COVID-19 is reshaping industries worldwide, and real estate is no exception \u2014 particularly in New York City. To that end, we crunched the numbers to analyze median sale prices and sales activity in New York City\u2019s neighborhoods in Q1 2020. Our\u00a0study\u00a0included\u00a0175 neighborhoods that recorded a minimum of five transactions. There were 13 ties in median sale prices.\u00a0<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Manhattan Median Sales\u00a0Prices Decline 6%,\u00a0Queens\u00a0Surges\u00a013%<\/strong>\u00a0<\/h3>\n\n\n\n<p>Overall, New York City\u2019s Q1 median sale prices were up 4% compared to Q1 2019, reaching $650,000. Meanwhile, sales activity at the end of the quarter was 5% up Y-o-Y, with 6,920 transactions as opposed to 6,581 in Q1 2019.<\/p>\n\n\n\n<p>At a borough level, compared to Q1 2019, median sale prices rose in Brooklyn and Queens by 3% and a robust 13%, respectively. Specifically, median sale prices in Brooklyn reached $671,250, while properties in Queens landed at a $510,000 median. Conversely, sale prices in Manhattan dropped by 6% and by 2% in the Bronx. However, despite the drop in sale prices, Manhattan remains New York\u2019s priciest borough, with a $1 million median sale price. The Bronx closed the first quarter of 2020 with a $295,000 median sale price.<\/p>\n\n\n\n<div class=\"infogram-embed\" data-type=\"interactive\" data-title=\"Top Neighborhoods in Q1 2020\" data-id=\"83c7c469-a060-421b-a371-6cb21c5f509b\"><\/div><script>!function(e,i,n,s){var t=\"InfogramEmbeds\",d=e.getElementsByTagName(\"script\")[0];if(window[t]&&window[t].initialized)window[t].process&&window[t].process();else if(!e.getElementById(n)){var o=e.createElement(\"script\");o.async=1,o.id=n,o.src=\"https:\/\/e.infogram.com\/js\/dist\/embed-loader-min.js\",d.parentNode.insertBefore(o,d)}}(document,0,\"infogram-async\");<\/script>\n\n\n\n<h3 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Hudson_Yards_46_Million_Median_Sale_Price_Outpaces_TriBeCa_by_More_Than_a_Million_Dollars\"><\/span><strong>Hudson Yards\u2019 $4.6 Million Median Sale Price Outpaces TriBeCa by More Than a Million Dollars<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h3>\n\n\n\n<p>With its iconic\u00a0new developments\u00a0and $4.6 million median sale price,\u00a0Hudson Yards\u00a0remains the most expensive neighborhood in\u00a0New York City\u00a0since dethroning TriBeCa\u00a0in Q3 2019.\u00a0Moreover, adding to Hudson Yards\u2019\u00a0exclusivity is\u00a0the fact that its median\u00a0surpasses\u00a0TriBeCa\u2019s $3.1 million sale price by\u00a0almost $1.5 million.\u00a0However, in terms of sales activity, Hudson Yards\u2019 number of\u00a0sales\u00a0decreased\u00a0sharply \u2014 by 75% \u2014in Q1 2020 versus the same time period last year, from 31 transactions in 2019 to just eight this year.\u00a0<\/p>\n\n\n\n<p>On the other hand, TriBeCa\u2019s median sale price\u00a0has been steadily decreasing\u00a0for the past two years, down 26% in Q1 2020 from Q1 2019. But Q1 was actually an uptick of 19% over Q4 2019 \u2014 from $2.6 million to $3.1 million. The jump was largely due to the fact that, in Q1 2020, only 6% of total sales were below $1.5 million, while about 25% of sales were below that benchmark in Q4 2019.\u00a0<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Little Italy Grows 92% Y-o-Y,\u00a0Outpacing\u00a0Central Midtown\u00a0&\u00a0SoHo\u00a0<\/strong>\u00a0<\/h3>\n\n\n\n<p>This quarter saw spectacular growth in the number of transactions\u00a0and prices\u00a0in Little Italy \u2014 specifically, a 200%\u00a0spike in sales activity\u00a0and\u00a092% surge in price growth. What\u2019s more, this significant increase in price growth\u00a0landed the neighborhood\u00a0in\u00a0third place. <\/p>\n\n\n\n<p>As a result, SoHo \u2014 a second runner-up in <a href=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/2019\/04\/11\/theatre-district-median-home-prices-go-up-63-in-q1-2019-queens-ditmars-surges-115\/\" target=\"_blank\" rel=\"noreferrer noopener\">Q1 2019<\/a>\u2019s most expensive NYC neighborhood list \u2014 now falls to fourth place, tying with Central Midtown\u2019s $2.4 million median. And, as SoHo recorded a 16% Y-o-Y decrease \u2014 dropping by more than half a million \u2014 Central Midtown experienced a 62% Y-o-Y increase. The rise in the median price of the latter can be partially attributed to\u00a034\u00a0sales\u00a0with a\u00a0$3.4\u00a0million median sale price at\u00a0Billionaires Row\u2019s\u00a0newest addition, the\u00a0MoMA Expansion Tower\u00a0at\u00a053 W. 53\u00a0St.\u00a0<\/p>\n\n\n\n<p><\/p>\n\n\n<p><iframe loading=\"lazy\" width=\"850\" height=\"630\" class=\"tableauViz\" src=\"https:\/\/public.tableau.com\/views\/NYCNhoodsYearQ1-2020\/NYCNhoods?:embed=yes&:publish=yes&:toolbar=no?