Sample Property Tax Report for a Mohave County, AZ property
The State of Arizona uses two types of property values for taxation purposes: the full cash value also known as the secondary and the limited value also known as the primary.
The Full Cash Value (FCV) or Market value of all real property in Arizona is the starting point for determining taxable value. It is the value placed on the property by the Assessor, obtained by adding the full cash value of the land to the full cash value of the buildings on the land.
|Full cash value||=||$156,925|
The Limited Property Value (LPV) is determined by applying a statutory formula for a specific tax year. The limited value may increase by either 10% of the previous year's value, or 25% of the difference between the current year's secondary value and previous year's limited value, whichever is greater. In no event should the limited value exceed the full cash value.
|Limited property value||=||$156,925|
The assessed values of property is based on the primary and the secondary values multiplied by an assessment ratio which, for this property, is 10%.
|Limited Value||Full Cash Value|
Mohave County provides a variety of full and partial exemptions, that are subtracted from the assessed value, giving the property's taxable value.
Property tax is calculated by adding the primary and the secondary tax amounts which result from multiplying the taxable value to the coresponding tax rates.
Current tax represents an estimate the present owner pays including exemptions.
Base tax is an estimate of what an owner not benefiting from tax exemptions would pay.
Actual taxes might differ from the figures displayed here due to various abatement and financial assistance programs, staid aid and extra charges.
