In fact, according to <a href=\"http:\/\/furmancenter.org\/files\/NYUFurmanCenterCiti_HomeownershipOpportunityNYC_AUG2016.pdf\" target=\"_blank\">a 2016 report by Citi<\/a> and <a href=\"http:\/\/www.census.gov\/quickfacts\/table\/PST045215\/3651000\" target=\"_blank\">2014 census data<\/a>, the majority of\u00a0New Yorkers will probably never achieve this. Today, only about 32% of New York residents own their home, half of the national average. While other things may factor in, one clear culprit is the huge cost of buying a home.<\/p>\n<p>So high are the prices in\u00a0New York that\u00a0what qualifies as enough money to buy a home elsewhere in the nation, barely suffices to cover the down payment on one in this city. Obviously, there are dramatic differences between boroughs in terms of home prices, and therefore\u00a0the median down payment needed to secure a loan also varies\u00a0immensely &#8211; <strong>from $79K, on average, in the Bronx, to a staggering $500K in Manhattan. In fact, it takes $200,000 more to afford the down payment on the typical Manhattan home than it does to use your cash to buy the <a href=\"https:\/\/fred.stlouisfed.org\/series\/MSPUS\" target=\"_blank\">average American home<\/a>.<\/strong><\/p>\n<p>Of those who bought a condo or a house\u00a0in New York this year<strong>, 37% paid cash, according to our most recent study on the home-purchase mortgage market, covering Manhattan, Brooklyn, Queens and the Bronx.<\/strong>\u00a0In Brooklyn, Queens and the Bronx the proportion of cash-only home sales stands at around a\u00a0third of all transactions, similar to <a href=\"http:\/\/www.corelogic.com\/blog\/authors\/molly-boesel\/2016\/06\/cash-sales-share-fell-sharply-in-march.aspx#.WE6ou_l95aR\" target=\"_blank\">national trends<\/a>. In contrast<strong>, Manhattan is\u00a0the only borough to consistently see over 50% of all yearly condo and house sales closed without financing,<\/strong>\u00a0despite the much higher prices.<\/p>\n<h3><span class=\"ez-toc-section\" id=\"Whats_the_mortgage_market_like_across_the_city\"><\/span>What\u2019s the mortgage market like across the city?<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p><strong>The proportion of home purchases using financing\u00a0in New York has kept relatively steady since 2012,<\/strong> fluctuating between a low of 59% in 2014 and<strong> a peak of 63% this year.<\/strong> In absolute numbers, mortgages taken to buy homes (excluding co-ops, which are not considered real property) have been climbing slightly\u00a0over the past 3 years, to reach an estimated 17,668 by the end of 2016.<\/p>\n<p>As for the median down payment on loans for condos and houses, percentage-wise it has stayed flat for the past 5 years, clocking in at 26% of the home\u2019s value. However, as prices have consistently risen in all New York\u00a0over these years, so has the value of the down payment<strong>. While in 2012 the median down payment on a house or condo across the 4 boroughs was $166,000, by 2016 it grew to a hefty $225,000.<\/strong><\/p>\n<p><a href=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2016\/12\/Nyc-2016-002.png\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-24728\" src=\"http:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2016\/12\/Nyc-2016-002.png\" alt=\"nyc-2016-002\" width=\"900\" height=\"658\" srcset=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2016\/12\/Nyc-2016-002.png 900w, https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2016\/12\/Nyc-2016-002.png?resize=300,219 300w, https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2016\/12\/Nyc-2016-002.png?resize=768,561 768w\" sizes=\"auto, (max-width: 900px) 100vw, 900px\" \/><\/a><\/p>\n<h3><span class=\"ez-toc-section\" id=\"A_startling_55_of_all_home_sales_in_Manhattan_were_cash-only\"><\/span>A startling 55% of all\u00a0home sales in Manhattan were cash-only<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p><strong>Manhattan stands out as the only borough with\u00a0more than half\u00a0of all home sales closed in cash.\u00a0This means that 3,570 buyers, accounting for\u00a055% of all home transactions in the borough, were able to pay the entire price of a Manhattan home up front. <\/strong>Meanwhile, all other boroughs recorded less than 40% all-cash transactions, and the national average stood at 33% in 2016.<\/p>\n<p>Even though prices are far higher than in other boroughs, cash-only transactions are still more common since the market here often appeals to a different type of buyer. Many homes in Manhattan are bought either by individuals with more wealth and, therefore, less incentive to get tied to long-term credit payments, or buyers that purchase homes as investments \u2013 foreign individuals\u00a0and companies looking to turn their assets back into liquidity should the market falter.<\/p>\n<h3><span class=\"ez-toc-section\" id=\"The_median_down_payment_on_a_Manhattan_home_doubled_in_the_last_10_years\"><\/span>The\u00a0median down payment on a Manhattan home doubled in the last 10 years<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>For the 45% of home sales that did secure a mortgage, the median down payment stayed nearly flat between 2012 and 2016, at 30-31%. These higher rates are due to the fact that most home loans in Manhattan qualify as jumbo loans, carrying higher down payments and loan requirements from banks.