Sample Property Tax Report for a Polk County, IA property
The Iowa property tax is primarily a tax on "real property", which is mostly land, buildings, structures, and other improvements that are constructed on or in the land, attached to the land, or placed upon a foundation.
This property was evaluated by the Polk County as: Residential.
Market value is the amount for which a property would sell in a competitive and open market, presuming that both buyer and seller are knowledgeable about the sale, allow sufficient time for it, and are not affected by undue pressures (e.g. foreclosures and bankruptcy). For agricultural properties a productivity and net earning capacity value is established.
Taxable value are calculated based on market or adjusted value using an limitation. This process is commonly called rollback and is used in response to inflation. If the statewide increase in values of homes and farms exceeds 4% due to revaluation, their values are rolled back so that the total increase statewide is 4%. Rollback for 2011, since the 2012 is not set yet, is set to 57.5411% for agricultural properties and at 50.7518% for residential properties. There is no rollback adjustment for commercial or industrial properties.
|2011 State Rollback Residential||*||0.507518|
|Taxable value (estimated)||=||$25,426|
Property tax is calculated by multiplying the property's taxable value by the applicable tax rate.
Base tax is an estimate of what an owner not benefiting of any exemptions and rollback would pay.
Notice that we used the 2011/2012 levies. Nevertheless, actual taxes might differ from the figures displayed here due to various abatements and financial assistance programs or other exemptions not included in our calculations.
