While <a href=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/2017\/03\/16\/most-expensive-zip-codes-in-connecticut-in-2016\/\" target=\"_blank\" rel=\"noopener\">2016 saw prices dip<\/a>, 2017 brought modest price gains, with December figures up 1% for single-family homes and 0.9% for condominiums, per the <a href=\"https:\/\/www.ctrealtors.com\/Customer-Content\/www\/press-releases\/PDFs\/December2017Stats.pdf\" target=\"_blank\" rel=\"noopener\">Connecticut Association of Realtors<\/a> (CTR).<\/p>\n<p>When it comes to Connecticut\u2019s 50 most expensive zip codes, however, The Constitution State saw medians grow in 25 zips, while 5 zip codes maintained year-ago figures. Furthermore, 10 new zips made it into our top 50, and only one zip code \u2013 06777 in New Preston Marble Dale \u2013 experienced double-digit price reductions. On the other end of the spectrum, 8 zip codes saw their medians grow by double-digit percentages.<\/p>\n<p>Among them was Greenwich\u2019s 06830, which saw its median sale price expand by 16%. Reaching a median of $1,597,500, this pricey zip rose from last year\u2019s #2 to become the <strong>#1 most expensive zip code in Connecticut<\/strong>. In fact, 06830 is among <a href=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/most-expensive-zip-codes-in-the-us\" target=\"_blank\" rel=\"noopener\">the 100 most expensive zip codes nationwide<\/a>, ranking 89<sup>th<\/sup>.<\/p>\n<p>Greenwich was also the setting for <strong>Connecticut\u2019s largest sale <\/strong>in 2017. Trading hands in late November, 9 Sabine Farm Road, Greenwich fetched $25,000,000 in zip 06831, the #8 most expensive in the state. The 19.5-acre farm was initially listed for $31.5 million by hedge fund billionaire Stanley Druckenmiller, after picking up the property for a reported $23 million back in 2004, per\u00a0\u00a0<a href=\"https:\/\/www.greenwichtime.com\/business\/article\/25M-Greenwich-home-sale-fetches-year-s-biggest-12372354.php?cmpid=fbsocialflow#photo-14580324\" target=\"_blank\" rel=\"noopener\">Greenwich Time<\/a>.<\/p>\n<p>Built in 1910, the decadent estate was designed by famed architects Hunt &amp; Hunt for publishing tycoon H. J. Fisher. The 12,200-square-foot mansion underwent significant upgrades and renovations during Druckenmiller\u2019s ownership. The estate includes an 8-bed main house, a 3-bed guest cottage, pool, cabana, 4-car garage, a bevy of fireplaces, and meticulously landscaped grounds.<\/p>\n<p>While Greenwich\u2019s 06831 may have boasted the year\u2019s priciest sale, the <strong>largest sales<\/strong> <strong>volume <\/strong>was registered in Fairfield\u2019s 06824. Connecticut\u2019s #14 most expensive zip closed 540 sales in 2017 with a $625,000 median sale price. Stamford\u2019s 06902 was close behind with 513 sales, although at a noticeably lower median of $368,500.<\/p>\n<p>With a median sale price of $1,575,000, Riverside\u2019s 06878 ranks as the <strong>#2 most expensive zip in Connecticut<\/strong>, thanks to a whopping 37% price expansion. Ending the year as Connecticut&#8217;s #10 priciest zip, Southport\u2019s 06890 also saw a major gain in its median sale price, expanding by 23%. At a\u00a0jaw-dropping 48% appreciation in median sale price, South Kent\u2019s 06785 emerged as the<strong>\u00a0#1 fastest rising zip code<\/strong> in Connecticut in 2017.<\/p>\n<p>Due to a modest 2% median price growth, 06870 in Old Greenwich slid from 2016\u2019s #1 spot to become the #<strong>3 most expensive zip code in Connecticut<\/strong> with a median of $1,450,000 and 91 sales. Comparatively, 06870 ranked as the <a href=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/2016\/12\/19\/most-expensive-zip-codes-in-the-u-s-in-2016\/\" target=\"_blank\" into account condo, co-op, single- and the two-family homes.
