Ranking the Most Expensive U.S. Zip Codes by Median Sale Price
In researching the national real estate market to identify the 100 most expensive zip codes in the Unites States in 2024, it became clear early on that the main trend of the year was one of cautious growth for luxury real estate. As always, for the most accurate on-the-ground picture, we analyzed year-to-date closed residential sales, rather than listing prices, which tend to reflect sellers’ wishes instead of real-life market conditions.
Following last year’s declining prices, 67% of the country’s 100 most expensive zip codes (representing 121 locations due to a number of pricing ties) saw median sale prices increase in 2024, as opposed to only 29% in 2023. As a result, a record 15 zip codes had median sale prices of $4 million and above and only 15 stayed below $2 million.
Meanwhile, the country’s #1 most expensive zip code of 94027 in Atherton, Calif., went against the grain with a minor price decrease, which brought the wealthy enclave’s median sale price back below $8 million. Further south, sustained growth in line with many other exclusive zip codes caused Newport Beach, Calif., to reach new pricing and ranking heights.

Atherton Maintains Top Position for 8th Consecutive Year Thanks to Sagaponack Price Drop
The 10 priciest zip codes in 2024 represented a familiar mix of ultra-wealthy communities with prices ranging between $4.41 million and $7.9 million. That said, there were notable absences, too, such as Boston’s pricey 02199 in Back Bay, which missed this year’s rankings due to depressed sales activity.
Without further ado, the top 10 most expensive U.S. zip codes in 2024 were:
1. Atherton, Calif. (94027)
2024 Median Sale Price: $7,900,000
After three consecutive years of price gains pushed the billionaire enclave past the $8 million mark, Atherton logged a 5% downtick this year. That resulted in a $400,000 median sale price decrease that brought the San Mateo County community back to 2022 pricing levels. Still, 2024 was Atherton’s eighth consecutive year at the top.
2. Sagaponack, N.Y. (11962)
2024 Median Sale Price: $5,950,000
The wealthy Hamptons village of Sagaponack returned to more familiar pricing territory this year after a $2.13 million price cut, fueled by weak transactional activity. Whereas last year, it reached its highest price point ever at $8.08 million, but still did not manage to retake the leading position it last held in 2016.
3. Water Mill, N.Y. (11976)
2024 Median Sale Price: $5,885,000
Water Mill brought the Hamptons its second appearance among the top 10 priciest zip codes this year and reached its highest position yet. That came as Water Mill set a new median sale price record, which was the result of a 31% jump over last year’s figures.
4. Miami Beach, Fla. (33109)
2024 Median Sale Price: $5,750,000
Although Water Mill’s sudden price jump pushed 33109 in Miami Beach down one position, the exclusive Florida zip nevertheless set a new price record at $5.75 million. This also marked the fifth consecutive year of price increases in the ultra-exclusive Fisher Island community.
5. Santa Barbara, Calif. (93108)
2024 Median Sale Price: $5,052,000
A mainstay of the priciest zips in the country, Santa Barbara’s 93108 in Montecito ticked up a near-negligible 1%. Even so, that translated to a $52,000 price increase, making 2024’s median sale price of $5,052,000 the highest yet for Montecito. At the same time, last year’s #5 — the iconic 90210 in Beverly Hills — missed the top 10 after an $800,000 median sale price drop.
6. Newport Beach, Calif. (92661)
2024 Median Sale Price: $4,763,000
Newport Beach exemplified the overall trend of cautious price growth observed among the country’s 100 most expensive enclaves. Consequently, this sustained price growth placed a record three Newport Beach zip codes among the country’s 10 priciest, with the lower half of the Balboa Peninsula being the most expensive. Notably, 92661 was also Newport’s first zip code to break into the top 10 back in 2022.
7. Newport Beach, Calif. (92657)
2024 Median Sale Price: $4,720,000
Hovering just outside of the top 10 last year at #11, the master-planned community of Newport Coast shot up $545,000 compared to last year to mark a new pricing high, as well as its first appearance among the country’s 10 leading zips. With such a concentration of expensive zip codes in one location, it’s no surprise that Newport Beach is now tied with Los Angeles for the title of second-most expensive city in the U.S.
8. Newport Beach, Calif. (92662)
2024 Median Sale Price: $4,650,000
Newport Beach’s Balboa Island jumped 19% year-over-year to surpass the $4 million threshold for the first time. What’s more, its entry into the top 10 marked another historic first: Newport Beach is the first community to claim three spots among the country’s 10 richest zip codes.
9. Rancho Santa Fe, Calif. (92067)
2024 Median Sale Price: $4,550,000
Like many other zip codes among the 10 most expensive in the U.S., Rancho Santa Fe’s 92067 also reached a new price record. Representing San Diego County in our top 10 for the third year in a row, Rancho Santa Fe is popular among athletes, celebrities and executives.
10. Santa Monica, Calif. (90402)
2024 Median Sale Price: $4,410,000
Since its 2019 and 2020 peak as the country’s #3 most expensive zip code, Santa Monica’s top zip code hasn’t been able to keep up with more robust price gains in other affluent areas. It also was the only Los Angeles County community in the top 10, despite Los Angeles County being the decided leader of expensive zip codes with 18 locations in the top 100.

