Meanwhile, as foreclosures trended down year-over-year across the city, Manhattan saw a 39% surge in foreclosure activity. As such, it was the sole borough to post an increase in foreclosures in 2019. <\/p>\n\n\n\n<p>Nonetheless, Manhattan still had the lowest total number of foreclosures \u2013 149 unique cases in the entire year; on the other end of the spectrum, Queens had 1,164. Additionally, Staten Island proved to be the steadiest borough for foreclosure activity in 2019, remaining relatively flat compared to its 2018 figures. <\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"801\" height=\"598\" src=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2020\/02\/NYC-forcs_borough.png\" alt=\"\" class=\"wp-image-37128\" srcset=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2020\/02\/NYC-forcs_borough.png 801w, https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2020\/02\/NYC-forcs_borough.png?resize=300,224 300w, https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2020\/02\/NYC-forcs_borough.png?resize=768,573 768w\" sizes=\"auto, (max-width: 801px) 100vw, 801px\" \/><\/figure>\n\n\n\n<p>Overall, NYC had a total of 3,056 first-time foreclosure cases\nin 2019, compared to 2018\u2019s 3,237 \u2013 marking the second consecutive year of\ndecreased foreclosure activity in the city. In fact, NYC recorded its lowest\nforeclosure volume since 2016. However, zooming out to a five-year snapshot of\nforeclosure trends shows that 2019 still saw more than double the amount of\nfirst-time foreclosures (114%) than were recorded in 2014. <\/p>\n\n\n\n<p>Specifically, while unique <a href=\"https:\/\/www.propertyshark.com\/mason\/NY\/Bronx\/Foreclosures\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\"foreclosures in the Bronx (opens in a new tab)\">foreclosures in the Bronx<\/a> were only 21% above their 2014 levels, first-time foreclosures in Queens doubled in five years, and Brooklyn registered a 187% higher incidence of foreclosures in 2019. Furthermore, Staten Island was in a league of its own, with foreclosure activity 313% higher last year than it was in 2014; there were 562 unique cases here in 2019. <\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"801\" height=\"585\" src=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2020\/02\/NYC-forcs-1.png\" alt=\"\" class=\"wp-image-37129\" srcset=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2020\/02\/NYC-forcs-1.png 801w, https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2020\/02\/NYC-forcs-1.png?resize=300,219 300w, https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2020\/02\/NYC-forcs-1.png?resize=768,561 768w\" sizes=\"auto, (max-width: 801px) 100vw, 801px\" \/><\/figure>\n\n\n\n<p>Similar to the trend of foreclosures, <a href=\"https:\/\/www.propertyshark.com\/mason\/NY\/New-York-City\/Pre-Foreclosures\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\"pre-foreclosures in NYC (opens in a new tab)\">pre-foreclosures in NYC<\/a> also trended downward in 2019; 7% fewer residential lis pendens were filed last year than the year before. In particular, Queens recorded the largest Y-o-Y drop, with 20% fewer pre-foreclosure cases than in 2018. Conversely, Staten Island had 4% more lis pendens in 2019 than it did in 2018. &nbsp;<\/p>\n\n\n\n<p>All in all, pre-foreclosure incidences have been trending steadily downward. Moreover, last year marked the lowest volume since at least 2014 \u2013 the sixth consecutive year of decreasing activity. In fact, the 9,185 lis pendens filings recorded city-wide in 2019 represented a 35% drop compared to 2014 levels. <\/p>\n\n\n\n<p>Notably, Manhattan \u2013 which consistently had the lowest number of lis pendens of any borough in the past six years \u2013 saw pre-foreclosures drop by 24%. But, Queens experienced the largest decrease in pre-foreclosure filings, with 45% fewer lis pendens recorded in 2019 than in 