As always, for the most accurate on-the-ground picture, we analyzed year-to-date closed residential sales, rather than listing prices, which tend to reflect sellers\u2019 wishes instead of real-life market conditions.<\/p>\n\n\n\n<p>Following last year\u2019s declining prices, 67% of the country\u2019s 100 most expensive zip codes (representing 121 locations due to a number of pricing ties) saw median sale prices increase in 2024, as opposed to only 29% in 2023. As a result, a record 15 zip codes had median sale prices of $4 million and above and only 15 stayed below $2 million.<\/p>\n\n\n\n<p>Meanwhile, the country\u2019s #1 most expensive zip code of 94027 in Atherton, Calif., went against the grain with a minor price decrease, which brought the wealthy enclave\u2019s median sale price back below $8 million. That said, there were notable absences, too, such as Boston\u2019s pricey 02199&nbsp;in Back Bay, which missed this year&#8217;s rankings due to depressed sales activity. <\/p>\n\n\n\n<p>Without further ado, the top 10 most expensive U.S. zip codes in 2024 were:<\/p>\n\n\n\n<p><strong>1. Atherton, Calif. (94027)<\/strong><\/p>\n\n\n\n<p><strong>2024 Median Sale Price: $7,900,000<\/strong><\/p>\n\n\n\n<p>After three consecutive years of price gains pushed the billionaire enclave past the $8 million mark, Atherton logged a 5% downtick this year. That resulted in a $400,000 median sale price decrease that brought the San Mateo County community back to 2022 pricing levels.&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>2. Sagaponack, N.Y. (11962)<\/strong><\/h2>\n\n\n\n<p><strong>2024 Median Sale Price: $5,950,000<\/strong><\/p>\n\n\n\n<p>The wealthy Hamptons village of Sagaponack returned to more familiar pricing territory this year after a $2.13 million price cut, fueled by weak transactional activity. Whereas last year, it reached its highest price point ever at $8.08 million. 2023 also marked the first time that two zip codes stood north of $8 million.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>3<\/strong>. <strong>Water Mill, N.Y. (11976)&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/strong><\/h2>\n\n\n\n<p><strong>2024 Median Sale Price: $5,885,000<\/strong><\/p>\n\n\n\n<p>Water Mill brought the Hamptons its second appearance among the top 10 priciest zip codes this year and reached its highest position yet. That came as Water Mill set a new median sale price record, which was the result of a 31% jump over last year\u2019s figures.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>4. Miami Beach, Fla. (33109)<\/strong><\/h2>\n\n\n\n<p><strong>2024 Median Sale Price: $5,750,000<\/strong><\/p>\n\n\n\n<p>Although Water Mill\u2019s sudden price jump pushed 33109 in Miami Beach down one position, the exclusive Florida zip nevertheless set a new price record at $5.75 million. This also marked the fifth consecutive year of price increases in the ultra-exclusive Fisher Island community.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>5. Santa Barbara, Calif. (93108)&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/strong><\/h2>\n\n\n\n<p><strong>2024 Median Sale Price: $5,052,000<\/strong><\/p>\n\n\n\n<p>A mainstay of the priciest zips in the country, Santa Barbara\u2019s 93108 in Montecito ticked up a near-negligible 1%. Even so, that translated to a $52,000 price increase, making 2024\u2019s median sale price of $5,052,000 the highest yet for Montecito. At the same time, last year\u2019s #5 \u2014 the iconic 90210 in Beverly Hills \u2014 missed the top 10 after an $800,000 median sale price drop.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>6. Newport Beach, Calif. (92661)&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/strong><\/h2>\n\n\n\n<p><strong>2024 Median Sale Price: <\/strong><strong>$4,763,000<\/strong><\/p>\n\n\n\n<p>Newport Beach exemplified the overall trend of cautious price growth observed among the country\u2019s 100 most expensive enclaves. Consequently, this sustained price growth placed a record three Newport Beach zip codes among the country\u2019s 10 priciest, with the lower half of the Balboa Peninsula being the most expensive. Notably, 92661 was also Newport\u2019s first zip code to break into the top 10 back in 2022.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>7.<\/strong> <strong>Newport Beach, Calif. (92657)&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/strong><\/h2>\n\n\n\n<p><strong>2024 Median Sale Price: $4,720,000<\/strong><\/p>\n\n\n\n<p>Hovering just outside of the top 10 last year at #11, the master-planned community of Newport Coast shot up $545,000 compared to last year to mark a new pricing high, as well as its first appearance among the country\u2019s 10 leading zips. With such a concentration of expensive zip codes in one location, it\u2019s no surprise that Newport Beach is now tied with Los Angeles for the title of second-most expensive city in the U.S.