State Law requires that all Ohio real property is reappraised at 100% of market value every six years and updated the third year after each reappraisal. The figures presented here are as accurate as we can make them, but other factors may exist that affect how much property tax must be paid.

The Hamilton Auditor establishes market values for all taxable real property in the county. These values are the estimated sale prices of real estate as agreed upon between a willing and well-informed buyer and seller, with neither being under duress to buy or sell.

Assessed value is calculated by multiplying the market value with a legally determined assessment ratio which currently is set to 35%. The assessed value is the foundation upon which taxing authorities determine the amount of real estate taxes to be paid.

Base tax is calculated by multiplying the assessed value with the corresponding tax rates.
Some reductions are available in Hamilton County which may lower the property's tax bill.