2014. &nbsp;<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"801\" height=\"585\" src=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2020\/02\/NYC-Lis-pendens.png\" alt=\"\" class=\"wp-image-37130\" srcset=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2020\/02\/NYC-Lis-pendens.png 801w, https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2020\/02\/NYC-Lis-pendens.png?resize=300,219 300w, https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2020\/02\/NYC-Lis-pendens.png?resize=768,561 768w\" sizes=\"auto, (max-width: 801px) 100vw, 801px\" \/><\/figure>\n\n\n\n<h3 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Foreclosure_Increase_Only_in_Manhattan_Record_39_Surge\"><\/span>Foreclosure Increase Only in <strong>Manhattan, Record 39% Surge<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h3>\n\n\n\n<p>Although foreclosure activity trended downward city-wide, Manhattan stood out among the five boroughs as the only one where the number of first-time foreclosures went up; its total of 149 cases in 2019 was a 39% increase in first-time foreclosures.<\/p>\n\n\n\n<p> It must be noted, however, that the 107 first-time foreclosures recorded in 2018 represented an unusually low figure for Manhattan, which had been averaging 140 foreclosures annually in the previous three years.<\/p>\n\n\n\n<p>The highest concentration of <a href=\"https:\/\/www.propertyshark.com\/mason\/NY\/Manhattan\/Foreclosures\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\"foreclosures in Manhattan (opens in a new tab)\">foreclosures in Manhattan<\/a> last year was recorded in the 10019 zip code. Covering parts of Clinton and Chelsea, 10019 saw 20 first-time foreclosures last year \u2013 13% of the borough\u2019s yearly total. &nbsp;<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"801\" height=\"499\" src=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2020\/02\/Manhattan-forcs.png\" alt=\"\" class=\"wp-image-37131\" srcset=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2020\/02\/Manhattan-forcs.png 801w, https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2020\/02\/Manhattan-forcs.png?resize=300,187 300w, https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2020\/02\/Manhattan-forcs.png?resize=768,478 768w\" sizes=\"auto, (max-width: 801px) 100vw, 801px\" \/><\/figure>\n\n\n\n<p>Even as foreclosure activity was up in Manhattan in 2019, pre-foreclosures were down, coming in 7% below the borough\u2019s 2018 figures \u2013 422 in 2019 compared to 452 in 2018. As a result, Manhattan had the lowest foreclosure and pre-foreclosure counts of the five boroughs, a recurring theme in recent years. <\/p>\n\n\n\n<p>Manhattan also experienced the second-lowest increase in foreclosures during the last five years. Its 2019 total was only 25% higher than the 119 cases recorded in 2014; only the Bronx experienced a slower pace (21%). In the same timeframe, pre-foreclosures decreased by 24% in 2019 when compared to 2014.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Bronx_Foreclosures_Down_21_Marking_Sharpest_Drop_in_All_Five_Boroughs\"><\/span><strong>Bronx Foreclosures Down 21%, Marking Sharpest Drop in All Five Boroughs<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h3>\n\n\n\n<p>Of all five boroughs, the Bronx experienced the sharpest decrease in first-time foreclosures. In 2019, there were 375 first-time foreclosures here \u2013 a 21% drop below 2018 levels. Incidentally, 2019 figures were 21% above 2014 foreclosure figures in Bronx County. <\/p>\n\n\n\n<p>Foreclosure cases were concentrated in the 10469 zip code, encompassing parts of Williamsbridge, Baychester, Woodlawn, Wakefield and Eastchester; 65 foreclosures were logged in this zip code in 2019, for 17% of the borough\u2019s annual volume. <\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"801\" height=\"584\" src=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2020\/02\/The-Bronx-forcs.png\" alt=\"\" class=\"wp-image-37132\" srcset=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2020\/02\/The-Bronx-forcs.png 801w, https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2020\/02\/The-Bronx-forcs.png?resize=300,219 300w, https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2020\/02\/The-Bronx-forcs.png?resize=768,560 768w\" sizes=\"auto, (max-width: 801px) 100vw, 801px\" \/><\/figure>\n\n\n\n<p>Pre-foreclosures in the Bronx dipped 2% last year for a\ntotal of 1,254 residential lis pendens. And, similar to Manhattan, the Bronx\nmarked its sixth consecutive year of decreased pre-foreclosure activity; 2019\nincidences were 35% below 2014 figures. