Property Tax

The Colorado Constitution and the Colorado Revised Statutes are the legal foundation upon which all valuations for assessments are determined. The County Assessor is the official who is responsible for the discovery, listing, classification, and valuation of all taxable property within each county, except public utility property which is the responsibility of the Division of Property Taxation.

Market Value

Market value has been defined by The Supreme Court as the sale price of real estate as agreed upon between a willing buyer and willing seller, with neither being under duress to buy or sell. As per Arapahoe County law, property is valued every odd numbered year.

Land value $65,000
Building value $104,200
Market value = $169,200

Appraised Value

This value is usually equal the market value, but sometimes can differ due to the existence of productivity values (crops, livestock, timber and other specific factors).

Appraised value = $169,200

Assessed Value

A property's assessment value is a percentage of its appraised value, 7.96% for residential property and 29% for non-residential properties. Each odd numbered year the residential assessment percentage is subject to change by the Colorado Legislature, as prescribed by the Gallagher Amendment. The change in percentage maintains the present balance of the tax burden between residential and all other taxpayers.

Assessed value = $13,460

Exemptions and Taxable Value

Arapahoe County provides taxpayers with various exemptions which may lower the property's tax bill. These are deducted from the assessed value to give the property's taxable value.

Currently, there are no exemptions that apply to this property. Therefore, taxable value will be equal to assessed value.

Property Tax

Property tax is calculated by multiplying the property's taxable value by all the tax rates applicable to it.
Current tax represents the amount the present owner pays including exemptions.
Base tax represents what an owner NOT benefiting from any exemptions would pay.
Actual taxes might differ from the figures displayed here due to various abatement and financial assistance programs or to non ad-valorem taxes levied as special taxes.
