Sample Property Tax Report for a Texas property

The Texas Tax Code represents the main legal document regarding taxation in the State of Texas. Property tax is determined at local levels, being used for paying for services such as schools, hospitals or colleges.

Market Value

Market value has been defined by The Supreme Court as the sale price of real estate as agreed upon between a willing buyer and willing seller, with neither being under duress to buy or sell.

Land homesite value $119,245
Improvement homesite value + $41,835
Market value = $161,080
Appraised Value

Establishing the appraised value of a property is the first step towards determining its taxable value. Appraised value is calculated by using the Agricultural Use Value instead of the agriculture/timber market value.

This property does not have agricultural use value; the appraised value is therefore equal to market value.

Assessed Value

The second step is determining the property's assessed value, which is obtained by subtracting the homestead cap loss value from the appraised value. This applies only in the case of a residential homestead, when the assessment increases, and this is limited to a maximum of 10%.

Assessed value = $161,080
Property Tax

The property tax is calculated by multiplying the taxable value with the corresponding tax rates.
A variety of property tax exemptions are available in Texas State, and these may be deducted from the assessed value to give the property's taxable value.
Current tax represents the amount the present owner pays, including exemptions.
Base tax is an estimate of what an owner not benefiting from tax exemptions or deductions would pay.
Actual taxes might differ from the figures displayed here due to various abatement and financial assistance programs.
