Here, a 6% metro-wide increase in cases made this the most active period for first-time foreclosures since Q3 2023, although trends were mixed across the region.<\/p>\n\n\n\n<p>The increase in foreclosures was fueled by NYC\u2019s 11% year-over-year (Y-o-Y) rise and the 23% Y-o-Y surge in cases observed across North and Central New Jersey counties. To that end, 10 of the 12 Jersey markets saw <strong>foreclosures rise by as much as 54% Y-o-Y<\/strong>, led by <a href=\"https:\/\/www.propertyshark.com\/mason\/NJ\/Somerset-County\/Foreclosures\" target=\"_blank\" rel=\"noreferrer noopener\">Somerset County<\/a>.<\/p>\n\n\n\n<div style=\"height:6px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p><\/p>\n\n\n\n<div style=\"min-height:720px\" id=\"datawrapper-vis-rdpfh\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/rdpfh\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-rdpfh\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/rdpfh\/full.png\" alt=\"\" \/><\/noscript><\/div>\n\n\n\n<div style=\"height:15px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p><\/p>\n\n\n\n<p>Meanwhile, foreclosures slowed across the Lower and Mid-Hudson Valley (-11% Y-o-Y) with Long Island filings also down (-18% Y-o-Y). Notably, Long Island\u2019s decline was the result of a 43% Y-o-Y drop in <a href=\"https:\/\/www.propertyshark.com\/mason\/NY\/Suffolk-County\/Foreclosures\" target=\"_blank\" rel=\"noreferrer noopener\">Suffolk County filings<\/a>, marking <strong>the metro\u2019s sharpest drop<\/strong> in first-time foreclosures.<\/p>\n\n\n\n<p>New Jersey\u2019s surge in foreclosure activity also paired up with the sharp slowdowns of some New York counties to significantly <strong>narrow the caseload gap between the metro\u2019s two regions<\/strong>: Its New Jersey counties totaled 804 first-time filings in Q2, approaching the 914 cases recorded across its New York counties. By comparison, <a href=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/2025\/04\/10\/ny-metro-foreclosure-report-q1-2025\/\" target=\"_blank\" rel=\"noreferrer noopener\">in Q1<\/a>, the metro\u2019s New Jersey markets claimed 300 fewer foreclosures than its New York markets.<\/p>\n\n\n\n<h5 class=\"wp-block-heading toch has-fl-accent-color has-text-color has-link-color wp-elements-014f742391e4fddc248f892b0aef31b2\" style=\"font-size:16px;font-style:normal;font-weight:700;text-transform:uppercase\"><span class=\"ez-toc-section\" id=\"NYC_Foreclosures\"><\/span>NYC Foreclosures<span class=\"ez-toc-section-end\"><\/span><\/h5>\n\n\n\n<h3 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Leading_With_1_Case_Brooklyn_Takes_Over_as_NYCs_Most_Active_Market\"><\/span><strong>Leading With 1 Case, Brooklyn Takes Over as NYC\u2019s Most Active Market<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h3>\n\n\n\n<p>While foreclosures in Long Island and the Lower and Mid-Hudson valleys trended down overall, NYC filings rose. Specifically, NYC saw 191 first-time foreclosures in Q2, 11% more than during the same period last year. This came despite the slowdown of Queens, its most active market.<\/p>\n\n\n\n<p>Specifically, Q2 saw 128 first-time filings in Queens, which was 20% fewer than during the same period last year. Nearby, <a href=\"https:\/\/www.propertyshark.com\/mason\/NY\/Brooklyn\/Foreclosures\" target=\"_blank\" rel=\"noreferrer noopener\">Brooklyn filings<\/a> rose by more than one-third to surpass Queens by just one foreclosure. This marked the <strong>first time since Q4 2023 that Brooklyn overtook Queens to become NYC\u2019s most active foreclosure market<\/strong>.