Yards<\/strong>\u00a0<strong>remained\u00a0the\u00a0#1\u00a0priciest\u00a0NYC\u00a0neighborhood<\/strong>\u00a0for the seventh consecutive year.\u00a0Here, the median sale price\u00a0dropped\u00a022% Y-o-Y\u00a0in\u00a0one of the sharpest declines among the 50 priciest neighborhoods.\u00a0Meanwhile, sales in Hudson Yards\u00a0increased 83% Y-o-Y, although that translated to\u00a0a limited\u00a020\u00a0additional\u00a0sales.\u00a0All of these sales\u00a0took place at 35 Hudson\u00a0Yards\u00a0and 15 Hudson Yards.\u00a0<\/p>\n\n\n\n<p>After\u00a0sliding\u00a0one position last year,<strong>\u00a0SoHo<\/strong>\u00a0reclaimed #2\u00a0and closed\u00a02025 with\u00a0a median sale price of $3.73 million\u00a0\u2014\u00a0the result of\u00a020% Y-o-Y\u00a0appreciation.\u00a0This increase was influenced by the higher price of co-ops sold here in 2025.\u00a0Sales in the neighborhood\u00a0increased\u00a0by 24%, which\u00a0pushed\u00a0the total number of transactions to 130.\u00a0<\/p>\n\n\n\n<p><strong>TriBeCa<\/strong>\u00a0landed\u00a0at\u00a0#3 in 2025 after a 12% Y-o-Y growth that pushed the median sale price to $3.7 million.\u00a0Compared to the previous year, the neighborhood had\u00a062\u00a0more\u00a0condo\u00a0sales,\u00a0and this property type\u00a0also\u00a0had\u00a0a higher median sale price\u00a0($4 million in 2025 versus $3.6 million the year before).\u00a0The\u00a0total number of sales\u00a0in the neighborhood\u00a0equated\u00a0to\u00a0329 transactions\u00a0after\u00a019%\u00a0Y-o-Y\u00a0growth.\u00a0<\/p>\n\n\n\n<p>At #4,\u00a0<strong>NoHo<\/strong>\u00a0reached a median sale price of $3.31\u00a0million, fueled by 12%\u00a0Y-o-Y\u00a0growth.\u00a0Here, a total of 38 sales took place in 2024\u00a0\u2014\u00a0an increase that contributed to the growth in\u00a0its\u00a0median sale price.\u00a0<\/p>\n\n\n\n<p><strong>Hudson Square<\/strong>\u00a0landed at #7 among the top priciest NYC neighborhoods\u00a0with a $2.65 median sale price after a\u00a026% Y-o-Y rise, driven by an increase in sales\u00a0above\u00a0$2\u00a0million.\u00a0The number of sales\u00a0in the area grew,\u00a0as well, reaching\u00a079 transactions in 2025,\u00a0including\u00a060\u00a0that\u00a0were\u00a0condos.\u00a0\u00a0<\/p>\n\n\n\n<p>At #8,\u00a0<strong>Carnegie Hill<\/strong>\u00a0saw a minor,\u00a03% Y-o-Y decrease in median\u00a0sale\u00a0price\u00a0to\u00a0rest at $1.94\u00a0million.\u00a0At the same time, sales in the neighborhood grew by 23% to reach 620 transactions.\u00a0Co-ops represented\u00a0the majority of\u00a0sales here\u00a0with\u00a0468\u00a0transactions,\u00a0while\u00a015 single family homes\u00a0also\u00a0changed\u00a0hands\u00a0in 2025.\u00a0\u00a0<\/p>\n\n\n\n<p>As Manhattan\u2019s\u00a0final spot in the top 10 priciest neighborhoods,\u00a0<strong>NoMad<\/strong>\u00a0ranked #9 with a median sale price of $1.89 million\u00a0after\u00a0being\u00a0one of three\u00a0neighborhoods\u00a0in the top 10 to register\u00a0a\u00a0year-over-year\u00a0decrease\u00a0(-3%).\u00a0Overall, sales in the area\u00a0also slowed in 2025,\u00a0dropping 25%\u00a0to 160 transactions.\u00a0<\/p>\n\n\n\n<p>Rounding out the top 10 most expensive NYC neighborhoods\u00a0of 2025\u00a0is Brooklyn\u2019s\u00a0<strong>Cobble Hill<\/strong>. This jump was driven by a higher share of\u00a0condo\u00a0sales, which accounted for 88% of transactions\u00a0(up from 76% a year earlier).\u00a0Moreover, the\u00a0condos\u00a0sold here in 2025 had, on average, a larger footprint than the ones sold in 2024.\u00a0<\/p>\n\n\n\n<p><strong>Manhattan\u00a0Beach<\/strong>\u00a0(#33) and<strong>\u00a0Mill\u00a0Basin<\/strong>\u00a0(#34) recorded the next-sharpest price increases\u00a0by\u00a0rising 35% and 33% Y-o-Y, respectively.\u00a0In Manhattan Beach, a larger share of\u00a0single family\u00a0home sales drove price\u00a0growth,\u00a0whereas,\u00a0in Mill Basin, the average square footage of\u00a0the houses\u00a0sold was higher in 2025 than\u00a0it was\u00a0a year prior.\u00a0<\/p>\n\n\n\n<p>The sharpest price decrease\u00a0among the city\u2019s 50 most expensive neighborhoods was also recorded in Brooklyn,\u00a0with\u00a0<strong>Red\u00a0Hook<\/strong>\u2019s\u00a0(#29)\u00a0median sale price down 34%\u00a0Y-o-Y\u00a0to $1.31\u00a0million.\u00a0This neighborhood\u2019s price drop was influenced by the smaller average footprint of\u00a0the\u00a0homes sold here,\u00a0which went\u00a0from 2,015\u00a0square\u00a0feet in 2024 to\u00a01,612\u00a0square\u00a0feet\u00a0in\u00a02025.\u00a0<\/p>\n\n\n\n<p>Neighboring\u00a0<strong>Carroll Gardens<\/strong>\u00a0(#15)\u00a0also had one of the sharpest price drops among the city\u2019s\u00a050 most expensive neighborhoods, contracting 23% Y-o-Y.
