			<content:encoded><![CDATA[<p style="text-align: left;">We looked at single family homes, condo and coop units that sold in Manhattan during February 2010 in order to see which neighborhoods had the most activity. At the top of the list were the <a href="http://www.propertyshark.com/mason/text/infopages/Upper-East-Side.html">Upper East Side</a> with a total of 202 sales and the <a href="http://www.propertyshark.com/mason/text/infopages/Upper-West-Side.html">Upper West Side</a> with 139 sales.  Next was Midtown East with 64 transactions, the <a href="http://www.propertyshark.com/mason/text/infopages/West-Village.html">West Village</a> with 52 and <a href="http://www.propertyshark.com/mason/text/infopages/Chelsea.html">Chelsea &amp; Flatiron</a> with 44.</p>

<a href="http://www.propertyshark.com/mason/text/infopages/Tribeca.html">Soho &amp; Tribeca</a> had the highest median sale price ($1,975,000), followed by <a href="http://www.propertyshark.com/mason/text/infopages/Midtown.html">Midtown</a> with a median sale price of  $970,000 and the Upper West Side at $860,000.</p>

			<content:encoded><![CDATA[<p style="text-align: left;">PropertyShark looked at specific neighborhoods in Manhattan and measured the difference between the median listed price of properties currently on the market and the median sale price of recently sold properties.  For this comparison, there were examined properties that sold from March 2009 to May 2009 and compared to properties in the same neighborhood that are currently listed for sale.
