Property Tax

Property tax in North Carolina is a locally assessed tax, collected by the counties. The state Department of Revenue is responsible for listing, appraising and assessing all real estate estate within the counties. North Carolina legislation requires each county to reappraise real property (land, buildings and other improvements) at least once every eight years. However, it also allows them to revalue more frequently at their discretion.

Market Value

The Guilford County Appraiser establishes the true market value for all taxable real property within the county. Appraised value, or market value, is defined as the price estimated in terms of money at which the property would change hands between a willing and financially able buyer and a willing seller, neither being under compulsion to buy or sell.

Land value $163,700
Building value + $285,300
Total market value = $449,000

Assessed Value

The Real Estate Assessment Office appraises and assesses all real estate in Guilford County. North Carolina General Statutes require that real estate be assessed at 100% of its market value as of January 1 of each reappraisal year.

Total assessed value = $449,000

Exemptions / Exclusions and Taxable Value

North Carolina provides taxpayers with several types of exemptions or exclusions which may lower the property's tax bill, to assist elderly and disabled persons and veterans. These are deducted from the assessed value to give the property's taxable value.

Our information indicates that this property does not currently benefit from any exemptions, therefore the taxable value is equal to the assessed value.

Total assessed value $449,000
Taxable value = $449,000

Property Tax

Property tax is calculated by multiplying the taxable value with the corresponding tax rates.
Current tax represents the amount the present owner pays including exemptions.
Base tax is an estimate of what an owner NOT benefiting from tax deductions would pay. Nevertheless, actual taxes might differ from the figures displayed here due to various abatement and financial assistance programs.

Tax description Taxable Value Tax Rate Tax Amount

Current tax $449,000 x 1.2924% = $5,802.88

Base tax $449,000 x 1.2924% = $5,802.88
