However, commuters from all over the surrounding areas \u2013 who are unable to afford the borough\u2019s prohibitive housing costs \u2013 crowd the highways at rush hour. <\/p>\n\n\n\n<p>For housing and commuting alternatives, we looked over the Hudson\nto see which New Jersey towns were best for those working in downtown Manhattan.\nHence, we compiled a list of New Jersey commuter towns located within a 30-mile\nradius of downtown Manhattan (using Google Maps) and calculated the average\ncommute time via mass transit. We set the travel time for 9 a.m. on Monday. <\/p>\n\n\n\n<p>Furthermore, because commute time is not the only concern\nwhen it comes to location, we also broadened the scope and looked at the\nfollowing attributes for each town: median home price, school rating according\nto GreatSchools.com and crime rate according to the FBI database. We weighted\nthe metrics of each attribute as follows: 40% for commute time, 30% for home\naffordability, 15% for crime rate and 15% for school score. Check out the top\ncities below.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Hackensack_Has_the_Full_Package\"><\/span><strong>Hackensack Has the Full Package<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h3>\n\n\n\n<p>Hackensack tops the list with sound metrics in both the commuting\nand home price categories. Located only 12 miles from NYC, the town has a\n65-minute average commute time. <\/p>\n\n\n\n<p>In terms of mass transportation, there is a direct bus\nservice to the Port Authority Bus Terminal in Manhattan. Further sweetening the\ndeal is the town\u2019s $237,500 median home sale price. <\/p>\n\n\n\n<p>Plus, the city has good safety and school ranking, and boasts\na university campus and the nation\u2019s fourth-largest teaching hospital,\nHackensack University Medical Center. However, it was the excellent commute and\nhome pricing that propelled it to # 1 on our list. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Hudson_County_and_Bergen_County_Offer_the_Most_Alternatives\"><\/span><strong>Hudson County and Bergen County Offer the Most Alternatives<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h3>\n\n\n\n<p>Hudson County boasted the most cities, a total of four out of our top 10, followed closely by Bergen County which offered 3 cities, including our front-runner, Hackensack. Essex County had only two cities present in the top and Union County was represented by Rahway, NJ.<\/p>\n\n\n\n<p>West New York and Union City \u2013 ranking second and third on\nour list, respectively \u2013 are both only five miles from Manhattan and have\ndirect bus service to the Port Authority Bus Terminal. Union City has a low,\n39-minute commute time, while West New York lags by only 2 minutes with a\n41-minute commute. Home prices are similar; Union City is a bit more\nexpensive with a $392,000 median compared to West New York\u2019s $357,000. <\/p>\n\n\n\n<p>For those on a budget, Rahway\u2019s $280,450 median home sale price is well below the $300,000 threshold. Located 16 miles from Manhattan, it has an excellent safety score. It is located 13 miles from Manhattan and has a 55-minute average commute time with direct bus service to the Port Authority Bus Terminal in Manhattan. Teaneck is the city with the highest median home sale price in our top 10: $402,328.<\/p>\n\n\n\n<p>Boasting\nthe best schools in our top 10 (alongside Bergenfield), Nutley is also noteworthy;\nit has an exceptional safety rating and is only 11 miles from Manhattan via a\n66-minute commute. However, the city also recorded the second-highest median\nhome price in the top 10 at $399,950.<\/p>\n\n\n\n<p>Looking at individual metrics, other New Jersey commuter\ntowns had the highest score on our list in one of the following specific\nattributes: best commute time, best school ranking and highest safety level. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Hoboken_%E2%80%93_A_Dream_Commute_Time\"><\/span><strong>Hoboken \u2013 A Dream Commute Time<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h3>\n\n\n\n<p>Hoboken surpasses the other towns on our list in one key metric;\nat just two miles from New York City, it is geographically the closest town to Manhattan\nand, therefore, has the shortest commute time at 29 minutes. Home to the\nHoboken Terminal, a major transportation hub for the tri-state area, it has\ndirect train and bus service, as well as a ferry to Midtown, allowing commuters\nto take a ride on the river into the city. <\/p>\n\n\n\n<p>Abundant in public transportation options and close to the city, Hoboken is the epitome of a desirable location, which <em>Forbes<\/em> says offers \u201cperhaps the world\u2019s <a aria-label=\" (opens in a new tab)\" href=\"https:\/\/www.forbes.com\/sites\/keithflamer\/2017\/03\/10\/frank-sinatras-hoboken-continues-renaissance-with-sleek-3-9-million-townhouse\/#7e022fc68be0\" target=\"_blank\" rel=\"noreferrer noopener\">best view<\/a> of the Big Apple skyline.