Q4 2009: Foreclosures in Brooklyn surge 24% for Q4 2009
The number of properties scheduled for auction for the first time increased by 24% in Q4 2009 (104 properties) when compared to the same quarter of the previous year (84 properties). However, it decreased by 7% from the third quarter of 2009, which has historically been the quarter with the highest number of first time foreclosures.
Brooklyn represented 15.6% of the first time foreclosures in New York City making it the borough with the second highest number of foreclosures in New York City, behind Queens (372 properties).
The zip codes with the highest number of foreclosures were 11221 in Bedford Stuyvesant, 11207 in East New York and 11233 in Brownsville/Ocean Hill.
Properties included in the analysis of first time foreclosures were single-family homes, condo and coop units and two-family dwellings.

Lis Pendens in Brooklyn surge to 5-Year High in Q4 2009
Lis pendens filings, also known as pre-foreclosures, in Brooklyn increased 11.4% from the previous quarter to 2,603 unique filings, the highest quarterly value since 2005. Compared to the same quarter of the previous year the increase was a stunning 180%. Note that the low number of pre-foreclosure filings in Q4 2008 was likely due to the effect of the foreclosure moratorium passed in 2008.
Among the five boroughs of New York City, Brooklyn had the highest number of unique lis pendens for Q4 2009, followed by Queens with 2,557 and the Bronx with 1,022. City-wide there were 7,316 unique lis pendens filings for the quarter.
All types of properties (commercial, residential, industrial) were included in the stats above.
