Survey: 56% of NYC Real Estate Pros Say Value in Trump-Branded Buildings Will Not Increase

Will the value of units in Trump-branded buildings rise post-election? The results of a PropertyShark survey indicate that 56% of NYC real estate pros say “No”.

President-elect Donald Trump started off as a real estate developer and became even more famous for licensing his name to residential buildings, hotels, casinos and golf courses. Unsurprisingly, the Trump brand has been under public attention all throughout the campaign period and in the light of the election results it continues to be so.

PropertyShark turned to its users, NYC investors and brokers, in order to check what those involved directly in the market believe about the future of the Trump-brand in the world of real estate. The survey was completed by 406 people and the results were quite close, with 56% of respondents saying that the value of units in Trump-branded buildings will not increase in light of the election results. As for those respondents that believe the value will go up, the average value increase they foresee is a conservative 15%.

A previous analysis by PropertyShark revealed that condos in Trump-branded buildings appreciate by a rate of 8.2% each year, compared to 7.5% for the average Manhattan condo, but they are losing the battle with other iconic condo buildings. Owners at 200 Riverside Blvd, part of the Trump Place complex, see the lowest appreciation rate of the Trump-branded condo buildings we analyzed. The value of their condos appreciated on average by 5% per year, being outperformed by the average Manhattan condo.

We’re definitely curious to see how the results of this survey compare to what will happen in the future, especially since some consequences are already visible. Recently, Equity Residential, the management company of three rental buildings that are also part of the Trump Place complex on the Upper West Side, has announced that the Trump name will be dropped as a result of a petition signed by residents.
