Notably, the city climbed to this new peak even as transactional activity held steady. Specifically, NYC totaled 7,070 sales of single family homes, condos and co-ops between April and June of this year, which was only 48 sales fewer than during the same period last year for a negligible decline of less than 1% Y-o-Y.<\/p>\n\n\n\n<p>Price gains were the rule at the borough level, as well, with Manhattan, Brooklyn and Queens all rising 6% Y-o-Y, while the Bronx increased 14% Y-o-Y. Conversely, at the other end were Queens with a -9% Y-o-Y slowdown in sales and Manhattan\u2019s -1% Y-o-Y downtick.<\/p>\n\n\n\n<p>As such, this slowdown directly affected Queens\u2019 presence in the top 50 as it placed only seven neighborhoods among the city\u2019s most exclusive, compared to 11 in <a href=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/2026\/04\/23\/priciest-nyc-neighborhoods-q1-2026\/\" data-type=\"link\" data-id=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/2026\/04\/23\/priciest-nyc-neighborhoods-q1-2026\/\" target=\"_blank\" rel=\"noreferrer noopener\">the previous quarter<\/a>. Otherwise, Brooklyn and Manhattan placed 23 neighborhoods each.<\/p>\n\n\n\n<p>Overall, the city\u2019s top 50 ranking comprised a total of 53 neighborhoods, the result of a few price ties. As for the top 10 most expensive NYC neighborhoods in Q2 2026, prices were on the rise in five and trended down in four. Even so, all stood north of $1.8 million and all were Manhattan and Brooklyn neighborhoods. Q1\u2019s #5, Malba, was entirely absent from the rankings due to insufficient sales, after closing only two deals in the second quarter.<\/p>\n\n\n\n<p>Overall, <strong>Hudson Yards remained the #1 most expensive NYC neighborhood <\/strong>with a $6.56 million median sale price \u2014 the result of a 10% Y-o-Y increase. This also came after a 38% Y-o-Y reduction in sales \u2014 the third sharpest among the city\u2019s 50 richest neighborhoods.<\/p>\n\n\n\n<p>Partially driving that drop was the drastic slowdown in transactions at <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/165856338\/450-Washington-St-New-York-NY-10013\/\" target=\"_blank\" rel=\"noreferrer noopener\">450 Washington St.<\/a> and <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/38936197\/200-Chambers-St-New-York-NY-10007\/\" target=\"_blank\" rel=\"noreferrer noopener\">200 Chambers St.<\/a> More precisely, the former recorded only one deal in Q2 2026 as opposed to 10 in the same period last year, while only two units sold at 200 Chambers St. as opposed to seven last year.<\/p>\n\n\n\n<p><strong>SoHo remained at #3 <\/strong>with a $3.41 million median sale price, similarly retaining its year-ago position despite prices declining 7% Y-o-Y. In fact, Brooklyn\u2019s most expensive neighborhood nearly set a new record high \u2014 surpassed only by the $2.79 million median sale price that it reached in Q1 2024. This also marked the third consecutive quarter north of $2 million, a premier for the neighborhood.<\/p>\n\n\n\n<p>In this case, Carroll Gardens\u2019 most recent price performance was shaped by multiple factors, including three units at <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/170629463\/238-Degraw-St-Brooklyn-NY-11231\/\">238 Degraw St.<\/a> that sold for between $2.35 million and $4.49 million. Another contributing factor was a change in the mix of properties sold with two co-ops and two houses trading in Q2 2026 versus four co-ops and no houses a year ago. <\/p>\n\n\n\n<p>Plus, the two houses sold in Q2 2026 commanded hefty prices: A <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/127457\/381-Union-St-Brooklyn-NY-11231\/\" target=\"_blank\" rel=\"noreferrer noopener\">3,960-square-foot brownstone<\/a> sold for $7 million while a <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/124922\/181-President-St-Brooklyn-NY-11231\/\" target=\"_blank\" rel=\"noreferrer noopener\">4,478-square-foot brick townhouse <\/a>fetched $7.5 million.