Sample Property Tax Report for a Colorado property

Property Tax

In El Paso County property taxes are collected by the Treasurer's Office in compliance with Colorado Statutes.

Market Value

The El Paso County Assessor establishes market values for all taxable real property in the county. Market value is defined as the most probable price, as of a specified date, in cash, or in terms equivalent to cash, or in other precisely revealed terms for which the specified property rights should sell after reasonable exposure in a competitive market under all conditions requisite to a fair sale, with the buyer and seller each acting prudently, knowledgeably, and for self-interest, and assuming that neither is under undue duress.

Land value $20,600
Improvement value + $135,192
Market value = $155,792

Assessed Value

The El Paso County Assessor also establishes assessed values. These represent a percentage of a property's market value and, currently, for residential property the ratio is 7.96% and for the commercial, industrial and agricultural property is 29%.

Land assessed value $1,639
Improvement assessed value + $10,761
Assessed value = $12,401

Exemptions

Exemptions are available in El Paso County, like Senior property tax exemption or Disabled military exemption, that can lower the property tax bill.

We have no information about the exemptions that currently apply to this property.

Property Tax

Property tax payable is calculated by multiplying the property's assessed value by all the tax rates applicable to it, and is an estimate of what an owner NOT benefiting from any exemptions would pay.
