In this interview, Michelle offers advice to beginners in the industry by stressing the importance of choosing a company that provides the best individualized training. When it comes to the NYC real estate market, she argues that \u201cPricing is key\u201d, so read on for more exciting insights from an elite broker!<\/p>\n

<\/span>\"Michelle<\/a>Q: What is your general assessment of\u00a0 NYC’s real estate market in 2015 and have you spotted some interesting market trends?<\/span><\/h4>\n

Pricing is key. The only way to sell a property at its highest selling potential is to price it accurately and get buyers in the door to see the space. In other words, if you have a solid product that is correctly priced, it will move. Using this formula, I have closed on over\u00a0$70M in the last 12 months with another\u00a0$15M that just went into contract.<\/p>\n

<\/span>Q: \u00a0What plans do you have for 2016?<\/span><\/h4>\n

I recently joined Corcoran,\u00a0which as a market leader offers a wonderful opportunity to provide my clients a heightened level of service and strategic support. In conjunction with the\u00a0array of innovative resources and tools\u00a0I now have I plan to continue expanding my business.<\/p>\n

<\/span>Q: \u00a0Do you have a current listing that you\u2019re particularly excited about?<\/span><\/h4>\n

I am absolutely thrilled about bringing\u00a0Tribeca for the last seven years and I can truly say this\u00a0is\u00a0the best of both worlds:\u00a0townhouse living on 3-levels with white-glove condominium amenities, offering over 2700 square feet of living space, airy 15-foot ceilings, gorgeous Carrera marble bathrooms, a\u00a0gourmet\u00a0kitchen outfitted in top-of-the-line appliances and custom cabinetry\u2014there are too many luxurious details to name!<\/p>\n

<\/span>Q: What does your job as a building specialist entail?<\/span><\/h4>\n

I am a general broker who works everywhere in the city but I also\u00a0had\u00a0the privilege of specializing in Trump Park Avenue<\/a> and Trump Tower<\/a>. As a building specialist, I\u00a0worked\u00a0closely with the properties, unit owners and staff. This not only allowed\u00a0me a more intimate understanding of the space, but it also helped\u00a0me raise the value of the units in these buildings continuously. Owners trust me for their investment choices and their timing of sales because of my unique position and expertise.<\/p>\n

<\/span>Q: What do you love most about your job?<\/span><\/h4>\n

I love\u00a0that I\u00a0am\u00a0able to team up with Corcoran this year and work out a strategic partnership\u00a0that allows me to better serve my clients.\u00a0Buying or selling a home is truly a journey and I enjoy being a part of it with my clients, helping them reach and often exceed their goals.<\/p>\n

<\/span>Q: What would you recommend to beginners in the industry?<\/span><\/h4>\n

Choose a company that provides the best individualized training and guidance. The beginning can be overwhelming in a myriad of ways and it is important to have the support you need from a manager who sees your personal strengths and weaknesses.\u00a0It is also important to know that this business is all about your contacts. I would advise beginners to figure out the best way to reach out and develop these contacts, as they will\u00a0eventually generate leads.<\/p>\n

<\/span>Q: Will the median sale price in Manhattan surpass $1.5M by 2020?<\/span><\/h4>\n

NYC Real estate prices\u00a0fluctuate in cycles of\u00a0approximately\u00a08-10 years, where\u00a0we have seen\u00a0prices double each cycle.\u00a0However, aside\u00a0from these projections,\u00a0there are\u00a0variables that can sway\u00a0this number. For example,\u00a0when all\u00a0of\u00a0the new\u00a0developments\u00a0that are currently being built\u00a0in\u00a0the city come to market, the median sales price of\u00a0real estate will likely surge because of the sheer volume of property on the market.<\/p>\n

<\/span>Q: Any other insights you\u2019d like to share?<\/span><\/h4>\n

Invest\u00a0in a broker who\u00a0you can trust and is an expert in your area, and you will have a more successful outcome.\u00a0I have helped all of my clients achieve or exceed their sale or purchase goals, which has in turn\u00a0has made me successful through\u00a0constant referrals from friends and clients.<\/p>\n