\u201d The city also has an outstanding safety score and ranked 13<sup>th<\/sup> in <a aria-label=\" (opens in a new tab)\" href=\"https:\/\/patch.com\/new-jersey\/hoboken\/best-cities-live-america-hoboken-makes-list\" target=\"_blank\" rel=\"noreferrer noopener\">America\u2019s 50 best cities to live<\/a>. Despite these exceptional attributes, Hoboken did not make our top 10 due to its $789,500 price tag, the second-most expensive on our list. <\/p>\n\n\n\n<figure class=\"wp-block-image\"><img decoding=\"async\" src=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2020\/02\/New-Jersey-Commuters-visual-005.png\" alt=\" [Graphic: Best in Category \u2013 Best Commute Time, Best School and Safest Towns] \" class=\"wp-image-37313\"\/><\/figure>\n\n\n\n<h3 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Ridgewood_%E2%80%93_A_Top-Grade_School_Ranking\"><\/span><strong>Ridgewood <\/strong><strong>\u2013\nA Top-Grade School Ranking<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h3>\n\n\n\n<p>With 25,554 residents, Ridgewood ranks highly on two main fronts: its school rating is the highest on our list and it has a remarkable safety score. According to GreatSchools.org, each of the town\u2019s <a aria-label=\" (opens in a new tab)\" href=\"https:\/\/www.greatschools.org\/new-jersey\/ridgewood\/schools\/?gradeLevels=e\" target=\"_blank\" rel=\"noreferrer noopener\">elementary schools rank above average<\/a>. However, the city ranks at the bottom of our list because its location \u2013 19 miles from downtown Manhattan \u2013 means that commuting via mass transit to downtown takes 82 minutes. Also, Ridgewood\u2019s premium $790,000 median home sale price is the highest on our list. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Bergenfield_%E2%80%93_Playing_it_Safe\"><\/span><strong>Bergenfield \u2013 Playing it Safe<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h3>\n\n\n\n<p>When choosing a location, safety and proximity to downtown is sometimes an elusive, yet highly sought-after combination. Bergenfield earned the title as the safest city on our list and, situated 15 miles from New York City, it represents a possible compromise between safety and proximity to the big city. In fact, Bergenfield was named <a aria-label=\" (opens in a new tab)\" href=\"https:\/\/www.neighborhoodscout.com\/blog\/top100safest\" target=\"_blank\" rel=\"noreferrer noopener\">the 4<sup>th<\/sup> safest city in the U.S<\/a>. &nbsp;<\/p>\n\n\n\n<p>The commute time to Manhattan is 74 minutes on average and\nthere is direct bus service to the Port Authority Bus Terminal. Ranking in the\n8<sup>th<\/sup> place of our top 10 list, Bergenfield has a sound school ranking\nand its median home price is $384,500.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Methodology\"><\/span><strong>Methodology<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h3>\n\n\n\n<p>We looked at towns located within a 30-mile radius of downtown\nManhattan. Cities with less than 25,000 residents, based on 2017 Census\nestimates, were excluded from the list.<\/p>\n\n\n\n<p>Each town was allocated points based on the following\nmetrics: commuting time, housing value, crime rate and school rating. Points\nfor commute time, housing cost and crime rate were awarded inversely\nproportional to their value. Points for school ratings were awarded directly\nproportional to their value. Entries could gather a maximum of 100 points\nspread across the four metrics as follows: 40 points for commute time, 30\npoints for housing value, and 15 points each for crime rate and school rating.<\/p>\n\n\n\n<p>The average commute time via mass transit was calculated with\nGoogle Maps. We considered the shortest typical trip time for arriving in downtown\nManhattan by 9 a.m. on a Monday. <\/p>\n\n\n\n<p>Housing values are based on the PropertyShark 2019 median sale\nprice for residential units. <\/p>\n\n\n\n<p>Crime rates indicate the number of violent crimes committed\nper 100,000 residents, and are based on 2018 reports from the FBI database. <\/p>\n\n\n\n<p>School ratings were calculated based on the average score by town for schools that had a review on GreatSchools.com by August 2019. <\/p>\n\n\n\n<p> <em>Note: A previous version of this article incorrectly stated in both the text and the table that Union City was in Union County and North Bergen was in Bergen County.
