At the same time, the median sale price grew 9.4 percent for single family properties and 4.8 percent for condominiums. This is despite the fact that <a href=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/2016\/09\/08\/the-growth-of-urban-american-homes-in-the-last-100-years\/\" target=\"_blank\" rel=\"noopener\">Boston home sizes tend to be more modest<\/a>\u00a0at an average of 909 square feet.<\/p>\n<p>Job growth in the state is fueling demand in the residential sector. According to the <a href=\"http:\/\/lmi2.detma.org\/lmi\/Current_Month_unemploymnet.asp\" target=\"_blank\" rel=\"noopener\">Executive Office of Labor and Workforce Development<\/a>, Massachusetts added 75,000 jobs in 2016, bringing unemployment down to 2.8 percent, its lowest level in 16 years. Comparatively, the national rate stood at 4.7 percent in December 2016 per the <a href=\"https:\/\/www.bls.gov\/eag\/eag.us.htm\" target=\"_blank\" rel=\"noopener\">Bureau of Labor Statistics<\/a>.<\/p>\n<p>Taking Massachusetts\u2019 economic growth into account, we weren\u2019t surprised that the Commonwealth nabbed two spots in our <a href=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/2016\/12\/19\/most-expensive-zip-codes-in-the-u-s-in-2016\/\" target=\"_blank\" rel=\"noopener\">100 most expensive zip codes in the US for 2016<\/a> list. At a median sale price of $2,800,000, Boston\u2019s 02199 was just $15,000 short of breaking into the top 10, having landed on the 11<sup>th<\/sup> position<strong>. <\/strong>Massachusetts\u2019<strong> most expensive zip code<\/strong> managed this impressive feat with only five transactions concluded last year. All five properties are condo units within two of the most exclusive addresses in Boston\u2019s historic Back Bay neighborhood: The Residences at Mandarin Oriental and The Belvedere. \u00a0Back Bay is a celebrity hotspot in Boston having been home to such stars as power couple supermodel Giselle B\u00fcndchen and five-times Super Bowl champion Tom Brady.<\/p>\n<p>Unsurprisingly, Boston\u2019s prestigious Beacon Hill neighborhood is one of the priciest areas in Massachusetts for homeownership. With\u00a0a median home price of $1,430,000, the state\u2019s <strong>second most expensive zip code<\/strong>, 02108, is also the nation\u2019s 83<sup>rd<\/sup> most pricey one. A U.S National Historic Landmark District and home of the Massachusetts State House, Beacon Hill is a neighborhood of rich history and lavish homes.<\/p>\n<p>With the median home price at $1,331,000, Newton\u2019s 02468 is Massachusetts\u2019 <strong>third priciest<\/strong> <strong>zip code<\/strong>. Covering the village of Waban, one of 13 that make up the town of Newton, 02468 is among the nation\u2019s most affluent zip codes, known as<a href=\"http:\/\/www.washingtonpost.com\/sf\/local\/2013\/11\/09\/washington-a-world-apart\/?utm_term=.6537350af383\" target=\"_blank\" rel=\"noopener\"> \u2018Super Zips\u2019<\/a>. 83 percent of Waban residents possess college degrees and the median household income surpasses the $200,000 threshold.<\/p>\n<p>Although only the 12<sup>th<\/sup> priciest Massachusetts zip code overall, 02116 is not to be glossed over \u2013 this Boston zip code had the<strong> highest residential sales activity<\/strong> in the entire state. 430 transactions completed here in 2016 with a median home sale price of $980,000.<\/p>\n<p>But a picture of Massachusetts\u2019 residential real estate market wouldn\u2019t be complete without taking a closer look at the <strong>largest residential transactions of 2016<\/strong>. The state\u2019s three most expensive home sales originated in one zip code: Nantucket\u2019s 02554. The state\u2019s 4<sup>th<\/sup> most expensive zip code, with\u00a0a median home price of $1,200,000, Nantucket\u2019s 02554 also saw 317 properties change hands. <em>The<\/em> sale of the year, <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/111129279\/28-Easton-St-Nantucket-MA-02554\/\" target=\"_blank\" rel=\"noopener\">28 Easton St<\/a>., traded hands for a whopping $19,000,000 in early September. It was followed by the $15,000,000 sale of <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/111127761\/141-Cliff-Rd-Nantucket-MA-02554\/\" target=\"_blank\" rel=\"noopener\">141 Cliff Road<\/a>, a 7,626-square-foot single family home sitting on 2.7 acres of land. Massachusetts\u2019 third most expensive home to trade in 2016 was the 5-bedroom, 4-bathroom <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/111127972\/11-Sherburne-Tpke-Nantucket-MA-02554\/\" target=\"_blank\" rel=\"noopener\">11 Sherburne Turnpike<\/a>.
