Articles IX and X of the Alaska Constitution and Title 29 of the Alaska Statutes establish the legal framework for municipal taxation in Alaska. With certain limitations, all cities, boroughs and unified municipalities in the State of Alaska may choose to levy a property tax.
Market value in Alaska is expressed as full and true value. The full and true value is the estimated price that property would bring in an open market and under the then prevailing market conditions in a sale between a willing seller and a willing buyer both conversant with the property and with prevailing general price levels.
Assessment is the basis upon which taxing authorities tax a property. In the Municipality of Anchorage a property's assessed value is calculated as 100% of its market value.
Taxable value represents the assessed value less any tax exemptions that apply. Several exemptions are available in the Municipality of Anchorage that may lower the property's tax bill.
We have no information about whether any exemptions currently apply to this property. Therefore, the taxable value will be equal to the assessed value.
Property tax is calculated by multiplying the property's taxable value by the applicable millage rates and is an estimate of what an owner not benefiting from any exemptions would pay. The rates are expressed as millages (i.e the actual rates multiplied by 1000).
Actual taxes might differ from the figures displayed here due to various abatement and financial assistance programs.
