Property Tax

The Texas Tax Code represents the main legal document regarding taxation in the State of Texas. Property taxes are determined at local levels, being used for paying for services such as schools, hospitals, colleges and others.

Market value

The Collin Central Appraisal District determines the appraised values, also known as market values, for all taxable real property in Collin County. Market value has been defined by The Supreme Court as the sale price of real estate as agreed upon between a willing buyer and willing seller, with neither being under duress to buy or sell. Properties are reappraised at least once every three years, but they can be reappraised as often as every year if the market is active in that area.

Improvement homesite value + $104,545
Land homesite value + $45,000
Total market value = $149,545

Appraised value

The first step in the process of calculating taxes is determining the property's appraised value. This is determined by subtracting the agricultural productivity loss reduction, if there is any, from the total market value.

Market value $149,545
Total appraised = $149,545

Assessed Values

The second step is determining the property's assessed value. This will represent the foundation upon which taxing authorities determine the amount of real estate taxes to be paid. The assessed values can decrease or increase. In the case of residential homesteads, the increase is limited to a maximum of 10% per assessment - the so called homestead cap loss. So if this is the case, the assessed value is obtained by subtracting the homestead cap loss value from the appraised value.

Appraised value $149,545
Assessed value = $149,545

Property Tax

The property tax in Collin County is calculated by multiplying the taxable value with the corresponding tax rates.
Current tax represents the amount the present owner pays, including exemptions.
Base tax is an estimate of what an owner NOT benefiting from tax exemptions or deductions would pay.
Nevertheless, actual taxes might differ from the figures displayed here due to various abatement and financial assistance programs.

A wide variety of property tax exemptions are available in Collin County, which may lower the property's tax bill. These are deducted from the assessed value to give the property's taxable value.