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Brooklyn_Zip_Becomes_NYC_Foreclosure_Hotspot_Recording_4_of_All_NYC_Cases\"><\/span><strong>Brooklyn Zip Becomes NYC Foreclosure Hotspot, Recording 4% of All NYC Cases<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h3>\n\n\n\n<p>Brooklyn foreclosures slid 9% last year, recording 806 unique cases, the second-highest volume in the five boroughs. Here, the foreclosure hotspot was in zip 11236 \u2013 which covers parts of Canarsie, Flatlands, Marine Park, Mill Basin and Bergen Beach \u2013 with 120 first-time foreclosures, accounting for 15% of the borough\u2019s annual volume. <\/p>\n\n\n\n<p>This was also the highest number of foreclosures observed in any NYC zip code in 2019; it represented 4% of all first-time foreclosures reported last year in NYC.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"801\" height=\"584\" src=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2020\/02\/Brooklyn-forcs.png\" alt=\"\" class=\"wp-image-37133\" srcset=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2020\/02\/Brooklyn-forcs.png 801w, https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2020\/02\/Brooklyn-forcs.png?resize=300,219 300w, https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2020\/02\/Brooklyn-forcs.png?resize=768,560 768w\" sizes=\"auto, (max-width: 801px) 100vw, 801px\" \/><\/figure>\n\n\n\n<p>Brooklyn also had the\nsecond-highest increase in foreclosures when considering its five-year\nevolution; &nbsp;last year\u2019s figures were a\nwhopping 187% higher than its 2014 foreclosure cases. Moreover, in the same\nperiod, pre-foreclosures decreased at the second-lowest pace in NYC with a drop\nof only 27%. To top it off, Brooklyn was one of only two boroughs where the\nnumber of lis pendens went up Y-o-Y; its 3% uptick resulted in 3,197\npre-foreclosures, the highest figure for any borough. &nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Pre-Foreclosure_Drop_Sharpest_in_Queens_Declining_20_Y-o-Y\"><\/span><strong>Pre-Foreclosure Drop Sharpest in Queens, Declining 20% Y-o-Y<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h3>\n\n\n\n<p>Queens had the most first-time foreclosures recorded in 2019 with 1,164 \u2013 the highest number of all five boroughs and double its 2014 levels. Here, the number of cases remained virtually unchanged, with 562 unique cases in 2019 compared to 560 in 2018. Staten Island\u2019s foreclosure hotspot was zip 10314. Located in the neighborhood of Mid-Island, 14% of the borough\u2019s cases \u2013 79 first-time foreclosures \u2013 took place in the 10314 area. <\/p>\n\n\n\n<p>While foreclosure levels remained\nunchanged in the borough, lis pendens filings did increase by 4% Y-o-Y, marking\nthe highest increase in all five boroughs. Even so, last year\u2019s 1,378\npre-foreclosure filings were still 30% below Staten Island\u2019s 2014 levels. Because auctions are frequently\npostponed and\/or rescheduled, the statistics referenced in this report include\nonly first-time foreclosures to avoid over-reporting the number of distressed\nproperties in the city.<\/p>\n\n\n\n<p>We report separately on lis pendens (pre-foreclosure)\nfilings \u2013 legal notices that mark the beginning of the foreclosure process.<\/p>\n\n\n\n<p>This report focuses exclusively on residential\nproperties (single- and two-family homes, condos and co-op units) that were\nscheduled for auction for the first time in 2019.<\/p>\n\n\n\n<p>Pre-foreclosure data refers to unique properties that\nhad at least one lis pendens filing in 2019, which may be a first-time filing\nor a re-filing.