<\/p>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"alignleft size-thumbnail\"><img loading=\"lazy\" decoding=\"async\" height=\"150\" width=\"150\" src=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2026\/07\/520-5th-Avenue-Manhattan.jpg?w=150&h=150&crop=1\" alt=\"\" class=\"wp-image-48334\"\/><figcaption class=\"wp-element-caption\"><a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/170084769\/520-5-Ave-New-York-NY-10036\/\" target=\"_blank\" rel=\"noreferrer noopener\">520 5<sup>th<\/sup> Ave.<\/a> via PropertyShark<\/figcaption><\/figure><\/div>\n\n\n<p>Continuing down the list, <strong>Central Midtown rose to #5 <\/strong>with a $2.6 million median sale price in a new record high for the Manhattan neighborhood. Central Midtown surged 82% Y-o-Y for the second-sharpest price increase among NYC\u2019s most expensive neighborhoods and marked only the second time that the neighborhood went north of $2 million. <\/p>\n\n\n\n<p>Sales also rose by one-fifth to total 98 deals between April and June of this year. Central Midtown\u2019s sales and price acceleration was driven by <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/170084769\/520-5-Ave-New-York-NY-10036\/\" target=\"_blank\" rel=\"noreferrer noopener\">520 5<sup>th<\/sup> Ave.<\/a> The new luxury boutique development originated 32 unique sales starting at $3.2 million, including four penthouses that traded for $11 million.<\/p>\n\n\n\n<div style=\"height:6px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p><\/p>\n\n\n\n<div style=\"min-height:497px\" id=\"datawrapper-vis-bgoBL\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/bgoBL\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-bgoBL\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/bgoBL\/full.png\" alt=\"Line chart displaying Central Midtown\u2019s quarterly median sale price starting in Q1 2020.\" \/><\/noscript><\/div>\n\n\n\n<div style=\"height:15px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p><\/p>\n\n\n\n<p>Carroll Gardens\u2019 and Central Midtown\u2019s performances pushed <strong>Hudson Square down to #6 <\/strong>with a $2.4 million median sale price, down a negligible -1% Y-o-Y.\u00a0 At #7, Little Italy\u2019s median sale price was flat year-over-year, resting at $2.56 million. That said, transactions in Little Italy dropped a sharp 64%, although in actual sales that translated to a decrease from last year\u2019s 14 deals to five in Q2 2026.<\/p>\n\n\n\n<p><strong>The Flatiron District also held steady at #8<\/strong>, even if prices here ticked up 11% Y-o-Y to $1,993,000\u2014 just $7,000 short of the $2 million mark.<\/p>\n\n\n\n<p>It was followed by <strong>the Columbia Street Waterfront District at #9<\/strong> with a $1.88 million median sale price, declining 3% Y-o-Y.\u00a0 The neighborhood also logged a seemingly dramatic 58% drop in sales, although, in actual sales, it translated to a decrease from 12 sales in Q2 2025 to just five in Q2 2026.<\/p>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"alignright size-thumbnail\"><img loading=\"lazy\" decoding=\"async\" height=\"150\" width=\"150\" src=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2026\/07\/30-60-Front-Street-Brooklyn.jpg?w=150&h=150&crop=1\" alt=\"\" class=\"wp-image-48340\"\/><figcaption class=\"wp-element-caption\"><a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/165765935\/60-Front-St-Brooklyn-NY-11201\/\" target=\"_blank\" rel=\"noreferrer noopener\">60 Front St.<\/a> via PropertyShark<\/figcaption><\/figure><\/div>\n\n\n<p>Brooklyn closed out the top 10 ranking with <strong>DUMBO as NYC\u2019s #10 most expensive neighborhood<\/strong> at $1.83 million. While DUMBO prices rose modestly, sales increased by nearly half to total 37 deals in Q2 2026, 12 more than during the same period last year. This increase was driven entirely by two addresses with <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/165765935\/60-Front-St-Brooklyn-NY-11201\/\" target=\"_blank\" rel=\"noreferrer noopener\">60 Front St.