<\/p>\n\n\n\n<div style=\"height:6px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p><\/p>\n\n\n\n<div style=\"min-height:449px\" id=\"datawrapper-vis-3TV1N\"><script type=\"text\/javascript\" defer src=https:\/\/datawrapper.dwcdn.net\/3TV1N\/embed.js charset=\"utf-8\" data-target=\"#datawrapper-vis-3TV1N\"><\/script><noscript><img src=https:\/\/datawrapper.dwcdn.net\/3TV1N\/full.png alt=\"\" \/><\/noscript><\/div>\n\n\n\n<div style=\"height:15px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p><\/p>\n\n\n\n<p>The two boroughs\u2019 reversal in positions was also reflected in their respective foreclosure hotspots: Brooklyn now has the city\u2019s top foreclosure hotspot, with zip code 11236 (covering Canarsie and East Flatbush) recording 17 new cases. By comparison, <a href=\"https:\/\/www.propertyshark.com\/mason\/NY\/Queens\/Foreclosures\" target=\"_blank\" rel=\"noreferrer noopener\">Queens&#8217; foreclosure<\/a> hotspot, zip code 11412 in Saint Albans, saw 11 cases.<\/p>\n\n\n\n<p>Meanwhile, the most active area in the Bronx \u2014 zip code 10473 covering Castle Hill, Clason Point, Soundview, and Unionport \u2014 had 15 new filings, outpacing Queens\u2019 hotspot. Overall, <a href=\"https:\/\/www.propertyshark.com\/mason\/NY\/Bronx\/Foreclosures\" target=\"_blank\" rel=\"noreferrer noopener\">Bronx foreclosures<\/a> jumped 73% year-over-year. Moreover, with 57 first-time filings in Q2, <strong>the Bronx surpassed its five-year foreclosure peak<\/strong> that it reached in the previous quarter.<\/p>\n\n\n\n<p><a href=\"https:\/\/www.propertyshark.com\/mason\/NY\/Manhattan\/Foreclosures\" target=\"_blank\" rel=\"noreferrer noopener\">Manhattan foreclosures<\/a> also inched up, but at a modest 15% Y-o-Y to total 46 new cases as it remained the city\u2019s slowest market. Of these, eight cases were concentrated in zip 10022, which covers parts of Sutton Place, Central Midtown and Turtle Bay.<\/p>\n\n\n\n<p>Even <a href=\"https:\/\/www.propertyshark.com\/mason\/NY\/Staten-Island\/Foreclosures\" target=\"_blank\" rel=\"noreferrer noopener\">Staten Island\u2019s foreclosure activity<\/a> surpassed Manhattan\u2019s by closing Q2 with 48 first-time filings \u2014 one-quarter more than in <a href=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/2024\/07\/03\/nyc-foreclosure-report-q2-2024\/\" target=\"_blank\" rel=\"noreferrer noopener\">Q2 2024<\/a>. What\u2019s more, two-family foreclosures also saw the sharpest increase in filings after rising 25% compared to year-ago figures. As usual, Brooklyn accounted for the majority of new cases. Accordingly, while foreclosures declined 5% Y-o-Y across the 12 New York counties, the three regions varied: NYC cases rose 11% Y-o-Y, <strong>Long Island foreclosures dropped 18%<\/strong> and Hudson Valley markets also trended down.<\/p>\n\n\n\n<p>Long Island\u2019s drastic cooldown was also the result of diverging local trends with Nassau County warming up even as Suffolk County cases were nearly halved. In fact, Suffolk County\u2019s 43% drop was the metro\u2019s sharpest in Q2, resulting in 143 first-time filings for the market\u2019s slowest quarter in two years.<\/p>\n\n\n\n<p>Consequently, <a href=\"https:\/\/www.propertyshark.com\/mason\/NY\/Nassau-County\/Foreclosures\" target=\"_blank\" rel=\"noreferrer noopener\">Nassau County\u2019s caseload<\/a> increase was insufficient to cancel out Long Island\u2019s overall slowdown. Even so, the 173 cases logged here made <strong>Nassau County the most active foreclosure market<\/strong> in metro New York and marked its most active quarter since late 2023.<\/p>\n\n\n\n<div style=\"height:6px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p><\/p>\n\n\n\n<div style=\"min-height:701px\" id=\"datawrapper-vis-jdCVl\"><script type=\"text\/javascript\" defer src=https:\/\/datawrapper.dwcdn.net\/jdCVl\/embed.js charset=\"utf-8\" data-target=\"#datawrapper-vis-jdCVl\"><\/script><noscript><img src=https:\/\/datawrapper.dwcdn.net\/jdCVl\/full.png alt=\"\" \/><\/noscript><\/div>\n\n\n\n<div style=\"height:15px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p><\/p>\n\n\n\n<p>At the same time, <strong>the metro\u2019s Hudson Valley markets contracted 11% Y-o-Y<\/strong> to total 191 first-time filings in Q2 \u2014 100 fewer than during the same period last year. Much of this was due to the sudden cooldown