Market Value

Property tax calculation of all properties starts with estimating its market values, which in Dauphin County are currently based on the 2001 reassessment. The assessment of a particular property may be revised at any time for "cause." Cause is typically a change in a physical attribute of the property, such as a new addition, garage, or other alteration that enhances its market value.

Building value + $135,100
Market value = $159,600

Assessed Value

The assessment is the base upon which taxing authorities determine how much property tax they will receive from a property. In Dauphin County the assessment rate is currently 100%, making assessed values the same as market values. Thus, the assessments presently represent 100 percent of a property's 2001 market value.
