The State of Arizona uses two types of property values for taxation purposes: the limited value also known as the primary and the full cash value also known as the secondary.

Full Cash Value

The Full Cash Value (FCV) or market value of all real property in Arizona is the starting point for determining taxable value. It is the value placed on the property by the Assessor, obtained by adding the full cash value of the land to the full cash value of the buildings on the land.

The Limited Property Value (LPV) is determined by applying a statutory formula for a specific tax year. The assessed value derived from the full cash value is the basis for computing secondary tax for bonds, budget overrides, and special districts, such as fire, flood control, and other limited purpose districts.

Exemptions are available in Pima County which may lower the property's tax bill. These are deducted from the full cash or limited property assessed values to give the property's taxable value.