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>8. Newport Beach, Calif. (92662)&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/strong><\/h2>\n\n\n\n<p><strong>2024 Median Sale Price: $4,650,000<\/strong><\/p>\n\n\n\n<p>Newport Beach\u2019s Balboa Island jumped 19% year-over-year to surpass the $4 million threshold for the first time. What\u2019s more, its entry into the top 10 marked another historic first: Newport Beach is the first community to claim three spots among the country\u2019s 10 richest zip codes. &nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>9. Rancho Santa Fe, Calif. (92067)<\/strong><\/h2>\n\n\n\n<p><strong>2024 Median Sale Price: $4,550,000<\/strong><\/p>\n\n\n\n<p>Like many other zip codes among the 10 most expensive in the U.S., Rancho Santa Fe\u2019s 92067 also reached a new price record. Representing San Diego County in our top 10 for the third year in a row, Rancho Santa Fe is popular among athletes, celebrities and executives.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>10. Santa Monica, Calif. (90402)<\/strong><\/h2>\n\n\n\n<p><strong>2024 Median Sale Price: $4,410,000<\/strong><\/p>\n\n\n\n<p>Since its 2019 and 2020 peak as the country\u2019s #3 most expensive zip code, Santa Monica\u2019s top zip code hasn\u2019t been able to keep up with more robust price gains in other affluent areas. Regardless, NYC still returned in 2024 as the priciest city, home to six of the country\u2019s most expensive zip codes after wrestling the leading position from LA last year. This year, NYC\u2019s most exclusive zips comprised five Manhattan locations and one Brooklyn neighborhood. &nbsp;<\/p>\n\n\n\n<p>In fact, NYC\u2019s most expensive zip code, 10013 in TriBeCa, was only #23 nationally with a $3.36 million median sale price. For comparison, in 2017, the same zip was <a href=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/2017\/12\/19\/top-most-expensive-us-zip-codes-in-2017\/\" target=\"_blank\" rel=\"noreferrer noopener\">the second-most expensive<\/a> in the country at $4.1 million. Meanwhile, Battery Park City\u2019s 10282 came in at #37 nationally after undergoing one of the sharpest price drops among the country\u2019s most exclusive zips to land $540,000 below last year\u2019s figures.<\/p>\n\n\n\n<p>The only other NYC zip code to surpass $2 million was 10007, which covers parts of Downtown Manhattan, TriBeCa and SoHo. Landing at #43, the zip\u2019s $2.71 million median sale price came after a $377,000 year-over-year decrease. Similarly, Brooklyn\u2019s 11231 in Red Hook also inched down to rank as the #100 most expensive zip code in the U.S. at a $1.91 million median sale price. But Newport Beach zip codes featured higher prices with three of them reaching around $4.7 million to also rank among the country\u2019s 10 priciest zips. Its remaining two entries, 92660 and 92663, were also on the rise, reaching$2.88 million and $2.66 million, respectively.<\/p>\n\n\n\n<p>Meanwhile, Los Angeles\u2019 most expensive zip codes were the $3.15 million 90272 in Pacific Palisades, the $2.81 million 90077 in the Bel Air, Beverly Crest &amp; Holmby Hills area, plus the $2.35 million 90049 in Brentwood, which together form an uninterrupted cluster of ultra-expensive real estate.<\/p>\n\n\n\n<p>And, while Palo Alto may have come in as the third-priciest city with only four zip codes, 94301 in the Crescent Park, Old Palo Alto, Professorville, University South and University North area featured a $3.6 million median sale price and ranked nine spots higher than LA\u2019s most exclusive enclave. Meanwhile, Palo Alto\u2019s remaining three expensive zips all surpassed $2.5 million.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"California_Home_to_Four_of_the_Most_Expensive_Counties_but_New_Yorks_Suffolk_Makes_Strong_Showing_for_the_East_Coast\"><\/span>California Home to Four of the Most Expensive Counties, but New York\u2019s Suffolk Makes Strong Showing for the East Coast<span class=\"ez-toc-section-end\"><\/span><\/h3>\n\n\n\n<p>Looking at the 10 most expensive zip codes in 2024, nearly all of the country\u2019s most expensive counties were represented. Specifically, last year\u2019s leading trio returned, so Los Angeles County was yet again the #1 most expensive with 18 of the country\u2019s priciest zip codes.<\/p>\n\n\n\n<p>Next, Santa Clara County remained the runner-up with 16 zip codes, but was the only county that was not represented in our top 10. Its top zip codes \u2014 90402 and 94024 in Los Altos \u2014 landed at #11 and #12, respectively, with their median sale prices at $4.3 million and $4.2 million. The affluent Long Island county was also home to the sharpest pricing surge among the country\u2019s 100 most expensive zips as it was influenced by a limited sales pool. In particular, Amagansett shot up 53% year-over-year to reach $3.74 million and set a new price record, driven in part by low sales.