			<content:encoded><![CDATA[<p>After the spike in the previous month when the number of <a href="http://www.propertyshark.com/mason/NY/New-York-City/Foreclosures" title="NYC foreclosures" target="_blank">NYC first-time foreclosures</a> reached a 6-month high, January 2012 (89) saw them decrease once again: down 15% from December 2011 (105) and down 16% from January 2011 (106).</p>
<p>In contrast to the overall decrease in New York City, the number of co-op foreclosures continues to grow for the fourth consecutive month, comprising over 60% of the total number of first-time foreclosures.</p>

<p>In January 2012 NYC (all boroughs) had 688 properties with a lis pendens filed against them. This is 29% less than in January 2011 (971), and 5% less than in December 2011 (725).</p>

<p>There were a total of 1,602 residential properties scheduled for auction in the first three quarters of 2011, 65% down from the same period in 2010. Among the analyzed property types, the number of apartments (co-op and condo units) comprised 52% of the <a href="http://www.propertyshark.com/mason/NY/New-York-City/Foreclosures">foreclosures</a>, while two-family dwellings accounted for 26% and the single-family residences for 22%.</p>
<p>Since the number of apartments in foreclosures represented the biggest percentage, we took a look at the properties with the highest lien amount in all five boroughs and put together a top 10 list .</p>

The property is <a href="http://www.propertyshark.com/mason/For-Sale/14492604/40-Bond-Street-Manhattan-NY-10012/"> currently on the market</a>, with an asking price of $7,500,000. The last sale recorded in 2008, when the unit was bought for $7,425,000 by an LLC.</p>

In second place is the penthouse (units  A and B) located at <a href="http://www.propertyshark.com/mason/Reports2/showsection.html?propkey=17076">17 West 64th Street</a>. The place was scheduled for auction with a lien amount of $2,500,000. This penthouse is also listed for sale, with an asking price of $3,600,000, according to <a href="http://www.halstead.com/sale/ny/manhattan/upper-west-side/17-west-64th-street/coop/1743841#" onclick="javascript:pageTracker._trackPageview ('/outbound/www.halstead.com');">Halstead Property</a>.</p>

In third position is this West Village 3-bedrooms unit. 			<content:encoded><![CDATA[<p align = justify>In August 2011 there were only 69 properties scheduled for foreclosure auction for the first time, down 70% from the same month in 2010 (228). The total number of new scheduled foreclosure auctions in New York City (all boroughs) also registered a decrease of 7% compared to the previous month of the current year (74).</p>
<p align = justify>When comparing with the figures from August 2010, the most significant decrease can be noticed in Staten Island (87%) with only 5 newly scheduled auctions, followed closely by  Queens (83%) with 23 properties.</p>
<p align = justify>Scheduled auctions for single-family homes recorded the biggest change, dropping 89% compared to August 2010, from 88 to 10 properties.</p>

<p align = justify>Compared to March 2011, Brooklyn foreclosures were down 54% and the number of new Staten Island foreclosures decreased 20%. Manhattan foreclosures were up 4%, Queens saw a 3% increase (34) and the number of new scheduled foreclosures remained level in the Bronx (19).</p>
<p align = justify>Scheduled auctions for coop units registered the biggest change, jumping 253% over April 2010 from 19 to 67 scheduled auctions.</p>

<p>Compared to Q4 2010, Staten Island foreclosures were down 68%, Queens foreclosures decreased 61%, scheduled foreclosures in Brooklyn were down 41% and Bronx foreclosures were down 31%. Manhattan was the only borough that saw an increase in the number of new scheduled foreclosures: 46% more than in Q4 2010.</p>

<p align = justify>Scheduled auctions for single-family homes recorded the biggest change, dropping 94% compared to February 2010, from 86 to 5 properties. </p>

The total number of new scheduled foreclosure auctions in New York City (all boroughs) decreased by 26% compared to the third quarter of 2010. Scheduled auctions for condo units registered the biggest change, dropping 51% compared to the third quarter of 2010, from 53 to 26 scheduled auctions.</p>