NYC Reigns as Most Expensive City, While Los Angeles & Newport Beach Share 2nd Spot, Trailed by Palo Alto
As has been the case since COVID-19, none of NYC’s most expensive areas have ranked among the country’s 10 priciest and mostly missed the top 20 as well over the past five years. Regardless, NYC still returned in 2024 as the priciest city, home to six of the country’s most expensive zip codes after wrestling the leading position from LA last year. This year, NYC’s most exclusive zips comprised five Manhattan locations and one Brooklyn neighborhood.
In fact, NYC’s most expensive zip code, 10013 in TriBeCa, was only #23 nationally with a $3.36 million median sale price. For comparison, in 2017, the same zip was the second-most expensive in the country at $4.1 million. Meanwhile, Battery Park City’s 10282 came in at #37 nationally after undergoing one of the sharpest price drops among the country’s most exclusive zips to land $540,000 below last year’s figures.
The only other NYC zip code to surpass $2 million was 10007, which covers parts of Downtown Manhattan, TriBeCa and SoHo. Landing at #43, the zip’s $2.71 million median sale price came after a $377,000 year-over-year decrease. Similarly, Brooklyn’s 11231 in Red Hook also inched down to rank as the #100 most expensive zip code in the U.S. at a $1.91 million median sale price. Notably, last year’s breakthrough Queens (11109) zip code did not return.

On the opposite coast, Los Angeles and Newport Beach tied for the second-most expensive city with five zip codes each, after LA’s 90064 zip failed to return this year. But Newport Beach zip codes featured higher prices with three of them reaching around $4.7 million to also rank among the country’s 10 priciest zips. Its remaining two entries, 92660 and 92663, were also on the rise, reaching $2.88 million and $2.66 million, respectively.
Meanwhile, Los Angeles’ most expensive zip codes were the $3.15 million 90272 in Pacific Palisades, the $2.81 million 90077 in the Bel Air, Beverly Crest & Holmby Hills area, plus the $2.35 million 90049 in Brentwood, which together form an uninterrupted cluster of ultra-expensive real estate.
And, while Palo Alto may have come in as the third-priciest city with only four zip codes, 94301 in the Crescent Park, Old Palo Alto, Professorville, University South and University North area featured a $3.6 million median sale price and ranked nine spots higher than LA’s most exclusive enclave. Meanwhile, Palo Alto’s remaining three expensive zips all surpassed $2.5 million.
California Home to Four of the Most Expensive Counties, but New York’s Suffolk Makes Strong Showing for the East Coast
Looking at the 10 most expensive zip codes in 2024, nearly all of the country’s most expensive counties were represented. Specifically, last year’s leading trio returned, so Los Angeles County was yet again the #1 most expensive with 18 of the country’s priciest zip codes.
Next, Santa Clara County remained the runner-up with 16 zip codes, but was the only county that was not represented in our top 10. Its top zip codes — 90402 and 94024 in Los Altos — landed at #11 and #12, respectively, with their median sale prices at $4.3 million and $4.2 million. Orange and San Mateo counties were next with 11 and nine zip codes, respectively, while New York’s Suffolk County was the only East Coast counterpart to make a strong showing.

Suffolk County truly made its mark by contributing eight affluent Hamptons communities to the 100 most expensive zip codes in the U.S., including #2 Sagaponack and #3 Water Mill, both of which rested around $5.9 million. The affluent Long Island county was also home to the sharpest pricing surge among the country’s 100 most expensive zips as it was influenced by a limited sales pool. In particular, Amagansett shot up 53% year-over-year to reach $3.74 million and set a new price record, driven in part by low sales.
Bay Area, Metro L.A. & Metro New York Supply 78% of Country’s Top 100 Most Expensive Zip Codes
California dominated when it came to the country’s most expensive metros with the Bay Area concentrating 39 of the most expensive zips in 2024, while metro LA claimed 29. And, although the Bay Area has lost ground in recent years, it still marked its eighth consecutive year as the most expensive metropolitan area in the country.
It’s worth noting here that only metro New York managed to make a strong showing compared to its West Coast rivals by providing 26 of the priciest zips in 2024. All in all, the Bay Area, metro L.A. and metro New York accounted for 78% of the country’s leading zip codes.