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Bay_Area_Metro_LA_Metro_New_York_Supply_78_of_Countrys_Top_100_Most_Expensive_Zip_Codes\"><\/span>Bay Area, Metro L.A. &amp; Metro New York Supply 78% of Country\u2019s Top 100 Most Expensive Zip Codes <span class=\"ez-toc-section-end\"><\/span><\/h3>\n\n\n\n<p>California dominated when it came to the country\u2019s most expensive metros with the Bay Area concentrating 39 of the most expensive zips in 2024, while metro LA claimed 29. And, although the Bay Area has lost ground in recent years, it still marked its eighth consecutive year as the most expensive metropolitan area in the country.<\/p>\n\n\n\n<p>It\u2019s worth noting here that only metro New York managed to make a strong showing compared to its West Coast rivals by providing 26 of the priciest zips in 2024. That said, of the 10 New England zip codes among the 100 richest in the U.S., eight had median sale prices north of $2 million.<\/p>\n\n\n\n<p>As is usually the case, Massachusetts grabbed the highest spot in the region. But, with Boston\u2019s iconic 02199 Back Bay zip code absent due to depressed sales activity, it was Nantucket\u2019s 02554 in the lead with a $2.9 million median sale price. Building on last year\u2019s 24% price increase, Riverside\u2019s 06878 continued to appreciate at a steadier pace and reached a record median sale price of $2.51 million. And, in the 06830 Greenwich zip code, prices rose at an even faster pace of 20% and hit $2.27 million.<\/p>\n\n\n\n<p>In New Hampshire, 03854 in New Castle contracted to a $2.19 million median sale price but kept the state among the country\u2019s most expensive zip codes.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Florida_Maryland_New_Jersey_Set_New_Record_Prices_of_Up_to_575M\"><\/span>Florida, Maryland &amp; New Jersey Set New Record Prices of Up to $5.75M<span class=\"ez-toc-section-end\"><\/span><\/h3>\n\n\n\n<p>Further down the eastern seaboard, New Jersey was represented by a record six zip codes among the 100 most expensive zips in the U.S. Namely, the perpetually pricey 07620 in Alpine was, as almost always, the most expensive New Jersey zip code at $3.32 million \u2014 a new record high for the wealthy enclave.<\/p>\n\n\n\n<p>Not to be outdone, Deal\u2019s 07723 was hot on its heels at $2.95 million \u2014 the result of a 40% surge over 2023 figures and the second sharpest among the country\u2019s 100 most expensive zips. That price increase was driven, in part, by sluggish transactional activity. Among other ultra-pricey New Jersey zip codes that are regularly among the country\u2019s most exclusive was newcomer 08738 in Mantoloking: The Ocean County zip broke into the top 100 at #59 with a $2.37 million median sale price.<\/p>\n\n\n\n<p>Further south, Maryland was again represented by 21056 in Gibson Island, landing at #25. That was the result of a 31% year-over-year price increase that pushed the Chesapeake Bay community\u2019s median sale price up to a record high of $3.3 million. Continuing 1,100 miles down the coast, Florida also marked a new record price with famed zip 33109 on Miami Beach\u2019s Fisher Island reaching $5.75 million.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Paradise_Valley_Sets_New_Price_Record_for_Arizona_Nevadas_Crystal_Bay_Washingtons_Medina_Lead_Despite_Price_Cuts\"><\/span>Paradise Valley Sets New Price Record for Arizona, Nevada\u2019s Crystal Bay &amp; Washington\u2019s Medina Lead Despite Price Cuts<span class=\"ez-toc-section-end\"><\/span><\/h3>\n\n\n\n<p>On the other side of the country, Arizona\u2019s most expensive zip code also reached record pricing: In its sixth consecutive year among the 100 most expensive zip codes in the U.S., Paradise Valley\u2019s 85253 reached its highest ranking yet at #27 nationally with a new record median sale price of $3.25 million.<\/p>\n\n\n\n<p>Across the state line, 89402 in Crystal Bay was Nevada\u2019s priciest zip code this year at $2.07 million, returning after a two-year absence with a $430,000 price cut. Further north, Washington was the 11th state to be represented among the 100 most expensive zip U.S. codes in 2024. It claimed two spots with Medina and Mercer Island.<\/p>\n\n\n\n<p>Usually the most expensive code in the state of Washington, 98039 in Medina retained its leading spot with a $4 million median sale price, despite a minor downtick. For an accurate representation, we only considered zip codes that registered a minimum of five residential transactions. Due to several price ties, 121 zips made it onto our list of the 100 most expensive zip codes in 2024.<\/p>\n\n\n\n<p>Year-over-year comparisons were based on median sale prices determined for our 2023 top 100 most expensive zip codes analysis[link], which took into account condo, co-op, and single- and two-family home sales recorded between January 1, 2023, and October 20, 2023.<\/p>\n\n\n\n<p>Median sale prices for both 2023 and 2024 figures were rounded to the nearest $1,000. The Bay Area was defined as Alameda, Contra Costa, Marin, Napa, Santa Clara, San Francisco, San Mateo, Sonoma and Solano counties; the Los Angeles metropolitan area was defined as Los Angeles County and Orange County.
