Property tax is levied on the fair cash value of all real and tangible properties unless a specific exemption exists in the Kentucky Constitution.
The Property Valuation Administrator (PVA) determines the fair cash value, also known as market value, for all taxable real property in the county. Fair cash value is defined as the price that a property will bring in a fair voluntary sale between a willing seller and a willing buyer, with neither being under any duress to buy or sell.
A property's assessed value is the basis for calculating property tax. Section 172 of the Kentucky Constitution requires that assessed value to represent 100% of a property's fair cash value as of January 1 of each year.
Kenton County provides taxpayers with several types of exemptions, such as homestead exemptions, disability exemptions, and non-profit and religious organization exemptions, which may lower the property's tax bill. These are deducted from the assessed value to give the property's taxable value.
Property tax is calculated by multiplying the property's assessed value with the corresponding tax rates.
Current tax represents the amount the present owner pays including exemptions.
Base tax represents what an owner not benefiting from tax exemptions would pay.
