In the State of Delaware, only real property is subject to taxation.Property tax is levied and collected by the local governments and used to fund local entities, such as counties, municipalities and school districts.

Market Value

The New Castle County Assessor establishes the appraised value or market value for all taxable real property within the county. Market value is defined as the price that a piece of property will bring in a fair voluntary sale between a willing seller and a willing buyer, with neither being under any duress to either buy or sell.

Land value $15,400
Building value + $64,600
Market value = $80,000

Assessed Value

Assessment is the foundation upon which taxing authorities determine the amounts of property taxes to be paid on a property. A property's assessment value is its market value multiplied by an assesment ratio. A "uniform" assessment rate is used, meaning that all properties, whether residential, commercial or industrial, are assessed at the same ratio to market value. Currently in New Castle County, all assessment rates are set at 100% of the base year value. Assessment value reflects the market value of your property in 1983, the last time property values were assessed countywide. The current value of a property may be higher or lower.

Assessed value = $80,000

Exemptions and Taxable Value

New Castle County provides taxpayers several types of exemptions which may lower the property's tax bill. These are deducted from the assessed value to give the property's taxable value.

Our information indicates that this property does not currently benefit from any exemptions, therefore the taxable value is equal to the assessed value.

Property Tax

Property tax is calculated by multiplying the taxable value with the corresponding tax rates. In most cases, tax rates are the same for all types of property, except agricultural land, which may be treated differently in some jurisdictions.
Current tax represents the amount the present owner pays, including exemptions.
Base tax is an estimate of what an owner NOT benefiting from tax exemptions would pay.
Nevertheless, actual taxes might differ from the figures displayed here due to various abatement and financial assistance programs, or taxes paid for light or sewer, about which we have no information.
