Property Tax

The Florida Property Tax Statute and the Florida State Consitution are the main legal documents regarding taxation in the State of Florida. Taxes are determined at local levels, being used for schools, fire and police protection, and other public services and benefits.

Market Value

Florida property is usually taxed based upon its current market value, sometimes called appraised or just value. This is the price it would sell for when both buyer and seller seek the best price and neither is under pressure to buy or sell. Market values in Florida are evaluated as of January 1, based upon sales of comparable properties in the previous year.

Assessed Value

Assessed Value is the market value after assessment caps have been applied. Such caps include the Save Our Homes Cap or the 10% assessment cap on non-homestead parcels. The former, effective from the beginning of 1995, limits annual increases in the assessed value of homesteads to 3%, or the Consumer Price Index, whichever is lower.

Property Tax

The total property tax payable is composed of two parts: ad valorem taxes and non-ad valorem. Ad valorem taxes are calculated by multiplying the property's value by the total of all the tax rates applicable to it. Non-ad valorem taxes are then added to this total. The non-ad valorem taxes are applicable in some taxing districts and are based on a rate schedule set by each governing body, instead of on property value. Also, a wide variety of exemptions are available, which may lower the property's tax bill. These are deducted from the assessed value to give the property's taxable value and are displayed below if they apply.

Base tax is an estimate of what an owner NOT benefiting from tax exemptions would pay.
