Sample Property Tax Report for a Salt Lake County, UT property
Title 59 - chapter 2 from the Utah Code/Constitution contains all provisions for levying and collecting taxes on both real and personal property. The County Assessor is the official who is responsible for evaluating all property at its respective fair market values for the purpose of taxation.
Annually, the County Assessor determines fair market value for residential, commercial, and other taxable property. Fair market value, or simply market value, is the amount a property would sell in a competitive and open market, presuming both buyer and seller are knowledgeable about the sale, allow sufficient time for it, and are not affected by undue pressures (e.g. foreclosures and bankruptcy).
Assessed values in Salt Lake County are usually calculated by multiplying market value by the county's assessment ratio, which currently is 100%.
Tax relief programs are available and may lower a property's tax bill. Taxable value is assessed value less any exemptions that apply. The exemption status for this property is: without exemption.
Our information indicates that this property doesn't benefit of any exemption, so the taxable value will be equal to the assessed value.
Property tax is calculated by multiplying the property's taxable value by the total tax rate applicable to it and is an estimate of what an owner not benefiting from any exemptions would pay.
Actual taxes might differ from the figures displayed here due to various abatement and financial assistance programs or to non ad-valorem taxes levied as special taxes.