California Home to 66% of the Most Expensive U.S. Zip Codes
As has increasingly been the case throughout the last few years, California claimed the vast majority of exclusive zip codes: Of the 121 zips in our top 100, California provided 80 with New York state a distant second with 19 zips.
They were joined by a handful of expensive zip codes from New Jersey (6), Massachusetts (5), Connecticut (4) and Washington state (2), while Arizona, Florida, Maryland, Nevada and New Hampshire were each represented by one zip code.

Massachusetts, Connecticut and New Hampshire Rank 10 Zip Codes in Top 100 with Eight Surpassing $2M
Of the six states in New England, three claimed zip codes among the country’s 100 most expensive: Massachusetts featured five; Connecticut had four; and New Hampshire returned for its fifth year with one entry. That said, of the 10 New England zip codes among the 100 richest in the U.S., eight had median sale prices north of $2 million.
As is usually the case, Massachusetts grabbed the highest spot in the region. But, with Boston’s iconic 02199 Back Bay zip code absent due to depressed sales activity, it was Nantucket’s 02554 in the lead again with a $2.9 million median sale price. Yet, despite Back Bay’s absence, Boston was still present with zip 02108 in the Beacon Hill and Downtown Boston area at a $2.5 million median sale price.

Then, as usual, Connecticut was represented by affluent Fairfield County communities with four zip codes among the country’s most exclusive for the first time in three years. Building on last year’s 24% price increase, Riverside’s 06878 continued to appreciate at a steadier pace and reached a record median sale price of $2.51 million. And, in the 06830 Greenwich zip code, prices rose at an even faster pace of 20% and hit $2.27 million.
In New Hampshire, 03854 in New Castle contracted to a $2.19 million median sale price but kept the state among the country’s most expensive zip codes.
Florida, Maryland & New Jersey Set New Record Prices of Up to $5.75M
Further down the eastern seaboard, New Jersey was represented by a record six zip codes among the 100 most expensive zips in the U.S. Namely, the perpetually pricey 07620 in Alpine was, as almost always, the most expensive New Jersey zip code at $3.32 million — a new record high for the wealthy enclave.
Not to be outdone, Deal’s 07723 was hot on its heels at $2.95 million — the result of a 40% surge over 2023 figures and the second sharpest among the country’s 100 most expensive zips. That price increase was driven, in part, by sluggish transactional activity. Among other ultra-pricey New Jersey zip codes that are regularly among the country’s most exclusive was newcomer 08738 in Mantoloking: The Ocean County zip broke into the top 100 at #59 with a $2.37 million median sale price.
Further south, Maryland was again represented by 21056 in Gibson Island, landing at #25. That was the result of a 31% year-over-year price increase that pushed the Chesapeake Bay community’s median sale price up to a record high of $3.3 million. Continuing 1,100 miles down the coast, Florida also marked a new record price with famed zip 33109 on Miami Beach’s Fisher Island reaching $5.75 million.
Paradise Valley Sets New Price Record for Arizona, Nevada’s Crystal Bay & Washington’s Medina Lead Despite Price Cuts
On the other side of the country, Arizona’s most expensive zip code also reached record pricing: In its sixth consecutive year among the 100 most expensive zip codes in the U.S., Paradise Valley’s 85253 reached its highest ranking yet at #27 nationally with a new record median sale price of $3.25 million.
Across the state line, 89402 in Crystal Bay was Nevada’s priciest zip code this year at $2.07 million, returning after a two-year absence with a $430,000 price cut. Further north, Washington was the 11th state to be represented among the 100 most expensive zip U.S. codes in 2024. It claimed two spots with Medina and Mercer Island.
Usually the most expensive code in the state of Washington, 98039 in Medina retained its leading spot with a $4 million median sale price, despite a minor downtick. At the same time, 98040 on Mercer Island made its way to the top 100 with a $2.3 million median sale price — its highest yet.

Methodology
To determine the most expensive zip codes in the U.S. in 2024, we looked at residential transactions closed between January 1, 2024, and September 30, 2024, taking into account condo, co-op, and single- and two-family home sales, but excluding all multiparcel deals. For an accurate representation, we only considered zip codes that registered a minimum of five residential transactions. Due to several price ties, 121 zips made it onto our list of the 100 most expensive zip codes in 2024.
Year-over-year comparisons were based on median sale prices determined for our 2023 top 100 most expensive zip codes analysis, which took into account condo, co-op, and single- and two-family home sales recorded between January 1, 2023, and October 20, 2023.
Median sale prices for both 2023 and 2024 figures were rounded to the nearest $1,000. The Bay Area was defined as Alameda, Contra Costa, Marin, Napa, Santa Clara, San Francisco, San Mateo, Sonoma and Solano counties; the Los Angeles metropolitan area was defined as Los Angeles County and Orange County. The 23-county New York metropolitan area was defined as New York City; Long Island; the Mid- and Lower Hudson Valleys; Central and Northern New Jersey; Western Connecticut; and Pike County, Penn.
