Sample Property Tax Report for a Arlington County, VA property

Property Tax

The Virginia Tax Code represents the main legal document regarding taxation in the State of Virginia. Property taxes are determined at local levels, being used for schools, fire and police protection, public parks and other public benefits. In Virginia, taxable property includes two basic types of property: real property and personal property. All real property is taxable unless the property has been exempted by law.

Market Value

The County Assessor determines the market value for all taxable real property. Market value has been defined by The Supreme Court as the sale price of real estate as agreed upon between a willing buyer and willing seller, with neither being under duress to buy or sell.

Land value $534,100
Improvement value + $84,200
Market value = $618,300

Assessed Value

Virginia Tax Code requires that all properties currently must be assessed for taxation at 100% of its market value, and the reassessment process to take place annually.

Assesed value = $618,300

Exemptions and Taxable Value

Arlington County provides taxpayers several exemptions, like Disabled veterans exemption, and Tax relief program which may lower a property's tax bill. These are deducted from the assessed value to give the property's taxable value.

Unfortunately, no data regarding the exact exemption values was provided to us, therefore the assessed value is equal to the taxable value.

Property Tax

Property tax is calculated by multiplying the property's assessed value by all the tax rates applicable to it. The base tax is an estimate of what an owner not benefiting from any exemptions would pay.

Tax description Taxable Value Tax Rate Tax Amount
Base $618,300 x 0.945000% = $5,842.94
Sanitary District $618,300 x 0.013000% = $80.38

Base tax $618,300 x 0.9580% = $5,923.28
