Overall inventory sale prices dropped 5.44 percent for single family homes and 3.13 percent for condominiums, according to <a href=\"https:\/\/issuu.com\/bhhsnewenglandproperties\/docs\/2016q4?e=10883792\/43082221\" target=\"_blank\" rel=\"noopener\">Berkshire Hathaway HomeServices<\/a>.<\/p>\n<p>On the upper end of the housing spectrum, prices have been dropping in Connecticut. The luxury residential market remained soft, a <a href=\"http:\/\/www.ctpost.com\/business\/article\/High-end-residential-market-sees-lull-in-2016-10883336.php\" target=\"_blank\" rel=\"noopener\">trend many expect to continue<\/a> into 2017, due to abundant inventory outpacing demand. Fairfield County, the state\u2019s priciest area in regards to housing, saw a <a href=\"https:\/\/www.elliman.com\/reports-and-guides\/reports\/connecticut\/4q-2016-fairfield-county-sales\/28-785\" target=\"_blank\" rel=\"noopener\">15.3 percent price drop<\/a> across the luxury segment in the latter part of 2016.<\/p>\n<p>But even with a lukewarm housing market, Connecticut is still one of the most affluent states in the country. 7 zip codes in the state registered median sale prices over the $1,000,000 benchmark, with a further 10 going over the $500,000 mark. Unsurprisingly, Connecticut\u2019s Gold Coast dominates our top 50 most expensive zip codes, grabbing the top 17 spots.<\/p>\n<p>The <strong>#1 priciest zip code <\/strong>in Connecticut was Greenwich\u2019s 06870, with a median sale price of $1,375,000. 06870 \u2013 Old Greenwich \u2013 is known for high-priced homes, quaint shops and beautiful beaches. The historic Old Greenwich Railroad Station is serviced by the Metro-North train, which takes about an hour to New York\u2019s Grand Central Terminal. 06870 is also the<a href=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/2016\/12\/19\/most-expensive-zip-codes-in-the-u-s-in-2016\/\" target=\"_blank\" rel=\"noopener\"> 77<sup>th<\/sup> most expensive zip code in the U.S.<\/a><\/p>\n<p>Connecticut\u2019s <strong>2<sup>nd<\/sup> priciest zip code<\/strong> \u2013 06830 \u2013 also made it to our <a href=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/2016\/12\/19\/most-expensive-zip-codes-in-the-u-s-in-2016\/\" target=\"_blank\" rel=\"noopener\">top 100<\/a>, placing 78<sup>th<\/sup> nationwide. The median sales price here is $1,363,500. 06830 was also the setting for 3 of the 5 largest residential transactions in Connecticut in 2016, with a combined value of $41 million. Named the <a href=\"http:\/\/www.businessinsider.com\/richest-neighborhoods-in-america-2014-2?international=true&r=US&IR=T#1-the-golden-triangle-in-greenwich-conn-25\" target=\"_blank\" rel=\"noopener\">richest neighborhood in America <\/a>in 2014, the Golden Triangle is known for imposing estates, generous open spaces and winding country roads. The same article\u00a0named 06831, Connecticut\u2019s 9<sup>th<\/sup> most expensive zip, as the <a href=\"http:\/\/www.businessinsider.com\/richest-neighborhoods-in-america-2014-2?international=true&r=US&IR=T#16-round-hill-north-greenwich-in-greenwich-conn-10\" target=\"_blank\" rel=\"noopener\">16<sup>th<\/sup> most affluent neighborhood<\/a> in the U.S.<\/p>\n<p>New Canaan\u2019s 06840 was Connecticut\u2019s <strong>3<sup>rd<\/sup> most expensive zip<\/strong> in 2016 with a median sale price of $1,310,000. \u00a0\u00a0The affluent community is about 70 minutes by train from Grand Central Station and is home to many of the most influential banks and wealth management companies, as well as multiple hedge funds. New Canaan is also known for the Harvard Five and its central part in the modern design movement.<\/p>\n<p>Fairfield County was the setting for the five<strong> largest residential transactions to close in Connecticut in 2016<\/strong> \u2013 totaling $66.1 million. The state\u2019s second most expensive zip, 06830, nabbed three of the five biggest deals, including the top two. This includes the $16,250,000 sale of the two-story, 18,142-square-foot <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/108432556\/107-Indian-Head-Rd-Greenwich-CT-06830\/\" target=\"_blank\" rel=\"noopener\">107 Indian Head Road, Greenwich<\/a> Connecticut\u2019s most expensive home to sell last year, and the 6-bedroom <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/108423237\/46-Byram-Dr-Greenwich-CT-06830\/\" target=\"_blank\" rel=\"noopener\">46 Byram Drive, Greenwich<\/a> which sold for $14,000,000 back in February 2016.<\/p>\n<p>Stamford\u2019s 06902 was the <strong>zip code with the highest sales activity<\/strong> in our\u00a0list, registering 542 transactions.
