But aside from the inevitable media spectacle they give rise to, very few of these properties are of interest to home buyers and investors as their lien amount generally exceeds their valuation.<\/p>\n<p><a href=\"http:\/\/www.propertyshark.com\/Real-Estate-Reports\/2013\/09\/27\/condo-in-manhattan-scheduled-for-auction\/105-greene-street\/\" rel=\"attachment wp-att-13621\"><img loading=\"lazy\" decoding=\"async\" class=\"alignleft size-full wp-image-13621\" src=\"http:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2013\/09\/105-Greene-Street.jpg\" alt=\"105 Greene Street New York, NY\" width=\"287\" height=\"431\" srcset=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2013\/09\/105-Greene-Street.jpg 399w, https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2013\/09\/105-Greene-Street.jpg?resize=200,300 200w\" sizes=\"auto, (max-width: 287px) 100vw, 287px\" \/><\/a><\/p>\n<p>Not this time around. <a title=\"105 Greene Street #4B, New York, NY\" href=\"https:\/\/www.propertyshark.com\/mason\/Property\/921500\/105-Greene-Street-New-York-NY-10012\/\" target=\"_blank\" rel=\"noopener\">An apartment<\/a> in the luxury residential building at The Lofts of Green Street in SoHo, Manhattan (aka 105 Greene Street) is scheduled for auction on October 23rd with a lien amount of $3.5 million. What makes this upcoming <a title=\"NYC Foreclosure Listings\" href=\"https:\/\/www.propertyshark.com\/mason\/NY\/New-York-City\/Foreclosures\" target=\"_blank\" rel=\"noopener\">foreclosure auction<\/a> bloggable is not the $3.5 M lien amount, which is small compared to other large foreclosure cases, but that this seems to be one of those rare cases where <strong>investors might get a great deal bidding at the auction<\/strong>.<\/p>\n<p>All apartments <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/6124\/103-Greene-St-New-York-NY-10012\/\" target=\"_blank\" rel=\"noopener\">in the building<\/a> that sold after 2005 have traded for more than $4 million. An identically-sized apartment of 3,006 square feet on the third floor was sold for $4M in 2009, while this year a 2,400 square foot penthouse <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/921503\/103-105-Greene-St-New-York-NY-10012\/\" target=\"_blank\" rel=\"noopener\">traded for close to $5 million<\/a>.<\/p>\n<p>Similarly-sized apartments <a href=\"http:\/\/www.point2homes.com\/US\/Real-Estate-Listings\/NY\/Manhattan\/SoHo.html\" target=\"_blank\" rel=\"noopener\">listed for sale in Soho<\/a> range from $4.95 M for a 2-bedroom co-op on <a href=\"http:\/\/www.point2homes.com\/US\/Condo-For-Sale\/NY\/Manhattan\/SoHo\/17-Greene-Street\/37629468.html\" target=\"_blank\" rel=\"noopener\">17 Greene Street<\/a> to $13,995,000 for an 3-bedroom apartment on <a href=\"http:\/\/www.point2homes.com\/US\/Condo-For-Sale\/NY\/Manhattan\/SoHo\/40-Mercer-St\/38987604.html\" target=\"_blank\" rel=\"noopener\">40 Mercer Street<\/a>. While we don&#8217;t know what condition the apartment is in, it does sound like there&#8217;s a lot of potential in it.
