And if you ever wondered what those \u201cmagical\u201d words that might help sell an NYC home faster <\/strong>are, a recent study<\/a><\/strong> made by real estate listings portal Point2Homes<\/a> (PropertyShark\u2019s sister company) might give you some answers.<\/p>\n

Their analysts scanned almost 2,000 NYC homes that sold in 90 days or less in 2012, (the average is 180 days) and created a list of the specific words<\/strong> used by the agents who closed those deals.<\/p>\n

<\/span>Who Wants to Sell an NYC Home Fast?<\/span><\/h3>\n

Judging from the words that appeared most frequently in East Coast agents\u2019 listing descriptions, home buyers in this area are looking for more practical features in a home. For example, it needs to offer the possibility to \u201cmove right in,\u201d be \u201crenovated\u201d and \u201cclose to everything.\u201d<\/p>\n

And NYC home buyers<\/b> seem to be after even more specific features. <\/b><\/p>\n

Real estate agents in the Big Apple sold homes faster when they used keywords such as \u201ccloset space,\u201d \u201ccity views,\u201d \u201csoaking tub,\u201d \u201csunny,\u201d \u201copen kitchen,\u201d \u201coversized windows,\u201d and \u201celegant\u201d in their listings. Knowing how hard it is to find these features in an affordable NYC home<\/a>, we\u2019re not overly surprised to hear that home buyers flocked in. Therefore, a combination of words referring to light, space, and views\u2013all in high demand in NYC\u2013stands very high chances of being a winning one.<\/p>\n

There might be another important aspect of selling a home fast.<\/p>\n

As senior vice president and managing director with Brown Harris Stevens, Elaine Clayman, underlined, it\u2019s not only the features you include in the ad that may help a home sell faster, but also how you choose to describe them. In her own words, \u201c<\/strong>Soaking tub is more inviting than bath tub, for example. Private storage is also more compelling than public storage\u201d. Therefore, if you are able to come up with an inspired description of your home for sale, you might inspire others to go ahead and buy it, maybe even faster than you would expect.<\/strong><\/p>\n

<\/span>Most Popular Listing Keywords Nationwide<\/strong><\/span><\/h3>\n

How does this compare to nationwide results? Point2Homes analysts scanned 300,000 listings active in 2012 all over the country and then broke down the results by price and geographical area.<\/p>\n

\u201cBeautiful\u201d<\/strong> is the most popular keyword used when selling a home across the nation. Surprisingly, it is the only adjective in the top 3. It is followed by \u201chardwood floors\u201d and \u201cstainless steel appliances,\u201d <\/strong>terms used to describe amenities. <\/strong>Here\u2019s a cloud with other common terms used when listing a home (the bigger the word appears, the more common it is):

<\/span>Area and Price Influence Choice of Listing Keywords<\/span><\/h3>\n

While there are lots of terms that are popular nationwide, the choice of specific keywords used in listings varies between regions, that is, there are certain words which have a strong impact in certain areas but couldn\u2019t be found in others.<\/p>\n

People on the West Coast for example may like \u201cbeautiful\u201d homes, but if you want to convince them to buy you have to give them something more specific, like \u201cmountain\u201d or \u201cocean views.\u201d And it also helps if that \u201cbeautiful\u201d home is located in a \u201cgated community.\u201d<\/p>\n

Things are really different on the other side of the country. East Coasters prefer to \u201cmove right in\u201d in \u201crenovated\u201d homes with \u201cgleaming hardwood floors.\u201d<\/p>\n

Keywords also vary when looking at homes in different price ranges. It seems that while average home buyers are interested in \u201cbeautiful\u201d homes, wealthy ones like \u201cprivate\u201d properties more.<\/p>\n

People looking to spend up to $1 million<\/strong> look for \u201cwell maintained\u201d homes with \u201clots of storage,\u201d and a \u201ccovered front porch\u201d. Home buyers in the $1 \u2013 $5 million range<\/strong> are interested in \u201cocean views,\u201d a \u201cguest house,\u201d and a \u201cmedia room,\u201d while those willing to spend over $5 million<\/strong> seem to want a property with \u201ca pool house,\u201d \u201ca wine room,\u201d and \u201ca home theater.\u201d<\/p>\n