of <a href=\"https:\/\/www.propertyshark.com\/mason\/NY\/Orange-County\/Foreclosures\" target=\"_blank\" rel=\"noreferrer noopener\">Orange County<\/a>, where first-time foreclosures dropped by more than one-third to 45 new cases in Q2. &nbsp;<\/p>\n\n\n\n<p>Otherwise, <a href=\"https:\/\/www.propertyshark.com\/mason\/NY\/Dutchess-County\/Foreclosures\" target=\"_blank\" rel=\"noreferrer noopener\">Dutchess County<\/a> extended its strong start to the year with a similarly active second quarter. It was joined by Westchester County\u2019s modest 6% uptick as the only other Hudson Valley market in the metro with foreclosures on the rise. As usual, <strong><a href=\"https:\/\/www.propertyshark.com\/mason\/NY\/Westchester-County\/Foreclosures\" target=\"_blank\" rel=\"noreferrer noopener\">Westchester County<\/a> was also the Hudson Valley\u2019s most active foreclosure market<\/strong>. Its 66 cases represented a two-year peak.<\/p>\n\n\n\n<h5 class=\"wp-block-heading toch has-fl-accent-color has-text-color has-link-color wp-elements-9abbf835cd14ce9bf12d61fc1f2f490b\" style=\"font-size:16px;font-style:normal;font-weight:700;text-transform:uppercase\"><span class=\"ez-toc-section\" id=\"New_Jersey_markets\"><\/span>New Jersey markets<span class=\"ez-toc-section-end\"><\/span><\/h5>\n\n\n\n<h3 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"New_Jersey_Foreclosure_Activity_Hits_2-Year_High_With_800_Cases\"><\/span><strong>New Jersey Foreclosure Activity Hits 2-Year High With 800+ Cases<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h3>\n\n\n\n<p>After nine quarters of near-consecutive declines, the metro\u2019s New Jersey markets suddenly heated up again to reach figures not seen since early 2023. As a matter of fact, the 804 cases logged across the metro\u2019s 12 New Jersey counties represented not only a 23% Y-o-Y increase, but also a 34% quarter-over-quarter jump, as well.<\/p>\n\n\n\n<p>Across the state line <strong>in New Jersey, all but two markets saw new foreclosures rise<\/strong>. Even so, <a href=\"https:\/\/www.propertyshark.com\/mason\/NJ\/Passaic-County\/Foreclosures\" target=\"_blank\" rel=\"noreferrer noopener\">Passaic County\u2019s<\/a> 2% decline represented just one less foreclosure than the county claimed during the same period last year, while Union County\u2019s 8% decline translated to five fewer cases. Meanwhile, in the New Jersey markets where cases rose, they overwhelmingly logged double-digit price gains.<\/p>\n\n\n\n<div style=\"height:6px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p><\/p>\n\n\n\n<div style=\"min-height:701px\" id=\"datawrapper-vis-SQH69\"><script type=\"text\/javascript\" defer src=https:\/\/datawrapper.dwcdn.net\/SQH69\/embed.js charset=\"utf-8\" data-target=\"#datawrapper-vis-SQH69\"><\/script><noscript><img src=https:\/\/datawrapper.dwcdn.net\/SQH69\/full.png alt=\"\" \/><\/noscript><\/div>\n\n\n\n<div style=\"height:15px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p><\/p>\n\n\n\n<p>Here, <strong>three markets logged half as many cases year-over-year<\/strong>, led by Somerset County\u2019s 54% Y-o-Y surge \u2014 the sharpest across metro New York. Close behind was <a href=\"https:\/\/www.propertyshark.com\/mason\/NJ\/Morris-County\/Foreclosures\" target=\"_blank\" rel=\"noreferrer noopener\">Morris County<\/a>\u2019s 50% Y-o-Y jump (North Jersey\u2019s sharpest), followed by <a href=\"https:\/\/www.propertyshark.com\/mason\/NJ\/Hudson-County\/Foreclosures\" target=\"_blank\" rel=\"noreferrer noopener\">Hudson County<\/a>\u2019s 49% Y-o-Y hike.<\/p>\n\n\n\n<p>Finally, foreclosure activity picked up significantly in <a href=\"https:\/\/www.propertyshark.com\/mason\/NJ\/Essex-County\/Foreclosures\" target=\"_blank\" rel=\"noreferrer noopener\">Essex County<\/a>, too, which became the metro\u2019s most active New Jersey market with 139 first-time filings. Conversely, Hunterdon County remained the slowest, but foreclosures nevertheless increased 11% Y-o-Y.
