Property Tax

The Texas Tax Code represents the main legal document regarding taxation in the State of Texas. Property taxes are determined at local levels, being used for paying for services such as schools, hospitals, colleges and others.


Market value

The Smith Central Appraisal District determines the market values, also called appraised value, for all taxable real property in Smith County. Market value has been defined by The Supreme Court as the sale price of real estate as agreed upon between a willing buyer and willing seller, with neither being under duress to buy or sell. Properties are reappraised at least once every three years, but they can be reappraised as often as every year if the market is active in that area.

Assessed Value

The first step in the process of calculating taxes is determining the property's assessed value. This will represent the foundation upon which taxing authorities determine the amount of real estate taxes to be paid. The assessed values can decrease or increase. In the case of residential homesteads, the increase is limited to a maximum of 10% per assessment - the so called homestead cap loss.
The assessed value is determined by subtracting the homestead cap loss value and, in case of agricultural property, the agricultural productivity loss, from the market value.
