The Texas Tax Code represents the main legal document regarding taxation in the State of Texas. Property taxes are determined at local levels, being used for paying for services such as schools, hospitals, colleges and others.


Market Values

Market value has been defined by The Supreme Court as the sale price of real estate as agreed upon between a willing buyer and willing seller, with neither being under duress to buy or sell.

Appraised Values

Establishing the appraised value of a property represents the first step towards determining it's taxable value. The Lamar Central Appraisal District determines the appraised values for all taxable real property in the county. Properties are reappraised at least once every three years, but they can be reappraised as often as every year if the market is active in that area. Appraisal value is calculated by using the Agricultural/Timber Use Value insted of the agriculture/timber market value from the property's market value. If there are no such values, than appraised value will be equal to market value.

Assessed Values

The second step is determining the property's assessed value. This will represent the foundation upon which taxing authorities determine the amount of real estate taxes to be paid. The assessed values can decrease or increase. In the case of residential homesteads, the increase is limited to a maximum of 10% per assessment - the so called homestead cap loss. So if this is the case, the assessed value is obtained by subtracting the homestead cap loss value from the appraised value.
