11207 (East New York, New Lots, City Line, Starrett City) was among the top 8 zip codes for new scheduled foreclosure auctions.

Staten Island new scheduled foreclosure auctions down 36% in October

With one in every 5,584 households scheduled for the first time for a foreclosure auction in October 2010, Staten Island is one of the two boroughs that declined in the number of new scheduled auctions. Twenty-eight properties were scheduled for auction, down 36% compared to the same month last year and down 26% compared to September 2010.

New foreclosures up 25% in Manhattan, but numbers are very small

There were 15 properties scheduled for the first time for foreclosure auction in Manhattan in October 2010. This number has increased by 25% compared to October 2009 (12) and has more than doubled (114%) compared to the previous month of 2010 (7). However, Manhattan continues to have the smallest number of new scheduled foreclosure auctions among the five boroughs of New York City.

Brooklyn foreclosures back to same level as this time last year

Among the five boroughs, Brooklyn registered the second highest number of new scheduled foreclosure auctions (52), comprising over 21% of foreclosures in New York City (247) in October 2010. This number is the same as October 2009 and up 126% compared to the September 2010. Brooklyn zip codes 11233 (Ocean Hill, Brownsville) and 11236 (Canarsie, Flatlands, Marine Park, Mill Basin, Bergen Beach) were among the top 7 zip codes for new scheduled foreclosure auctions.

New York City new foreclosures down in October 2010

In October 2010, the number of first-time scheduled foreclosure auctions (247) in New York City (all boroughs) decreased 21% compared to the same month in 2009. However, this number represents an increase of 16% compared to the previous month, September 2010. Scheduled auctions for coop units registered the biggest change, jumping 122% over September 2010, from 23 to 51 scheduled auctions.

New York City foreclosures down in all five boroughs in Q3 2010

In the third quarter of 2010 there were 659 properties scheduled for foreclosure auction for the first time, down 28% from the same quarter in 2009. The total number of new scheduled foreclosure auctions in New York City (all boroughs) registered a slight decrease of 1% compared to the previous quarter of the current year.

The top 8 zip codes for new scheduled foreclosure auctions were all in Queens, with the first two zip codes both in District 12 (Jamaica, South Jamaica, Hollis, St. Albans).

New scheduled foreclosure auctions in NYC down 25% in Q2 2010

In the second quarter of 2010, the number of new scheduled foreclosure auctions in New York City (all boroughs) decreased 25% compared to the same quarter in 2009. There were 668 properties scheduled for foreclosure auction for the first time, down 55% from the first quarter of 2010.

Zip codes 11434 and 11433 in Queens (Jamaica, South Jamaica, Hollis and St. Albans) recorded the highest number of scheduled foreclosures.

New York City Foreclosures in Q2 2009 drop 7% from Q2 2008

We just issued our New York City Foreclosure Report for Q2 2009 as well as interactive maps plotting each foreclosure (SEE Q2 Foreclosure Map for Queens)

Summary:
*New foreclosures in New York City (892) down 7% compared to Q2 2008 (962) and up 3% over Q1 2009 (869).
*Compared to Q2 2008, new foreclosures were down 57% in Brooklyn, down 39% in Manhattan and down 5% in The Bronx and Staten Island. Queens (up 9%) was the only borough recording an increase over the same time period.
*Compared to Q1 2009, new foreclosures dropped by 26% in the Bronx and decreased by 17% in Staten Island. Brooklyn recorded the highest increase, going up 92%, while foreclosures in Manhattan went up 35%, and Queens saw a 5% increase in new foreclosures.
*Queens had the highest rate of foreclosures per household in Q2 2009, with one in every 1,270 homes scheduled for auction, followed by Staten Island with one in every 1,435 homes scheduled for auction. The rate in Manhattan was the lowest, with one in every 31,826 homes scheduled for auction.
*Queens accounted for fourteen of the fifteen zip codes with the highest number of new foreclosures in Q2 2009.

New York City Foreclosures drop 20% from April 2008

We just recently released the April 2009 Foreclosure Report for New York City. and here are the key findings:
-New York City foreclosures in the five boroughs decreased 18% since March 2009 and were down 20% from April 2008.
-Queens continues to have the highest number of foreclosures among the five boroughs, although the 172 new foreclosures scheduled in April 2009 represent a 23% drop from March 2009 and an 11% decrease from April 2008 numbers.
-Staten Island had 47 new foreclosures, which is 15% higher than in March 2009 and 4% higher than April 2008.
-New foreclosures in the Bronx totaled 23, decreasing 44% from March 2009, but rising 10% over April 2008.
-In Brooklyn, new foreclosures remained level in April 2009 compared to March 2009 and were down 76% from April 2008.
-There were 8 new scheduled foreclosure auctions in Manhattan in April 2009, 47% less than in April 2008.
