Given the fact that many historic buildings located in Manhattan are tax exempt, we weren&#8217;t really surprised when we saw that landmark staples such as the Chrysler Building and Madison Square Garden had made the list.<\/p>\n<p>CommercialCaf\u00e9 compiled a list of the top 20 properties in the U.S. that save the most on taxes. To come up with a \u201ctrue\u201d list of tax-exempt properties, the study includes only privately owned properties.<\/p>\n<p><strong>Among<\/strong><strong>\u00a0the 20 properties that made the list, eight are major hospitals.<\/strong>\u00a0Half of them are located within NYC, while the other four are in Maryland and Ohio. The hospitals from the list are all non-profit. <a href=\"http:\/\/health.usnews.com\/health-care\/best-hospitals\/articles\/best-hospitals-honor-roll-and-overview\" target=\"_blank\" rel=\"noopener\">U.S. News &amp; World Report<\/a>\u00a0recently ranked the Cleveland Clinic and Johns Hopkins Hospital\u2014two contenders on the list of exempt properties\u2014as the second- and third-best hospitals in the country.<\/p>\n<h3 style=\"text-align: left;\"><span class=\"ez-toc-section\" id=\"1_One_Bryant_Park_%E2%80%93_74098132_in_exemptions\"><\/span>#1 <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/15271\/1111-Avenue-of-the-Americas-New-York-NY-10036\/\" target=\"_blank\" rel=\"noopener\">One Bryant Park<\/a> \u2013 $74,098,132 in exemptions<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<div id=\"attachment_27983\" style=\"width: 777px\" class=\"wp-caption aligncenter\"><a href=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2017\/08\/Bank-of-America-Tower.jpg\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-27983\" class=\"wp-image-27983 size-full\" src=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2017\/08\/Bank-of-America-Tower.jpg\" alt=\"Bank of America Tower\" width=\"767\" height=\"867\" srcset=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2017\/08\/Bank-of-America-Tower.jpg 767w, https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2017\/08\/Bank-of-America-Tower.jpg?resize=265,300 265w\" sizes=\"auto, (max-width: 767px) 100vw, 767px\" \/><\/a><p id=\"caption-attachment-27983\" class=\"wp-caption-text\">Bank of America Tower (via PropertyShark)<\/p><\/div>\n<p>Home to Bank of America, the office tower at 1111 Avenue of the Americas in Manhattan boasts the highest tax exemption of all privately-owned buildings in the U.S.<\/p>\n<p>The owner of One Bryant Park, The Durst Organization, was granted $650 million in triple tax-exempt Liberty Bonds to build its Midtown Manhattan building. Congress approved the Liberty Bond program in 2002 \u2013 a program that was deemed necessary in the wake of 9\/11 to boost the local economy and entice development.<\/p>\n<p><a href=\"https:\/\/www.yardimatrix.com\/\" target=\"_blank\" rel=\"noopener\">Yardi Matrix<\/a> data shows that financing for the project was issued in four components, by the New York Liberty Development Corp., Second Priority Liberty Revenue Refunding Bonds, Series 2010, with Bank of New York Mellon acting as trustee.<\/p>\n<h3><span class=\"ez-toc-section\" id=\"2_Barclays_Center_%E2%80%93_57175298_in_exemptions\"><\/span>#2 <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/147783\/620-Atlantic-Ave-Brooklyn-NY-11217\/\" target=\"_blank\" rel=\"noopener\">Barclay&#8217;s Center<\/a> \u2013 $57,175,298 in exemptions<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>Located at 620 Atlantic Ave. in Brooklyn, and home to the Brooklyn Nets, the famed multi-purpose arena boasts $57 million in yearly tax exemptions. The project was started in 2004 by Bruce Ratner of Forest City Ratner Cos., who bought the Nets for $300 million and decided to build a new home for the team. After facing various delays and a major financial crisis, the arena opened its doors in 2012.<\/p>\n<p>The Barclay&#8217;s Center might not have been standing today, if not for the favorable\u00a0<a href=\"https:\/\/www.netsdaily.com\/2008\/10\/21\/1353300\/irs-approves-tax-free-bonds-for\" target=\"_blank\" rel=\"noopener\">ruling of the IRS in 2008<\/a>. The IRS granted New York sports teams use of tax-free bonds to build stadiums or arenas. A total of $511 million in tax-exempt <a href=\"https:\/\/emma.msrb.org\/EP374892-EP290943-EP686334.pdf\" target=\"_blank\" rel=\"noopener\">PILOT Revenue Bonds, Series 2009<\/a>, were granted to the Barclay&#8217;s Center. Section 429 of the real property tax law of 1982 grants the arena a tax-exempt status. Owned by Madison Square Garden Co., the property remains tax free under one condition: that all Knicks and Rangers home games are to be held at the arena.<\/p>\n<p>City lawyers made The Garden permanently tax-exempt unintentionally, but so far, no initiatives have managed to change that.\u00a0In 2014,\u00a0The New York Times\u00a0took a look at how much the property saved on taxes over the course of 32 years. The tower\u2019s tax-exempt status goes back to\u00a0<a href=\"http:\/\/library.cooper.edu\/archive\/charter\/cu_charter_1.html\">Cooper Union\u2019s charter of 1859<\/a>.
