But is\u00a0the real estate boom we keep hearing about really\u00a0the rule in\u00a0the <a title=\"search for NYC properties\" href=\"https:\/\/www.propertyshark.com\/mason\/Real-Estate-Market-Reports\/\" target=\"_blank\" rel=\"noopener\">NYC real estate\u00a0market<\/a>?<\/p>\n<p>The map below reveals that, <strong>in reality, almost half of Brooklyn and Queens, together with several neighborhoods in Northern Manhattan show stagnation and even decreases<\/strong> in median home prices over the past decade (all values have been adjusted for <a href=\"https:\/\/www.commercialcafe.com\/blog\/tag\/cre-term-inflation\/\" target=\"_blank\" rel=\"noopener\">inflation<\/a>).<\/p>\n<p>This portrays <strong>New York City as a very divided metropolis<\/strong>, but not necessarily split between rich and poor, but rather between the wealthy and the middle class. However, the increases in home prices there were\u00a0quite modest, going\u00a0up by\u00a0only 20%.<\/p>\n<p>Among the pricier nabes which registered the most\u00a0significant increases were\u00a0<strong>NoLita and Chinatown<\/strong>, where the median price per square foot jumped by 79% and 75% respectively, hitting staggering values ($1,813\/sq.ft in NoLita and $1,216\/sq.ft. in Chinatown).<\/p>\n<p><strong>The\u00a0most remarkable changes in the Manhattan housing market<\/strong> took place, however, in <strong>Central and East Harlem<\/strong>.<\/p>\n<ul>\n<li>In <strong>Harlem<\/strong>, the median home price per square foot was $709\/sq.ft. in 2014, a <strong>102% increase<\/strong> from $351\/sq.ft.<\/li>\n<li><strong>East Harlem<\/strong> saw <strong>an increase of 80%<\/strong>, from $468\/sq.ft. to $842 sq.ft.<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<h3><span class=\"ez-toc-section\" id=\"Brooklyn_Williamsburg_Sees_Median_Home_PriceSqFt_Go_Up_by_269\"><\/span>Brooklyn: Williamsburg Sees Median Home Price\/Sq.Ft. Go Up by 269%<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>&nbsp;<\/p>\n<p><a href=\"https:\/\/www.propertyshark.com\/mason\/ny\/New-York-City\/Maps?map=nyc2&amp;x=0.5373333333333333&amp;y=0.6368333333333334&amp;zoom=3&amp;basemap=gentrification&amp;star=1&amp;tab=themes&amp;ll=40.649464669268,-73.9401567908066\"><img loading=\"lazy\" decoding=\"async\" class=\"alignright wp-image-17416\" src=\"http:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2015\/10\/brooklyn-gentrification.jpg\" alt=\"brooklyn gentrification\" width=\"400\" height=\"492\" srcset=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2015\/10\/brooklyn-gentrification.jpg 624w, https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2015\/10\/brooklyn-gentrification.jpg?resize=244,300 244w\" sizes=\"auto, (max-width: 400px) 100vw, 400px\" \/><\/a><\/p>\n<p>Brooklyn has always been divided into two parts \u2013 the Brooklyn of Carroll Gardens, Park Slope, and Brooklyn Heights and the rest of Brooklyn. The wealthy areas, under the impact of\u00a0gentrification, continued to see their home prices rise\u00a0between 2004 and 2014, but surprising transformations took place in\u00a0less developed neighborhoods too.<\/p>\n<p>In\u00a0<strong>Williamsburg, part of\u00a0the top ten list of <a title=\"most expensive neighborhoods in NYC\" href=\"http:\/\/www.propertyshark.com\/Real-Estate-Reports\/2015\/02\/13\/nycs-top-50-priciest-neighborhoods\/\" target=\"_blank\" rel=\"noopener\">the most\u00a0expensive\u00a0neighborhoods in NYC in 2014<\/a>, the home prices\u00a0sky rocketed\u00a0from $275\/sq.ft. in 2004 to $1,015\/sq.ft. in 2014, marking a 269% increase<\/strong>.<\/p>\n<p>Elsewhere in Brooklyn, however,\u00a0several affluent oceanside nabes took a hit as a result of Hurricane Sandy. In Red Hook, the median home price per square foot saw a cut of\u00a022%, from $526\/sq.ft. to $413\/sq.ft. In Brighton Beach and Basin Mill the decrease was\u00a011%.<\/p>\n<p>The biggest increase in median home price per square foot took place in what was considered the least developed neighborhood in Brooklyn, New Lots. Several housing programs here led to a 320% increase in median home prices, which reached $296\/sq.ft. in 2014.<\/p>\n<h3><span class=\"ez-toc-section\" id=\"Queens_the_Next_Brooklyn\"><\/span>Queens: the Next\u00a0Brooklyn?<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>In Queens, the biggest home price increases can be seen in the neighborhoods located at the border with Manhattan. These areas, albeit industrial, were still considered middle-class even in 2004. Thus, one can hardly talk here about a phenomenon similar to what\u00a0Williamsburg is in Brooklyn.<\/p>\n<ul>\n<li>In <strong>Hunters Point<\/strong> the\u00a0median home price\/sqft. went <strong>up by\u00a0132%<\/strong>\u00a0between\u00a02004 and\u00a02014, from $399 to $924.\u00a0The new price tag\u00a0brings Hunters Point to\u00a0the same level\u00a0with Park Slope and other rich neighborhoods in Brooklyn;<\/li>\n<li><strong>LIC<\/strong> also saw\u00a0<strong>an impressive 110% jump<\/strong> in median home price\/sqft (from $326 to $685);<\/li>\n<li>Sunnyside and South Astoria, which were considered upper-middle-class even back in 2004, have kept the same status in 2014. Median home prices went up by 66% in Sunnyside reaching $664\/sq.ft while in South Astoria they climbed by 53% ($625 \/sq.ft. in 2014)..<\/li>\n<\/ul>\n<h3><span class=\"ez-toc-section\" id=\"The_Bronx_A_Declining_Housing_Market\"><\/span>The Bronx: \u00a0A Declining Housing Market<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>With only a few exceptions, home prices throughout\u00a0the Bronx have been following a descending path in the last decade. Concourse Village and Fieldston registered the most significant increases\u00a0in median home price\/sq.ft &#8212; 59% and\u00a043% respectively.<\/p>\n<h3><span class=\"ez-toc-section\" id=\"NYC_Caught_between_Sky-Rocketing_Home_Prices_and_Distressed_Properties\"><\/span>NYC Caught between Sky-Rocketing Home Prices and Distressed Properties<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>For those looking for an answer to why we&#8217;re seeing this stark divide, our <a title=\"distressed properties in NYC\" href=\"https:\/\/www.propertyshark.com\/mason\/NY\/New-York-City\/Pre-Foreclosures\" target=\"_blank\" rel=\"noopener\">NYC Pre-Foreclosure<\/a> map could help.<\/p>\n<p>If we are to\u00a0compare the home price map with a map of distressed properties, we can easily see that the areas which registered stagnation or decreases in median home prices are also seeing the most intense activity in pre-foreclosure or lis pendens filings. This is usually\u00a0one of the main factors which trigger a decrease in home prices.<\/p>\n<p>If a lis pendens is filed for a property, it means that the\u00a0owner failed to make the monthly mortgage or tax payments.
