{"id":24866,"date":"2017-01-11T11:21:33","date_gmt":"2017-01-11T15:21:33","guid":{"rendered":"http:\/\/www.propertyshark.com\/Real-Estate-Reports\/?p=24866"},"modified":"2018-03-01T10:58:36","modified_gmt":"2018-03-01T08:58:36","slug":"top-20-nyc-commercial-lenders-2016","status":"publish","type":"post","link":"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/2017\/01\/11\/top-20-nyc-commercial-lenders-2016\/","title":{"rendered":"The Top 20 NYC Commercial Lenders in 2016"},"content":{"rendered":"<p>The commercial real estate market in New York remained strong in 2016, and CRE lending followed suit after <a href=\"https:\/\/therealdeal.com\/2016\/08\/19\/us-re-lending-bounces-back-in-q2-surpasses-2015-levels\/\" target=\"_blank\" rel=\"noopener\">the slump of the first quarter<\/a>. Encouraged by historical lows in interest rate, and a generally healthy evolution of the main commercial sectors in Manhattan \u2013 by far the largest CRE loan sub-market in the US \u2013 lender confidence stayed high and many institutions increased their spending from the previous year.<\/p>\n<p>The powerhouse sub-market that is Manhattan continued a healthy trend of high rents and steady occupancy rates in the multi-family and office sectors, according to reports by\u00a0<a href=\"http:\/\/www.cushmanwakefield.com\/en\/research-and-insight\/\" target=\"_blank\" rel=\"noopener\">Cushman &\u00a0Wakefield<\/a>\u00a0and\u00a0<a href=\"http:\/\/www.marcusmillichap.com\/research\/researchreports\/reports\/2016\/11\/23\/new-york-city-apartment-research-report\" target=\"_blank\" rel=\"noopener\">Marcus & Millichap<\/a>.<\/p>\n<p>The retail market in Manhattan, however, showed <a href=\"http:\/\/www.cushmanwakefield.com\/en\/research-and-insight\/unitedstates\/manhattan-retail-snapshot\/\" target=\"_blank\" rel=\"noopener\">some signs<\/a> of losing steam in the second half of 2016: availability rates went up and asking rents declined in the whole borough. Despite this, retail sales in brick & mortar shops grew year-over-year, boosting confidence that this volatility is just temporary and the retail property market will bounce back.<\/p>\n<p>So which were the financial heavyweights backing the city\u2019s commercial market in 2016?<\/p>\n<p>In our latest study,\u00a0<strong>we ranked the top 20 commercial lenders in New York based on the total volume\u00a0of credit issued last year, <\/strong>tracking changes in lenders\u2019 spending from 2015. The ranking covers loans issued on all multi-family, office, retail and industrial properties in 2016, as well as refinance loans, across four\u00a0boroughs \u2013 Manhattan, Brooklyn, Queens and the Bronx.<\/p>\n<h3><span class=\"ez-toc-section\" id=\"Deutsche_Bank_was_the_largest_lender_by_volume_but_JPMorgan_Chase_granted_the_most_loans\"><\/span><strong>Deutsche Bank was the largest lender by volume, but JPMorgan Chase\u00a0granted the most loans<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>The list of largest commercial mortgage lenders in New York <strong>was dominated by banking giants<\/strong><strong>, with Deutsche Bank leading the pack in terms of loan volume<\/strong>. Local Signature Bank was the second largest lender in 2016. JPMorgan Chase, Wells Fargo and Capital One also featured in the top 5, with JPMorgan Chase originating the highest number of loans \u2013\u00a0<strong>1,058<\/strong>.<\/p>\n<p>Deutsche Bank climbed to the top of the ranks with only 54 individual loans issued, in the sum of $7.55 billion, making for an average of $140 million per loan. By comparison, Signature Bank originated a host of commercial loans of smaller value \u2013 as many as 990 loans for a much lower average of $6.5 million.<\/p>\n<p><strong>Many of the lenders providing the highest-value loans for large projects were non-bank lenders and foreign banks:<\/strong>\u00a0MetLife, AXA, Deutsche Bank, Landesbank Baden-Wurttemberg, and Bank of China. Each of these lenders granted\u00a0a small number of loans in 2016, and all of them had\u00a0<strong>an average loan size of more than $100 million.<\/strong><\/p>\n<p>The single largest mortgage deal of the year was closed by JPMorgan Chase \u2013 a\u00a0<a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/20666\/9-25-W-57-St-New-York-NY-10019\/\" target=\"_blank\" rel=\"noopener\">whopping $1.2 billion<\/a>\u00a0for the Solow office building in <a href=\"https:\/\/www.propertyshark.com\/cre\/office\/us\/ny\/manhattan\/midtown-manhattan\/\" target=\"_blank\" rel=\"noopener\">Midtown<\/a>.<\/p>\n<p>Several non-bank institutions had significant market shares this past year, including global insurance giants like MetLife and\u00a0<strong>AXA \u2013 the latter having seen a shocking 700% growth in total mortgage value from 2015<\/strong>\u00a0\u2013 and the New York State HFA.<\/p>\n<p>Two smaller lenders strongly expanded investment in CRE last year. One was <strong>l<\/strong><strong>ocal Flushing Bank, which doubled its loan volume to<\/strong> <strong>top $1 billion in 2016<\/strong>, and ranked 19<sup>th<\/sup>. The other \u2013 Prudential Insurance Company of America \u2013 managed a whopping 191% increase year-over-year to come in last on our Top 20 Lenders list.<\/p>\n\n<table id=\"tablepress-112\" in the multi-family, office and retail sectors in 2016.<\/p>\n<h3><span class=\"ez-toc-section\" id=\"JPMorgan_Chase_originated_833_loans_on_multifamily_properties\"><\/span>JPMorgan Chase originated 833 loans on\u00a0multifamily properties<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>In total volume of credit, Signature Bank was by far the largest lender for multi-family properties, followed by the New York Community Bank. NYCB continues to be one of the most important players in its mortgage niche. However, its overall loan volume decreased by 39% from the previous year.<\/p>\n<p><strong>The most prolific lender was JPMorgan Chase, which issued a total number of 833 loans,<\/strong> including those originated by their subsidiary German American Capital Corporation.
