Sample Property Tax Report for a New Mexico property
Property taxes in New Mexico are levied and collected locally by the counties. The Assessor values all tangible property for property tax purposes. Properties valued by the property tax code are: all real property, manufactured homes, business personal property and livestock.
Market value, also referred to as assessed value, is the amount a property would sell for in a competitive and open market, presuming that both buyer and seller are knowledgeable about the sale, allow sufficient time for it, and are not affected by undue pressures (e.g. foreclosures and bankruptcy).
The Agricultural and Grazing Classification Program (see page 10) affords owners of farmland the opportunity to have their parcels taxed according to their agriculture value rather than their market value. If the program is applicable, the use value replaces the land value in the assessment process.
|Land use value||$49,600|
|Market use value||=||$318,780|
The Assessor is responsible for establishing the assessed value of properties. They are calculated by multiplying a property's market value by a predetermined ratio. This predetermined ratio is currently set to 1/3 of a property's market value.
Net taxable value represents the taxable value less any tax deductions that apply. Under New Mexico property tax law, there are two categories of individual property taxation exemptions, Head of Family and Veterans, and several categories of institutional and governmental exemptions.
We have no information about whether any exemptions currently apply to this property, therefore the taxable value is equal to the assessed value.
Property tax is calculated by multiplying the net taxable value by the applicable tax rates.
Notice that we used the 2012 tax rates since the 2013 tax rates are not available yet.
Current tax is calculated by multiplying the net taxable value by the applicable tax rate and represents the amount the current owner pays.
Base tax is an estimate of what an owner not benefiting of any exemptions and/or agricultural and grazing classification program would pay.
The taxable value for calcultating base tax represents the property's assessed value as it would be if exemptions or Agricultural and Grazing Classification Program wouldn't have applied.