<\/a> and <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/38938199\/70-Washington-St-Brooklyn-NY-11201\/\" target=\"_blank\" rel=\"noreferrer noopener\">70 Washington St.<\/a> closing six sales each.<\/p>\n\n\n\n<h5 class=\"wp-block-heading\" id=\"h-most-expensive-brooklyn-neighborhoods\"><span class=\"ez-toc-section\" id=\"Most_Expensive_Brooklyn_Neighborhoods\"><\/span>Most Expensive Brooklyn Neighborhoods<span class=\"ez-toc-section-end\"><\/span><\/h5>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-medians-up-by-at-least-50-in-3-of-brooklyn-s-most-exclusive-neighborhoods\"><span class=\"ez-toc-section\" id=\"Medians_Up_by_at_Least_50_in_3_of_Brooklyns_Most_Exclusive_Neighborhoods\"><\/span>Medians Up by at Least 50% in 3 of Brooklyn\u2019s Most Exclusive Neighborhoods<span class=\"ez-toc-section-end\"><\/span><\/h3>\n\n\n\n<p>Brooklyn ranked three neighborhoods among the city\u2019s top 10 priciest, with Carroll Gardens, the Columbia Street Waterfront District and DUMBO the borough\u2019s most expensive. Carroll Gardens especially stood out with a 100% Y-o-Y price increase that doubled it up to $2.68M. Notably, that price point was also the neighborhood\u2019s second highest ever and also marked the third consecutive quarter that Carroll Gardens surpassed $2 million.<\/p>\n\n\n\n<div style=\"height:6px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p><\/p>\n\n\n\n<div class=\"flourish-embed flourish-chart\" data-src=\"visualisation\/29748453\"><script src=\"https:\/\/public.flourish.studio\/resources\/embed.js\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/public.flourish.studio\/visualisation\/29748453\/thumbnail\" width=\"100%\" alt=\"chart visualization\" \/><\/noscript><\/div>\n\n\n\n<div style=\"height:15px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p><\/p>\n\n\n\n<p>Among Brooklyn\u2019s other pricey neighborhoods that came close to the top 10 but didn\u2019t quite make it was <strong>Park Slope, grabbing #12<\/strong> with a $1.76 million median sale price after rising 25% Y-o-Y. Park Slope\u2019s increase was driven by the larger footprint of properties sold \u2014 1,454 square feet on average, 20% larger than during the same period last year.<\/p>\n\n\n\n<p>Next, F<strong>ort Greene was NYC\u2019s #13 most expensive<\/strong> neighborhood at $1.72 million, up nearly $700,000 Y-o-Y.\u00a0 That translated to a 67% Y-o-Y surge for the third-sharpest price increase among the city\u2019s richest neighborhoods.<\/p>\n\n\n\n<p>Similarly to Park Slope, Fort Greene\u2019s price jump was also fueled by the larger footprint of properties sold \u2014 1,408 square feet in Q2 2026, which was 35% larger than in 2025. The share of co-ops was also smaller this year, accounting for one-fifth of sales, as opposed to one-third a year ago.\u00a0<\/p>\n\n\n\n<p>Then,<strong> Cobble Hill took #14 at $1.7 million<\/strong>, followed by <strong>Greenpoint\u2019s $1.61 million median sale price at #16 <\/strong>after rising 25% Y-o-Y. Greenpoint\u2019s price increase was heavily influenced by sales drying up at <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/38932101\/65-Eckford-St-Brooklyn-NY-11222\/\" target=\"_blank\" rel=\"noreferrer noopener\">65 Eckford St.<\/a>: Q2 2025 saw 18 units sell but none in Q2 2026.  This also more than halved the neighborhood\u2019s sales activity, which was temporarily lifted last year by the same development. With fewer transactions in the neighborhood, the handful of over-$2 million sales recorded here had more power in Q2 2026 to lift Greenpoint\u2019s median sale price. <\/p>\n\n\n\n<div style=\"height:6px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p><\/p>\n\n\n\n<div style=\"position: relative; width: 100%; height: 0px; padding: 57.54% 0px 0px; overflow: hidden; will-change: transform;\"><iframe loading=\"lazy\" src=\"https:\/\/e.infogram.com\/bbfc1b81-4c59-460e-805e-101016ec096a?src=embed&embed_type=responsive_iframe\" title=\"Q2 