Property Tax

The Texas Tax Code represents the main legal document regarding taxation in the State of Texas. Property taxes are determined at local levels, being used for paying services such as schools, hospitals, colleges and others. In Texas, taxable property includes two basic types of property: real property and business personal property.


Market Value

The Dallas Central Appraisal District (DCAD) determines the appraised values, also known as market values for all taxable real property in Dallas County. Market value has been defined by The Supreme Court as the sale price of real estate as agreed upon between a willing buyer and willing seller, with neither being under duress to buy or sell. Properties are appraised at least once every three years, but they can be reappraised as often as every year if the market is active in that area. The appraised values can decrease or increase. In the case of residential homesteads, the increase is limited to a maximum of 10% per assessment - the so called homestead cap calue.

Assessed Value

A property's assessed value represents a part of its market value. It is the foundation upon which taxing authorities determine the amount of real estate taxes to be paid. Currently, in Texas, properties are assessed at 100% of their market values. In the case of residential properties, if total market value is greater than homestead cap value, than the latter will be used as the total assessed value.
