On top of that, the neighborhood has the added bonus of being more low-key, relaxed, and rich in\u00a0greenery\u00a0than many a famed spot south of the Flatiron Building, making it a great place to find a long-term home.<\/p>\n<p>\u00a0<\/p>\n<p>So let\u2019s see what the local highlights are, be them giant or tiny, rich or old, but all of them looking spectacular. The mansion was <a href=\"http:\/\/therealdeal.com\/2013\/01\/18\/uws-mansion-with-hefty-tax-bill-hits-market-for-50m\/\" target=\"_blank\">on the market for $50M<\/a> back in 2013, but hasn\u2019t been picked up so far.<\/p>\n<p>\u00a0<\/p>\n<p><center><\/p>\n<p><\/center>\u00a0<\/p>\n<h4><span class=\"ez-toc-section\" id=\"Expensive_mansions_and_condos_give_the_neighborhood_its_rep\"><\/span>Expensive mansions and condos give the neighborhood its rep<span class=\"ez-toc-section-end\"><\/span><\/h4>\n<p>Since we\u2019re talking superlatives, the latter\u2019s price tag is nowhere near the <strong>largest transaction recorded in the neighborhood. <\/strong>A <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/45286302\/15-Central-Park-West-New-York-NY-10023\/\" target=\"_blank\">6,750-square-foot penthouse<\/a> atop the famed condo building, called simply The House, changed hands in 2012 for the staggering price of $88M.<\/p>\n<p>It comes with building amenities fit for a king, from a private dining room and wine cellar, to a beautiful library covered in walnut paneling and a health club. And most of all, just imagine waking up to that view!<\/p>\n<p>More recently, <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/45286300\/15-Central-Park-West-New-York-NY-10023\/\" target=\"_blank\">another unit in the building<\/a> scored<strong> the highest transaction in the past 12 months <\/strong>in UWS. 5,600 square feet of luxurious finishes and state-of-the-art appliances spread over 2 stories went for $45M, which is actually $3M less than what its previous owner paid for it in 2014.<\/p>\n<p>\u00a0<\/p>\n<p>\u00a0<\/p>\n<h4><span class=\"ez-toc-section\" id=\"Historical_UWS_is_rooted_in_19th_century_brownstones\"><\/span>Historical UWS is rooted in 19<sup>th<\/sup> century brownstones<span class=\"ez-toc-section-end\"><\/span><\/h4>\n<p>The Upper West Side boasts many a remnant of yesteryear architecture, and old, landmarked buildings abound in a neighborhood that is largely protected as a historic district. To name names, <strong>the 4 oldest buildings found here<\/strong> date back to 1880 and can be found on <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/17840\/108-W-75-St-New-York-NY-10023\/\" target=\"_blank\">75<sup>th<\/sup><\/a>, <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/19282\/107-W-82-St-New-York-NY-10024\/\" target=\"_blank\">82<sup>nd<\/sup>,<\/a> <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/18591\/38-W-83-St-New-York-NY-10024\/\" target=\"_blank\">83<sup>rd<\/sup><\/a> and<a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/18770\/10-W-87-St-New-York-NY-10024\/\" target=\"_blank\"> 87<sup>th<\/sup><\/a> Streets. The last buyer still paid close to $270K for it in 2014, but what it lacks in size, the co-op makes up in location \u2013 on Broadway, midway between Amsterdam and Columbus Avenues, getting a walk in Central Park or a night at the Lincoln Center Plaza is a breeze.<\/p>\n<p>However, our favorite tiny home might just be <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/123717643\/225-229-W-70-St-New-York-NY-10023\/\" target=\"_blank\">this plush co-op<\/a> a little further north. With 230 square feet to spare, it\u2019s tight, but lovely in its design, and the\u00a0former owner cashed in $390,000 when they sold it in 2014.<\/p>\n<h3><span class=\"ez-toc-section\" id=\"Building_stock_numbers_show_a_large_percentage_of_homeowner_households\"><\/span>Building\u00a0stock numbers show a\u00a0large percentage\u00a0of homeowner households<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>A sizable residential neighborhood, it\u2019s no surprise that the Upper West Side offers plenty of choices for home seekers. What makes it stand out is <strong>the high number of single- and two-family houses, 474 in total<\/strong>, far more than can be found in most Manhattan neighborhoods. It\u2019s also a more family-oriented and stable place to live, as it has one of the highest percentages of permanent residences on the island \u2013 <strong>more than 45% of all homes are bought and sold<\/strong>, rather than rented out.\u00a0However, rentals aren\u2019t scarce either,<strong> with 60,252 units to go around.<\/strong><\/p>\n<p>The older make-up of local real estate means co-ops are the most common dwelling for residents, and there are <strong>a total of 33,378 co-op units<\/strong> spread between 59<sup>th<\/sup> and 110<sup>th<\/sup> Streets. For those wearier of co-op boards, <strong>there\u2019s enough condos throughout the neighborhood, counting 19,559 units<\/strong>. Many of them are concentrated in newer developments around Lincoln Square, and in the Park West Village condo complex, across from Central Park.<\/p>\n<p>\u00a0<\/p>\n<p><center><\/p>\n<p><\/center>\u00a0<\/p>\n<p>Although it\u2019s vastly residential, you can still find the occasional office building along Broadway and in west Lincoln Square, but most local businesses find quarters in <strong>mixed-use buildings, of which there are 233<\/strong>.