2026 Top 5 changes MSP\" allowfullscreen=\"\" allow=\"fullscreen\" style=\"position: absolute; width: 100%; height: 100%; top: 0px; left: 0px; border-width: medium; border-style: none; border-color: currentcolor; border-image: none; padding: 0px; margin: 0px;\"><\/iframe><\/div>\n\n\n<div style=\"height:6px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p><\/p>\n\n\n\n<p>At the opposite end of the pricing spectrum stood the $1.05 million <strong>Manhattan Beach, down 29% Y-o-Y <\/strong>for the sharpest price drop among the city\u2019s leading neighborhoods. Its $427,000 Y-o-Y price cut was the result of fewer houses changing hands.<\/p>\n\n\n\n<p>Furthermore, the houses that sold did so at lower price points than during the same period last year. This came after a 32% Y-o-Y price increase, partly fueled by a slight increase in the average size of units sold, which rose from the year-ago 798 square feet to 894 square feet now.<\/p>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"alignleft size-thumbnail\"><img loading=\"lazy\" decoding=\"async\" height=\"150\" width=\"150\" src=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/wp-content\/uploads\/sites\/98\/2026\/07\/the-Enzo-Queens.jpg?w=150&h=150&crop=1\" alt=\"\" class=\"wp-image-48359\"\/><figcaption class=\"wp-element-caption\">The Enzo at 11 44th Drive, Queens<\/figcaption><\/figure><\/div>\n\n\n<p>Plus, fewer sales closed at <a href=\"https:\/\/www.propertyshark.com\/mason\/Property\/169559987\/11-52-44-Druve-Long-Island-City-NY-11101\/\" target=\"_blank\" rel=\"noreferrer noopener\">the Enzo<\/a> with the 10 sales closed in Q2 2025 having artificially brought down the neighborhood\u2019s overall median. But it wasn\u2019t just the Enzo sales declining \u2014 transactional activity slowed 32% across Hunters Point, dropping to 43 sales from last year\u2019s 63. As a result, Hunters Point had both one of the sharpest price increases and one of the sharpest reductions in sales among NYC\u2019s leading neighborhoods.<\/p>\n\n\n\n<p><strong>At #48, Jamaica Estates<\/strong> followed a similar pattern, albeit even more dramatic: The neighborhood\u2019s median sale price rose 69% Y-o-Y to tie with Brooklyn\u2019s Madison for the third-sharpest price increase among NYC\u2019s most expensive neighborhoods.<\/p>\n\n\n\n<p>Meanwhile, Jamaica Estates sales were also halved with both metrics affected by fewer, but pricier houses changing hands. To be precise, eight houses sold in Q2 2026 with seven priced at more than $1 million and the eighth just $50,000 shy of $1 million. By comparison, 15 houses sold during the same period last year, but only five traded north of $1 million.<\/p>\n\n\n\n<div style=\"height:6px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p><\/p>\n\n\n\n<div style=\"position: relative; width: 100%; height: 0px; padding: 55.93% 0px 0px; overflow: hidden; will-change: transform;\"><iframe loading=\"lazy\" src=\"https:\/\/e.infogram.com\/9c923d21-6a27-40ad-bc42-e0d309ed484f?src=embed&embed_type=responsive_iframe\" title=\"Q2 2026 Sales-Changes\" allowfullscreen=\"\" allow=\"fullscreen\" style=\"position: absolute; width: 100%; height: 100%; top: 0px; left: 0px; border-width: medium; border-style: none; border-color: currentcolor; border-image: none; padding: 0px; margin: 0px;\"><\/iframe><\/div>\n\n\n\n<div style=\"height:15px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p><\/p>\n\n\n\n<p>Conversely, Rockwood Park saw sales surge 240% Y-o-Y \u2014 the sharpest among NYC\u2019s top neighborhoods. Importantly, though, in actual transactions, that represented an increase from the year-ago five sales to 17 in Q2 2026. With that, <strong>Rockwood Park grabbed #49 <\/strong>with a $929,000 median sale price, the result of an 8% increase.<\/p>\n\n\n\n<p>At <strong>#39 Queensboro Hill <\/strong>also stood out, but with a similar caveat: Sales here rose 50% Y-o-Y, but represented an increase from eight sales last year to 12 in Q2 2026.
