Under the REO Program, <a href=\"http:\/\/www.nytimes.com\/2009\/01\/15\/nyregion\/15vacant.html?_r=1\" target=\"_blank\" rel=\"noopener\">the City will use a third-party<\/a> non-profit organization \u2013 <a href=\"http:\/\/www.neighborhoodrestore.com\/index_rh.html\" target=\"_blank\" rel=\"noopener\">Restored Homes HDFC<\/a> \u2013 to acquire and rehabilitate REO properties and re-sell them at affordable prices.<\/p>\n<p>Currently over 41 properties are available for sale under the program, most of them located in battered neighborhoods in Staten Island and Brooklyn.\u00a0 Restored Homes together with its affiliate organization\u00a0 Restoring Urban Neighborhoods LLC\u00a0 has spent $7,049,271 acquiring 37 of these properties (purchase price was not available on four properties) and is looking to sell them for at least $11,310,000 according to their website (price can vary on income eligibility).\u00a0 Asking prices range from $150,000 for a single-family home in Staten Island to $425,000 for a <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/219546\/249-Ridgewood-Ave-Brooklyn-NY-11208\/\" target=\"_blank\" rel=\"noopener\">three-family home<\/a> in Brooklyn on Ridgewood Avenue.<\/p>\n<div>\n<div id=\"attachment_2778\" style=\"width: 598px\" class=\"wp-caption alignnone\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-2778\" class=\"size-full wp-image-2778\" title=\"Renovated-REO-Property\" src=\"http:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2010\/07\/Renovated-REO-Property.jpg\" alt=\"Renovated REO Property in Brooklyn | Before and After\" width=\"588\" height=\"249\" srcset=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2010\/07\/Renovated-REO-Property.jpg 588w, https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2010\/07\/Renovated-REO-Property.jpg?resize=300,127 300w\" sizes=\"auto, (max-width: 588px) 100vw, 588px\" \/><p id=\"caption-attachment-2778\" class=\"wp-caption-text\">Renovated REO Property in Brooklyn | Before and After<\/p><\/div>\n<\/div>\n<p>A study made on 21 properties currently listed for sale shows asking prices 26.6% off what foreclosed owners paid for them between 2004 and 2007. The biggest price difference, $305,000, is for a two-family dwelling in Queens. The property, located on <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/771219\/168-13-118-Rd-Queens-NY-11434\/\" target=\"_blank\" rel=\"noopener\">168-13 118th Road,<\/a> was purchased in June 2006 for $680,000, was repossessed in January 2009, and is now offered for sale for $375,000.<\/p>\n<p>According to the Restored Homes website, it managed to successfully restore and re-sell 22 properties.\u00a0 The latest property to be sold, according to our records, was a <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/171663\/279-Clifton-Pl-Brooklyn-NY-11216\/\" target=\"_blank\" rel=\"noopener\">single-family home in Bedford-Stuyvesant<\/a>. It sold in May 2010\u00a0 for $416,600.<\/p>\n<p>The month of May has been busy from an acquisition perspective as five new REO properties have been purchased through the program, all of them in Queens. None are available yet for purchase through the program.
