{"id":4261,"date":"2011-01-18T18:25:10","date_gmt":"2011-01-18T22:25:10","guid":{"rendered":"http:\/\/www.propertyshark.com\/Real-Estate-Reports\/?p=4261"},"modified":"2025-07-09T12:20:02","modified_gmt":"2025-07-09T09:20:02","slug":"u-store-it-buys-fourth-storage-facility-in-new-york","status":"publish","type":"post","link":"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/2011\/01\/18\/u-store-it-buys-fourth-storage-facility-in-new-york\/","title":{"rendered":"U-Store-It Buys Fourth Storage Facility in New York"},"content":{"rendered":"<p><a href=\"http:\/\/www.ustoreit.com\/\" target=\"_blank\" rel=\"noopener\">U-Store-It<\/a>, LP, the real estate company focused on ownership, operation and acquisition of storage facilities, has acquired its second storage facility in Queens and its fourth city-wide, a deed recorded last week shows.\u00a0 This brings the company&#8217;s total investments in New York to $51,150,000.<\/p>\n<p>The company paid $13.6 million for <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/445631\/11-25-Wyckoff-Ave-Queens-NY-11385\/\" target=\"_blank\" rel=\"noopener\">11-25 Wyckoff Avenue<\/a>, a\u00a0 self-storage facility owned by one of its competitors, Manhattan-based Storage Deluxe. According to <a href=\"http:\/\/www.storagedeluxe.com\/about_selfstoragenews_09.asp\" target=\"_blank\" rel=\"noopener\">Storage Deluxe<\/a>&#8216;s website, this industrial property has about 115,000 square feet and 1,500 self-storage units.<\/p>\n<p>It is the <a href=\"https:\/\/www.propertyshark.com\/mason\/Owners\/mainreport.html?full_name=%22U-Store-It%22&amp;location=New%20York%20City,%20NY\" target=\"_blank\" rel=\"noopener\">third transaction<\/a> between the two companies, after U-Store-It last year bought two storage facilities in Brooklyn and the Bronx from Storage Deluxe. The properties located at <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/41229\/391-395-Brook-Ave-Bronx-NY-10454\/\" target=\"_blank\" rel=\"noopener\">391 Brooke Avenue, Bronx<\/a> and <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/214813\/2887-Atlantic-Ave-Brooklyn-NY-11207\/\" target=\"_blank\" rel=\"noopener\">2887 Atlantic Avenue in Brooklyn<\/a> were sold for a combined value of $27,500,000, our <a href=\"https:\/\/www.propertyshark.com\/mason\/info\/Property-Records\/NY\/\" target=\"_blank\" rel=\"noopener\">New York property records<\/a> show.<\/p>\n<p>The first storage facility U-Store-It bought in Queens was <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/604274\/122-20-Merrick-Blvd-Queens-NY-11434\/\" target=\"_blank\" rel=\"noopener\">122-22 Merrick Boulevard<\/a>, which the company acquired in November 2010. The purchase price was $10,850,000, almost half the price that OB Companies paid for the property in January 2007.\u00a0 It seems like a distressed sale as the property was purchased by an LLC in July 2010, prior to it being sold to U-Store-It.