<\/p>\n<p>Meanwhile, <strong>in value, the median down payment shot upwards by no less than $267,000 in the past 10 years, due to price hikes in the Manhattan market, and it&#8217;s now $500,000. <\/strong>To give you some perspective, <strong>the median home price<\/strong> in the US increased by $59,000 over this time, to reach $301,000 last quarter. So in Manhattan, the down payment alone is more expensive, and rises much faster, than the entire <a href=\"https:\/\/www.propertyshark.com\/mason\/text\/infopages\/comparables.html\" rel=\"noopener\" target=\"_blank\">value of a home<\/a> in most of America.<\/p>\n<p><a href=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2016\/12\/All-Manhattan-002.png\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-24729\" src=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2016\/12\/All-Manhattan-002.png\" alt=\"all-manhattan-002\" width=\"900\" height=\"1031\" srcset=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2016\/12\/All-Manhattan-002.png 900w, https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2016\/12\/All-Manhattan-002.png?resize=262,300 262w, https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2016\/12\/All-Manhattan-002.png?resize=768,880 768w\" sizes=\"auto, (max-width: 900px) 100vw, 900px\" \/><\/a><\/p>\n<h3><span class=\"ez-toc-section\" id=\"Rich_buyers_in_Manhattan_make_high_down_payments_%E2%80%93_38_or_315_million\"><\/span>Rich buyers in Manhattan make high down payments &#8211; 38% or $3.15 million<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>On the other hand, luxury homes, those selling for $5M or more, were more frequently bought all-cash, with <strong>only 40% of luxury transactions involving a purchase loan\u00a0in 2016. <\/strong>This percentage has gone up from a historical low\u00a0in 2009, when only 27% of luxury home buyers in Manhattan took on a mortgage.<\/p>\n<p>Despite prices on the luxury market being so high, a wealthy home buyer in Manhattan actually pays more, proportionally, on their down payment than the average buyer. <strong>In 2016, that percentage rose to 38%, or a jaw-dropping $3.15M! <\/strong>However, this is actually a significant decrease from the historical peak of 50% &#8211; or $3.68M \u2013 back in 2009.<\/p>\n<p><a href=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2016\/12\/manhattan-luxury-002.png\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-24730\" src=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2016\/12\/manhattan-luxury-002.png\" alt=\"manhattan-luxury-002\" width=\"900\" height=\"1031\" srcset=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2016\/12\/manhattan-luxury-002.png 900w, https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2016\/12\/manhattan-luxury-002.png?resize=262,300 262w, https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2016\/12\/manhattan-luxury-002.png?resize=768,880 768w\" sizes=\"auto, (max-width: 900px) 100vw, 900px\" \/><\/a><\/p>\n<h3><span class=\"ez-toc-section\" id=\"All-cash_transactions_less_common_in_Brooklyn_make_up_only_30_of_the_market\"><\/span>All-cash transactions less\u00a0common in Brooklyn, make up only 30% of\u00a0the market<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p><strong>Brooklyn had the highest proportion of homes bought with a bank loan of the 4 boroughs we studied \u2013 70% \u2013 and this has been the case since 2009<\/strong>. The percentage varied over this time frame, but has been on the rise since 2014, when it reached 65%. As prices rise in the borough, more people looking for a home need to secure a loan to afford it.<\/p>\n<p>For these transactions, the median down payment was 25% every year since 2009, slightly lower then across all NYC. But while in 2009 this percentage represented a payment of $141,000, by 2016 <strong>the median down payment on\u00a0a home in Brooklyn rose to $226,000.<\/strong><\/p>\n<p><a href=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2016\/12\/Brooklyn-002.png\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-24731\" src=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2016\/12\/Brooklyn-002.png\" alt=\"brooklyn-002\" width=\"900\" height=\"1031\" srcset=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2016\/12\/Brooklyn-002.png 900w, https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2016\/12\/Brooklyn-002.png?resize=262,300 262w, https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2016\/12\/Brooklyn-002.png?resize=768,880 768w\" sizes=\"auto, (max-width: 900px) 100vw, 900px\" \/><\/a><\/p>\n<h3><span class=\"ez-toc-section\" id=\"Queens_sees_median_down_payment_jump_to_reach_188000\"><\/span>Queens sees median down payment jump to reach $188,000<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>The percentage of homes bought through a mortgage in Queens was 68% in 2016, up from 64% in 2014, on a trend that mirrors that in Brooklyn. Since home prices in Queens are catching up to the ones in Brooklyn, the similarity in these two mortgage markets comes as little surprise.<\/p>\n<p>The median down payment, too, is on the rise. Percentage-wise, it fluctuated ever so slightly since 2009; however, in terms of money, the hike is shocking.<strong>\u00a0In 2009 the median was $125,000, while just last year, it came in at about $160,000. In 2016, however, the median jumped\u00a0to $188,000<\/strong>.