&:showVizHome=no&:tabs=no&:animate_transition=yes&:display_static_image=no&:display_spinner=yes&:display_overlay=no&:display_count=yes\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" style=\"display: block; width: 750; height: 600; margin: 0px; padding: 0px; border: none;\">&amp;amp;lt;br \/&amp;amp;gt;<\/iframe><\/p>\n\n\n<h3 class=\"wp-block-heading\"><strong>DUMBO Regains Top Spot in Brooklyn, Cobble Hill\u2019s Price Surges 93% in One Year<\/strong>\u00a0<\/h3>\n\n\n\n<p>Despite sliding into second place\u00a0behind <a href=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/2019\/04\/11\/theatre-district-median-home-prices-go-up-63-in-q1-2019-queens-ditmars-surges-115\/\" target=\"_blank\" rel=\"noreferrer noopener\">Columbia Street Waterfront<\/a> in Q1 2019\u00a0after being the most expensive Brooklyn neighborhood since 2015, DUMBO regained the lead in Q1 2020. It registered a\u00a0$2.2\u00a0million\u00a0median sale price\u00a0\u2014\u00a0more than\u00a0$400,000\u00a0above Columbia Street Waterfront\u2019s\u00a0$1.8\u00a0million\u00a0median. The brief decline from Q1 2019 can be partially attributed to two transactions below the $1 million mark.<\/p>\n\n\n\n<p>Cobble Hill \u2014 the second-most expensive neighborhood in Brooklyn \u2014 had the largest price increase in the borough at 93% Y-o-Y, recording a $1.8 million median sale price.\u00a0Specifically, four homes sold above the $6\u00a0million\u00a0mark in the first three months of the year.\u00a0\u00a0<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Queens\u2019 Malba\u00a0Makes Top 10 for First Time Since 2015\u00a0<\/strong>\u00a0<\/h3>\n\n\n\n<p><span class=\"has-inline-color has-very-dark-gray-color\">Malba, the \u201cHamptons of Queens,\u201d made the top 10 New York City priciest list for the first time since 2015, landing in 7th place. <\/span>This quarter, homes here sold for a median sale price of $2 million. Next, with a $495,000 median sale price, Washington Heights is the second-most affordable neighborhood in Manhattan. Here, 66 sales were recorded in the first quarter of 2020, six of which were between $900,000 and $2 million at the five-building Castle Village complex at 120 Cabrini Blvd.<\/p>\n\n\n\n<p>Tudor City, the third-most affordable neighborhood, closed the quarter with a $525,000 median sale price. And, although its Y-o-Y price increase was only 2%, its number of transactions decreased by 37%.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Brooklyn_Neighborhood_Brownsville_Drops_31_Bay_Ridge_Transactions_Surpass_18_Million\"><\/span><strong>Brooklyn Neighborhood Brownsville Drops 31%, Bay Ridge Transactions Surpass $1.8 Million<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h3>\n\n\n\n<p>Brownsville and Flatlands had the lowest median sale prices in Brooklyn in Q1 2020 at $350,000. In particular, Brownsville experienced a median price drop of 31% Y-o-Y \u2014 from $505,000 to $350,000. This was because only 14% of sales in Q1 2020 were above $500,000, while in Q1 2019, 67% of sales hit that mark.<\/p>\n\n\n\n<p>Conversely, Flatlands saw an uptick of 23%, rising by $65,000 Y-o-Y. Bay Ridge was the next-most affordable neighborhood in Brooklyn with a $371,500 median. Prices here decreased 8% Y-o-Y, despite two transactions in Q1 2020 coming in at $1.8 and $2 million \u2014 8223 Colonial Road and 49 74th St.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Median_Sale_Price_in_Jamaica_Hills_in_Queens_Falls_57\"><\/span><strong>Median Sale Price in Jamaica Hills in Queens Falls 57%<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h3>\n\n\n\n<p>Queens\u2019 most affordable neighborhood, Jamaica Hills, plunged 57% Y-o-Y \u2014 a nearly $200,000 drop from its $340,000 median in Q1 2019 to $147,000 in the same period this year. Meanwhile, Briarwood\u2019s $265,000 median sale price made it the second-most inexpensive neighborhood in the borough. It experienced a 13% Y-o-Y increase of exactly $30,000, largely due to the sale of six homes in the $600,000 to $900,000 range. And, although the price increase was slight, the number of transactions rose 38% Y-o-Y. Finally, Lindenwood was Queens\u2019 third-most inexpensive neighborhood. Its $280,000 median was a 17% Y-o-Y increase compared to Q1 2019. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Most_Affordable_Bronx_Neighborhood_Allerton_Has_a_130000_Median_Sale_Price\"><\/span><strong>Most Affordable Bronx Neighborhood, Allerton, Has a $130,000 Median Sale Price<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h3>\n\n\n\n<p>Allerton was the most affordable neighborhood in the Bronx with a $130,000 median, a decline of 28% Y-o-Y. That\u2019s because, while 82% of transactions in Q1 2019 exceeded $200,000, only 33% did so in Q1 2020. Bedford Park was the second-most inexpensive neighborhood in the borough, with a $137,500 median. The third-most affordable neighborhood in the Bronx was Bronxdale, whose $151,000 median fell more than $50,000 Y-o-Y.<\/p>\n\n\n\n<p><em>Please see table below and type the name of the neighborhood
