Prices rose over 5%, while inventory, days on the market, months of supply and new listings all fell according to the <a href=\"http:\/\/www.marealtor.com\/news\/2018\/01\/24\/home-sales-down-in-december-and-down-for-2017\" target=\"_blank\" rel=\"noopener\">Massachusetts Association of Realtors<\/a>.<\/p>\n<p>There was noticeable price growth across the market\u2019s upper end as well, with 13 out of the top 50 most expensive zip codes in Massachusetts posting median sale prices over the $1 million mark. By comparison, <a href=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/2017\/02\/23\/expensive-zip-codes-massachusetts-2016\/\" target=\"_blank\" rel=\"noopener\">2016 rankings<\/a> featured only 10 zips in the +$1 million category.<\/p>\n<p>The state\u2019s top two priciest zips also rank among <a href=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/most-expensive-zip-codes-in-the-us\" target=\"_blank\" rel=\"noopener\">the nation\u2019s 100 most expensive zip codes<\/a>, while 2016\u2019s most expensive zip code, didn\u2019t make it into 2017 rankings due to a lack of sales. With a $2.8 million median in 2016, 02199 far outpriced all other Massachusetts zips thanks to a handful of high-priced condo sales in exclusive Back Bay high-rises. In 2017 however, only four properties traded hands here.<\/p>\n<p>Including Boston\u2019s prestigious Beacon Hill neighborhood, 02108 ranked as the <strong>#1 most expensive zip code in Massachusetts<\/strong> in 2017. \u00a0Bursting with historic homes and upscale mansions, Beacon Hill posted a $1,432,500 median sale price, a slight uptick from 2016 figures. The Suffolk County zip climbed one position in Massachusetts rankings, while on a national level it rose two positions, becoming the #81 priciest zip code in the U.S.<\/p>\n<p>Rising three spots over the course of the year, Wellesley Hills\u2019 02481 ranks as the <strong>#2 most expensive zip code in Massachusetts<\/strong>. With a median sale price of $1,400,000, Wellesley Hills is also the #97 most expensive zip code in the nation. 02481\u2019s rise is thanks to a 9.6% increase in median sale price.<\/p>\n<p>Maintaining its 2016 ranking thanks to a slight uptick in the median sale price, Newton\u2019s 02468 remains the <strong>#3 priciest zip code in Massachusetts<\/strong>. The upscale zip boasts a $1,334,500 median price and covers the village of Waban, one of the most affluent communities in the country.<\/p>\n<p>The <strong>#1 most expensive sale of the year<\/strong> was recorded in 02493 with <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/111093992\/5-Concord-Rd-Weston-MA-02493\/\" target=\"_blank\" rel=\"noopener\">5 Concord Road, Weston<\/a>, which traded hands for $15,600,000. The 9-bed Georgian boasts 12,589 square feet of living space with 18 acres of grounds that include orchards, gardens \u2013 including a perennial English garden \u2013, and park-like grounds. A heated pool, 4,000+ bottle wine cellar, sauna, in-home gym, greenhouse, library, staff quarters, and a 4-car garage are just some of the estate\u2019s pricey features.<\/p>\n<p>2017\u2019s top sale was recorded in 02493, the #4 most expensive zip code in Massachusetts. Slightly up from 2016 levels, 02493\u2019s median sale price clocked in at $1,331,000. The second most expensive sale of the year was recorded in Nantucket\u2019s 02554, which with a $1,240,000 median sale price ranks as the #6 most expensive zip in the Commonwealth.<\/p>\n<p>The <strong>#2 most expensive sale<\/strong> of 2017, <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/111127315\/13-Squam-Rd-Nantucket-MA-02554\/\" target=\"_blank\" rel=\"noopener\">13 Squam Road, Nantucket<\/a> enjoys an enviable oceanfront location in 02554. The 8-bed home comes with a tennis court, pool, a carriage house turned 3-car garage, landscaped gardens, and expansive outdoor living space with perks like a gas firepit.
